House with terrace Lectoure (32)

In the heart of a sleepy village, on a shaded central square this stone house has a pleasing façade, with its sweet garden, neat stone wall and gate. The garden to the front of the main house is just the right size for a table and chairs, a terrace, a small lawn, some shrubs and flowers, and a jaunty tree! There is a small shed providing space for a few essential garden tools with all the extra storage space one could wish for in the large stone barn across the lane. The main house The front door opens directly onto a large reception room / kitchen which has been renovated in recent years. A black framed glass partition separates the entrance hall and the kitchen, and lends a contemporary Parisian « atelier » ambiance to the room. The white stone floor is stylish and marries well with the anthracite grey kitchen units and plum coloured rear wall. The kitchen is open-plan with the main reception-room, which has conserved its original central fireplace with stone pillars and ancient brick chimney breast. The fireplace has been fitted with a black wood-burning stove. The exposed stone walls and travertine stone floors ensure the room remains fresh, light and contemporary. The downstairs shower room, cloakroom and laundry room are accessible from the main reception-room via an internal hallway. We particularly like the old carved oak doors which have been recuperated and open onto the laundry room. A steep contemporary ladder-style staircase leads to the third bedroom which forms a mezzanine area above the rear hallway. Upstairs there is fantastic head height (there is a very tall armoire), place for a large double bed, and a small desk that sits in-front of a small window. The original wooden staircase to the first floor runs from the central reception room. Upstairs there are two vast double bedrooms, and a large bathroom with a shower with a separate toilet on this level. The bedrooms are generous in size and when the windows are wide open the rooms bathed with light and pretty views of the square. The Adjacent Barn This lovely old barn is several hundred years old and built from the finest stone. It sits a stones throw from the main house on the same village square. Currently used for storage the barn has two floors. Both the ground floor and the first floor have considerable head height. This building could (with appropriate planning permission) potentially be a second habitable space of considerable size. The agency has not yet made inquiries as to the viability of this project. As it stands, the barn is used for storage alone. There is a good sized strip of lawn to the front of the barn. To whom will this property appeal? This property is ideal as a holiday home, or for a couple or small family looking for an easy to maintain property in Gascony, with just enough garden space to enjoy the picturesque village location (utterly quiet and quaint!) without having to wrestle with an enormous amount of land. Please be aware that … The stairs to the 3rd rear bedroom are steep (ladder-style)and unsuitable for anyone with mobility issues. There are no shops or restaurants of any kind. Lectoure and Condom are a short drive from the property. A car is required for shopping. There are no public transportation links from the villlage.

House with pool Condom (32)

