Bastide Cupramontana (Italy)

In one of the most beautiful areas of the Marche Region, amongst the protected area of the Colli Esini that surrounds the medieval village of Cupramontana, there sits a unique property of a former farmhouse and annex that have been completely rebuilt and renovated. These two buildings are joined by a courtyard and the land also includes ruins of another farmhouse. The house with its annex focus the viewer’s attention on all the architectural details and arrangements that complete the property. Unique contemporary architecture was born from the successful collaboration between the excellent taste and aesthetic sense of the owners and the high professional expertise of local architect Silvia Brocchini. The residential buildings take on the appearance of a small village resulting from the meticulous renovation that transformed the volumes, once the ruins of a rural building, into a prestigious home that won the “InArchitettura 2020” award for Best Renovation in the Marche. Set like a gem within the beautiful, natural environment, the dwellings adapt perfectly to the terrain, integrating into the surrounding landscape and following the natural course of the gentle slopes. Arriving at the property, a parking area excludes the view of cars and introduces via stairs and small terraced areas expertly planted with local aromatic plants and centuries-old olive trees. The simple garden beautifully recalls the monastic design of the Hortus Conclusus with the perimeter walls replaced by infinite views towards the horizons. Avoiding any limitation, the eye takes great pleasure in the spectacular panorama of the Colli Esini that surrounds the property. The dwellings stand on their own land of just over one hectare. Apart from the garden, the rest of the land is left to agricultural cultivation, typical of the area with a splendid olive grove, some fruit trees and arable land. All around the views sweep over the villages perched on ridges and a succession of agricultural plots with vineyards, resulting in an infinite patchwork of shapes and colors stretching as far as the visible Adriatic Sea. The demolition and reconstruction of the house and its annex were carried out by local artisans between 2016 and 2018. The architect and the owners wanted, as far as possible, to maintain the harmony of the original building by reusing the materials. The patina of antiquity is not lost despite the use of most modern materials and technologies. The renovation was done in accordance with the laws on urban planning with the most current construction techniques aimed at promoting anti-seismic resistance. The exterior and interior appear clean, elegant, and sober, all denoting a rare yet sophisticated simplicity of living. The result is nothing short of exciting. Both buildings are developed on two floors with split levels. The main residence occupies an area of 142 square meters, net (200 gross sqm), distributed inside as follows: entrance hallway that via a small flight of stairs leads to the kitchen, dining room and adjoining living room, these same rooms can also be reached directly from the garden through sliding French windows. From the living room the large window leads to the solarium patio below; on this same floor is a guest bathroom and technical rooms with laundry. Below the solarium terrace there is a comfortable storage room and garden tool shed. From the entrance / hallway, the internal staircase leads to the upper floor where there is ample space for the master area consisting of a bedroom with a small private study, a walk in and out wardrobe and a bathroom with tub and separate shower area. On this floor but at a slightly higher staggered level, always following the course of the ground, reachable both from the same internal staircase and directly from the outside, therefore potentially autonomous, is a large studio apartment that can accommodate a second bedroom with a predisposed chimney for fireplace and an inserted washbasin. In the nearby second building, rebuilt on two floors, occupies a net area of approx. 32,5 square meters, net (45 sqm. gross), a beautiful studio is situated on the first floor and has been created with a magnificent view and entrance from the garden. On the lower floor is a bedroom with shower and a separate lavatory. This floor gives guests privacy from the main building. Adjacent is an outdoor shower and a small area with fixed table and bench made of stone, ancient terracotta, and exposed polished concrete. The interiors of the buildings consist of clean lines, resulting in a bright and ethereal living environment. The white color, the powder-colored resin floors, the natural sandstone, and the use of oak, create a natural atmosphere that unifies the various levels. Particular attention was given to the design of the openings of different sizes that offer emotional views to the outside as a succession of landscape works of art. In the kitchen, a small original splayed window frames the 12th century abbey of Beato Angelo. Even the roof assumes a leading role in this design and construction: inside the structure that fulfills the dual structural and aesthetic purpose made with lamellar beams, trusses, and ancient terracotta tiles. The external original tiles, act as gutters, conveying the rainwater to a sophisticated and ingenious way that is invisible from the outside. Much of the furniture was custom built so that the interiors were homogenous in colors and materials and that the spaces were exploited to the maximum with walls and small storage compartments. The travertine slab stands out above all, a single slab creating the kitchen island. Even the design of the garden has not been left to chance. It has been wisely designed by creating green spaces alternating with the convivial and relaxation areas whose position opens to different exposures and orientations at different times of day and night. Between the buildings a small square has been created where a table with concrete benches hint to the modernity of the work. All the works were made by local artisans. The house and its annex are equipped with all essential and basic services such as connection to the water and electricity service. Underfloor heating installed with a gas-fired radiant system. The property is also connected with WiFi and features built-in sound system and a hidden large projection screen for home cinema. A short distance from the house and as part of the property, there is the ruin of another rural building which could be rebuilt to accommodate additional living space if desired. It would also be possible to build a swimming pool. The property is only 5 minutes from the center of Cupramontana in the Province of Ancona. Easily reached is the main route SS76 Rome-Ancona which leads to the nearby Ancona – Falconara airport in 30 minutes and then to the Adriatic Sea. Bastide Serra San Quirico (Italy)

This charming property is a country house, perfect as a permanent residency or as a holiday home, that you may also use partially or totally for accommodation purposes, thus getting an income. This amazing property is composed of 2.37 hectares of agricultural land, with a big main building, and several annexes useful for cultivation purposes. All set in a quiet and unspoilt setting, with superb views of the Marche rolling hills and Monte San Vicino. The Main Building The main building is an original marchigiano farmhouse completely restored with a rustic but elegant taste. The farmhouse is characterized by the typical Marche architecture with exposed beams and original terracotta tiles. It is currently managed as an agriturismo with good profits. The total area of the main farmhouse is about 400 square meters on two levels: Ground Floor: On the ground floor you find the reception room, the restaurant with fireplace, and the large professionally equipped kitchen: although a farm stay has no legal obligation to provide meals, in the tourists’ collective imagination, this kind of accommodation is the place where you can sleep, but also taste delicious dishes of the local tradition, made with organic farming products. This agriturismo is all of this, it’s true and pure and has excellent reviews. Also, on the ground floor there are 2 guest bathrooms for the restaurant, a double bedroom and a single bedroom, which share a private bathroom. Attached to the main building there’s a wing, accessible both from the kitchen and the garden, where there’s the staff bathroom, a spacious storage, a technical room and a bread oven. For those who wish to use the property as private home, you just need to change the professional kitchen with a more “homely” one, and there you are: the ground floor is a lovely, spacious living area. First Floor: The first floor is accessible via a typical central staircase and that’s where the accommodation area is arranged. Here you can find 4 very spacious double bedrooms, all with en-suite bathroom. The landing is occupied by a cozy sitting room with monumental, original fireplace, where guests can sit and socialize. All rooms are bright and from all of them you can enjoy a unique view: some overlook the ancient bell tower of the Renaissance church of San Paterniano, others enjoy a view over the valley and the “calanchi”, the typical ground erosions. Both the restaurant room on the ground floor and the sitting room upstairs feature an underfloor heating, while all bedrooms have air conditioning, thus to provide maximum comforts to guests, both in the summer and in winter. The atmosphere that is perceived in the farmhouse is warm, welcoming and authentic: everything a tourist could wish for from a real Italian farm-stay. The Annexes The property enjoys a few annexes, which are all very useful for agricultural purposes: The former chicken coop measures about 24 sq.m. and is a convenient shelter for tools. Alternatively, it could be refurbished and transformed into a pool clubhouse. The small house measures about 60 sq.m. and consists of 2 rooms. This small building could be transformed into a