We leave the lively town of Condom, and head for the countryside. The drive to the property is peaceful, and we soon leave the main roads behind, traversing farmland, fields of wheat, sunflower and corn. On arrival, we pull into a smart driveway beside a neat looking garden, where from the outset everything appears to be in immaculate order. The property has recently been rendered, and has a smart and attractive appeal from the outside. The windows have all been recently changed to aluminium their frames contrasting nicely with the stone façade. The land slopes down to a row of vines in neat rows, lending a feel of Provence to the landscape which is lush and emerald green. This is a peaceful location, the one neigbouring property turned to face the other way and at a discreet distance. The house looks towards the views and over its own garden. There is nothing to spoil the landscape for miles around. On the far side of the property, there is a fabulous covered terrace which has been designed as an outdoor reception room, with a summer kitchen, an ideal spot for a large dining-table, and views both to the pool and orchard. This sheltered spot provides a perfect place for alfresco dining both in summer rain or scorching hot days when it is impossible to sit outside without shade. We enter a light-filled open-plan kitchen/reception-room with large bay windows on two sides, one opening directly onto the recently fitted pool and the other to the terrace where the owners like to sit in the evenings for a drink. The view of the poolside, when the windows are pulled open, is particularly inviting; lending the impression that one could step from the living room directly to the waters edge. Our impression that this is one continuous space is accentuated by the stone terrace which flows nicely from the house to the pool in one continuous stretch. In the living room there is a fireplace which houses a log-burning glass insert, for snug winter evenings by the fire. The walls and floors are all in neutral tones, with a clean white ceiling, which gives the impression the property has only just been built, despite the old stone walls. The kitchen is immaculate, with a number of useful contemporary white storage units, a central island, and a view directly onto the reception room, and to the pool. There is a walk in cupboard for additional storage. The splash-back is tiles with white ceramic tiles, the oven inserted into a wall unit and the extractor fan in slick black : all of white contribute to the kitchen’s crisp, smart appeal. To the rear of the kitchen a small inner corridor leads to an additional pantry area, where the freezer and fridge are kept, with additional storage cupboards. At the end of the corridor there is a downstairs cloakroom, with WC and wash basin and next to it, a lovely clean white laundry room with a downstairs shower. At the end of the hallway, there is a downstairs double bedroom, which in turn has its own private entrance/exit, opening onto a covered porch area with a concrete floor, where the family car is parked, and where a door leads to a spacious barn with a new wooden doors, an ideal space to house the logs for the fire, or the garden tools. This workshop area has a concrete floor and a new pine ceiling with electricity, water and a sink. The ground floor double bedroom is ideal for guests or older children having a private door to the garden, and with the downstairs bathroom and shower room next door this enables perfect guest accommodation. This completes our tour of the ground floor. Now let’s take a look upstairs. We ascend to the first floor via a contemporary black metal staircase which leads to a spacious landing area, which is more than just a landing but an upstairs reception room, with lovely windows running the length of the room, and overlooking the front garden. There is a bookshelf, a guitar, the perfect area to relax, and take in the views. This central landing/upstairs living space has a hallway at each end, leading to the upstairs bedrooms. On one side there is a bedroom currently set up with twin beds, which has a skylight, and next to it a double bedroom with pleasant garden views from a tilting window, and exposed beams painted in white. On the other side of the landing there is a white marble bathroom with a bathtub, beautiful long sink, and shower, also with marble tiles. The bathroom has direct access to a fabulous long dressing room, with a row of cupboards on each side, with glass doors, with lots of space to keep all the family laundry hidden from view. In the hallway there is an upstairs cloakroom/WC, with red and white decorative tiles, and a washbasin, and at the far end of the hallway, a double bedroom with fantastic views both over the poolside and the surrounding countryside. The upstairs bedrooms share the aforementioned family bathroom, with shower and bathtub. The property has one final surprise for us. A separate guest cottage, which is has a downstairs bedroom, kitchen, and shower room/WC, and a first floor loft area, which is currently used as a music room for guitar sessions. The guest annexe is perfect for friends and family having its own kitchen, for complete independence.