hobby room, SPA or a two-room apartment, to be used as a pied-à-terre for the owner. The barn is about 85 sq.m. and can have a dual function: a place for storing fodder, or the owner’s permanent residence. In fact, the barn can be renovated, enlarged and used as a home for the farmer. The Land The property is surrounded by 2.37 hectares of agricultural land, in addition to a garden set on 2 levels: the first level is a spacious flat terrace with trees, arranged with tables to dine out and relax under the shade. The lower level is now occupied by the brand new 12x4m swimming pool and black liner, which perfectly blends with the surrounding nature. The agricultural land is currently cultivated with lavender from which amazing essences are extracted for the fragrance of the laundry, as well as oils to be used as room fragrances. Some of these essences are also sold. There are also olive and fruit trees such as figs, cherries, persimmons, peaches etc. The Location The property is accessed via a well-maintained white road, which connects Apiro to Domo a fortified castle with a lovely central square and a beautiful church dating back to 1473 with a Renaissance portal and a wood triptych, as well as various frescoes. Domo is the place of silence, where you can admire the rolling hills of the Marche in peace. All services, on the other hand, can be found both in Apiro, Cupramontana and Serra San Quirico, all equidistant (about 8-10km). The position of the farmhouse is dominant, with a mind-blowing view of the valley and the surrounding hills. A magical and enchanting place for true lovers of nature in its essence. EPC Rating: D Energy Performance Index (IPE): 318,93 kwh/sq.m.*year Why Buy It This lovely farmhouse is the perfect residency, whether you want to spend here only some weeks a year or you want to make it your permanent home. It is also an ideal property for those who want to start a small business that allows to find true contact with nature and people. Yes, because once you enter here, you can’t help but feel at home, like a family member. The farm is already well underway and enjoys excellent reviews, with a score of 9.6 on one of the most famous booking portals. The investment, therefore, is safe and will give immediate returns. This is the ideal location for tourists looking for authenticity, possibility to go hiking, biking and take visits to the myriad of medieval villages scattered on the hills of the Marche. Bastide Senigallia (Italy)

This typical marchigiano farmhouse has been beautifully restored by its owners and now provides a superb family villa. Located in the quiet countryside of Le Marche, it enjoys superb views and plenty of privacy, with all services close by. The owners have ensured that the house provides excellent living spaces and the outdoor areas are comfortable: an ideal place to relax and precious time in the open air. The House The house was completely rebuilt from scratch, thus ensuring the quality and comfort of a new building inside a traditionally-looking shell. Measuring about 290 sq.m., inclusive of a 30 sq.m. panoramic pergola, the house develops on 2 floors, divided as follows: Ground Floor: As you step into from the front door, you get amazed by the double height ceiling, that gives a feeling of grandeur and fineness. The design of the house is open plan on the ground floor. To the right of the entrance hall, there is a dining area, connected to a fully-equipped kitchen with modern appliances and electric hob. The layout is open-plan with a sitting area and direct exit out to the outstanding pergola, where you can enjoy al-fresco dinners with your family and friends. Plenty of light gets into these rooms, thanks to the French windows, which connect directly to the garden and pool area. To the other side of the entrance hall, there is a guest bathroom and 4 additional rooms: one is the technical room, another one is used as a wardrobe and the last 2 are 2 useful storages. First Floor: A grand, modern staircase leads you up to the first floor, where the sleeping area is arranged with a beautiful master bedroom with breathtaking views over the rolling hills of region Marche. It enjoys a sizable private bathroom with both shower and bathtub. The floor features 3 additional double bedrooms and a bathroom with shower. A 3rd bathroom for this floor may be created. All bedrooms enjoy lovely views over the countryside. The first floor is accessible both via internal staircase and also via an external staircase, as it used to be in old farmhouses. This property was completely rebuilt to a very high standard and according to the latest anti-seismic criteria. The roof is insulated, the floor is ventilated – thus avoiding damp problems – double-glazed widows and mosquito nets on all windows. The underfloor heating makes living in this house extremely comfortable. The house is basically self-sustainable thanks to the 5,5 kW photovoltaic system which powers the heating and kitchen hob, while the solar panels give hot water. The current owners – who took care of the restoration – made the choice to retaining the old, traditional shape of marchigiano farmhouses, while opting for a modern and minimalistic style for the interiors, to create a nice contrast between tradition and modernity. The Annex Close to the house there’s an outbuilding (about 30 sq.m.), partly arranged as a carport, partly as a summer kitchen by the pool and partly as a room with private bathroom, that you may arrange as a playroom/hobby room, a studio or you may add a bed. The summer kitchen is the perfect spot to prepare a quick meal or grill some meat and serve it by the pool, with no need to enter into the main home. The Garden The property is surrounded by a 3.300 sq.m. garden, with outstanding panoramic views over the multicoloured rolling hills of region Marche. It’s been recently planted with 45 olive trees, which will soon produce an excellent organic olive oil, thanks to the position of the property, which is reached by the sea breeze. The swimming pool measures 9 x 4m and it’s positioned south-east, so basically it’s always in the sun. The tiled terrace all around, lets you place sunbeds to get a perfect tan. The Location The position of this beautiful farmhouse in Marche is extremely convenient: as a matter of facts in 5 minutes by car you can reach many medieval villages, including Morro D’Alba, Ostra and Belvedere Ostrense, where you can go for your daily shopping and for a meal out in a typical osteria. Senigallia and its sandy beaches are just 15 min away. In Senigallia there’s always something going on: in the summer many outdoor events take place, including concerts and festivals. In winter you can go for an art exhibition or attend a show at Teatro Fenice. Senigallia is also well known for hosting two Michelin-starred restaurants. The location of the house is unsurpassed: surrounded by pristine nature, very quiet and private, it’s not isolated and will let you access all services in just minutes. EPC Rating: B Energy Performance Index (IPE): 43,48 kwh/sq.m.*year Why Buy It If you are looking for a house in Italy where you can live immediately, this is the house for you: perfectly renovated and in compliance with all town and building regulations, this property will allow you to make a quick and stress-free move. It is the ideal home to raise your children, thanks to the proximity to schools, playgrounds, sports facilities and services in general. The community is lively and active, so you can be sure your kids will grow up in a natural environment, without giving up social life. If used as a second home for the holidays, it also has great potential as a holiday villa (to be rented out when not used by the family), thanks to its facilities and position close to the coast. Bastide Aix-en-Provence (13)

A parenthesis in Provence Enjoy a pleasant and authentic setting a few minutes from Aix-en-Provence (8km NORTH) La Bastide, built in the 17th century, offers a peaceful setting in a privileged location. History of this bastide At the beginning of the 17th century, a Lawyer in the Parliament of Aix, had one of the first bastides built on the plateau of PUYRICARD, thus initiating the phenomenon of bastides, real 'second homes' of the time. In 1696 the map of the terroir of Aix en Provence counted only twenty bastides, whereas there were more than a hundred in 1820. Fleeing the sweltering heat of the city of Aix en Provence, where he owned a mansion, located Place de Ganay, he built, around 1610, a bastide in the heart of the Trévaresse forest and at the confluence of two valleys, an idyllic place if ever there was one. Subsequently in 1664, the estate was placed under the direct major lordship of the Archbishop of Aix and erected as a rear fief by Monsignor Jérôme de Grimaldi. From 1840 the estate changed owners several times and fell into disrepair until it was bought by its current owner. With more than 620m2, a forest of one hectare, a swimming pool and a swimming pool, enjoy the place in peace. A rare testimony to 17th century bastide architecture, the bastide is anchored in the hill from which it originated, the excavation of the hill having served as a quarry. Massive, but elegant, it satisfies the canons of Provençal architecture, closed to the North to protect itself from the Mistral, open to the South by high and narrow windows to benefit from the sunshine, and protected from excessive heat by trees of shading. The facade and the main volumes have been preserved, as well as the heritage elements still present, such as the fireplace in the living room, the old cement tile floors, the vaulted ceilings of the old chapel (currently bedroom 5) and the library (meeting room). The main stairwell, located in a corner of the building, typical layout of the 17th century, with its two niches and its imposing statue has also been restored to its original state. A body of building comprising a vaulted room on the ground floor, the living quarters of the farmer, and storage upstairs, was added over the centuries, thus constituting the farm, a corollary essential for bastidaire life, resolutely autarkic. A vegetal domain The domain develops on a green hectare, organized in terraces lined with terraces of dry stone, the center of which is the bastide. Each has its own function, like the rooms in a house. Below, the centuries-old basin that was the property's water reserve has been transformed into a swimming pool and opens onto a space of tranquility planted with olive trees and cypresses. A living hedge separates the vegetable garden from the pleasure garden. A little higher up, the main garden welcomes visitors with its imposing 17th century portal, and offers terraces shaded by a bicentennial lime and chestnut tree. The large circular steps give access to the bastide. A few steps higher, after crossing a corridor of boxwood, a majestic cedar of Lebanon has developed its foliage like a protective canopy for almost two centuries. A few more steps, and a dovecote, witness to the attachment of the Provencals to doves and other “bartavelles”, dear to Pagnol, dominates a circle of greenery in which the large swimming pool is inserted. Higher still, the Trévaresse forest regains its rights and stretches as far as the eye can see. La Bastide has 3 bedrooms, 3 suites and 4 apartments, all equipped and air-conditioned. A family home or a professional project offering an art of living and very good profitability. Bastide Colmurano (Italy)

In a magnificent panoramic position with open and unspoilt views over the countryside of Marche, you can find an old stone farmhouse fully restored with swimming pool, annex, garden and panoramic terrace. This late 17th Century stone farmhouse has been thoroughly and thoughtfully restored both inside and outside. Access is easy and comfortable, the house and garden are very cosy and designed to completely enjoy the views. The House The house is spread over three floors with small characteristic internal differences in height, for a total area of 225 sq.m. Ground Floor: On the ground floor, entrance is directly into the living areas, composed of a double sitting room, dining room, kitchen with pantry – and a guest bathroom. On this same floor, with external and also internal access, there’s a large room, that may be used as a ground floor bedroom. First Floor: accessible via an internal and also from an external staircase, you land onto a hallway / sitting room connected to the large and fully equipped kitchen with fireplace. This floor enjoys a lovely master bedroom with en-suite bathroom; on the opposite wing, there are two more large double bedrooms, which share a large bathroom with free-standing bathtub. Thanks to the stones and wooden beams, as well as to the selection of furniture, all bedrooms have a romantic and warm aura. Second Floor: Stepping up you land onto a hallway and, to the opposite sides, there are 2 small and characteristic bedrooms. The farmhouse was presumably built in the 17th century, restored during the 1990s and always maintained and upgraded over the last decade. All the recovered ancient materials used throughout the house, as stones, bricks, terracotta tiles and wooden beams, give character and a cosy, welcoming atmosphere to the property. The house is connected to electricity; water supply is through a well; drainage is via an Imhoff tank. Heating goes with LPG gas and Pellet stove. Wi-fi network connected. The Annex The property goes with an underground building of about 76 sq.m., which is extremely useful both as a garage and as a storage for gardening tools and for the pool equipment. The best part is that its top is flat, thus creating an amazing terrace close to the pool with breathtaking views over the Marche rolling hills. The Garden The house is surrounded by a 3,240 sq.m. mature garden and there are several areas that you can enjoy during the different times of the day. Close to the door that connects to the first floor, there’s a small terrace, particularly nice if you want to have breakfast early in the morning, when the sunrays are warm and gentle. To the opposite side, where the garden develops, there is the 27 sq.m. swimming pool with garden and panoramic terrace. This is the perfect spot for a pool party in the afternoon or to enjoy an aperitif in the early evening, as the sun goes down. A small wooden shed is precious to keep pool inflatables or some additional equipment that you use daily. The Location This lovely property in Marche, which is just a few minutes from the small town of Colmurano (shops, bars, restaurants, groceries), can be easily reached along a very convenient paved but not busy municipal road. Only the last part (about 400 mt) is graveled and always well maintained. Indeed, you may enjoy a nice 20min walk to town, if you like. The area is extremely quiet but not isolated. The property is between 10 and 20 minutes away from some of the nicest towns and villages in Marche: San Ginesio, Tolentino, Loro Piceno, Urbisaglia, just to quote a few. The airport of Ancona-Falconara is about one hour away.