The main house: The hallway The front door opens onto a neat hallway with storage for coats and shoes. The downstairs double bedroom To the right of the hallway there is a downstairs double bedroom overlooking the front garden. The room has been decorated in calm and neutral colours in keeping with the tasteful decor throughout the entire property. There is ample space for a double bed, and behind the bed, a plaster-board wall which has been added to cleverly concealed a wash-basin to one side and a shower on the other. The « middle » reception room with wood burning stove This room sits in a central position between the front hallway and the rear door to the garden. The wooden staircase to the first floor is housed in the corner. This is a lovely spot to sit, at the heart of the property, beside the wood-pellet burner and the original old fireplace. Two cosy arm-chairs are carefully positioned with two reading lights, providing the perfect place to work or to read. The pellet burner is a recent addition, its flames casting a rich red hue to the white stone walls. We traverse this room to reach a second inner hallway, the kitchen, downstairs laundry room, bathroom and cloakroom (WC). The Petit Salon The original reception room is a picturesque bijou of a room. With exposed stone walls and original beams, this room has all the delicacy of a drawing room in a parsonage. It is a « delicate » room, its décor pure and uncluttered with two simple sofas in muted tones and a view (which increases the sense of its size) onto the wood burning stove and « middle » reception room. The Petit Salon and Middle Reception Room work together in many ways, to create one large entertainment space at the heart of the property - with the Petit Salon providing a more intimate setting into which one could escape with a book. The laundry room This is not so much a laundry room as a cleverly designed cupboard with all the requisite depth for a washing machine and dryer. The downstairs cloakroom, WC, Bathroom The WC is separate from the main bathroom, and has a small vanity unit and sink just outside its door. A large and spacious bathroom is situated on the ground floor of the property. The Kitchen Currently this is one of our favourite kitchens here at Bliss and one which would easily find its way into any lifestyle magazine for country homes in Gascony. It is more than just a kitchen but rather more a vast reception room in its own right, where the current owners spend much of their time at the large dining table, eating, preparing food, or enjoying the views to the garden. With French doors to the terrace and a window over a characterful sink area, the kitchen is styled with a light touch, with natural materials, textures and tones. A simplicity which looks easy but is hard to achieve. The First Floor and « occasional » bedroom A wooden staircase leads up to a spacious central landing with a day bed. This space can be used as an additional bedroom for guests but is very much an open-plan room which sits between the two upstairs bedrooms. The two main upstairs bedrooms Both in neutral tones, of creams and whites with a beautiful wooden floor running across the entire length of the first floor, both rooms are zen and restful providing generous space light. The guest house At a short distance from the main house across the lawn, there is a cute cottage-style guest house, comprising a bedroom and ensuite shower room. The guest cottage has been designed with the same inimitable style and flair, in identical matching muted tones. This is a delightful abode for guests wishing to retreat to the countryside How many buildings are there - and how would you describe these? The property comprises four buildings : The main house- which is a pretty stone property with white stone walls. A guest-house across the lawn from the main house, in matching stone. A vast enclosed barn, of approximately 120 m², ideal as a workshop or for a collection of vehicles, with an upper floor providing space for a multitude of activities - and with an attached car port. The vestiges of a ruined house, without a roof and with crumbling walls. The ruin sits to the rear of the property but has the merit of existing on the cadastral plan - meaning it could perhaps one day be restored - planning permission permitting.

House Lectoure (32)

This property is located in a picturesque medieval village, itself an island amidst a sea of greenery and typical of those medieval Gascon villages for which the Gers is renowned. Although there are no shops or commerces, the property is within a whisper of Lectoure, with its many eclectic shops and restaurants. This old stone house offers sweeping views over the valley towards the south of Gascony, the views being one of the property’s most desirable features. It boasts two entrances. One is found in a narrow alleyway frequented only by locals, the other to the south, at the top of a stone staircase, beside an adorable miniature terrace: an unbeatable spot for evening (or lunchtime!) apéritifs while contemplating expanse of valley below. Entering the sturdy front door adorned with its original heavy ironwork, we find ourselves in a spacious Gascon hallway which runs from front to back of the property, where a large table takes center stage for convivial family meals. If you are not yet familiar with the area, you will soon learn that the Gascon hallway being often the grandest space in the house, easily doubles up as a formal entertaining area. Dismiss all conventional ideas as to what a hallway should be used for. In Gascony, a hallway is an extra room. To the left, we enter a warm and welcoming kitchen which is full of charm, with its glass-fronted cabinets and gleaming tile backsplashes, and is generously sized for dining and offers delicious views out to the landscape beyond. The kitchen opens directly onto the main reception room, which is equally as bright, and cosy. This room is an invitation to relaxation, or reading, or for a pleasant nap on a hot summer day, where one can enjoy the warmth of the room in winter, and its refreshing coolness in summer; the property’s thick stone walls providing protection throughout the year. The First Floor Ascend via a beautiful wooden staircase opening onto a large, light-filled landing, an ideal spot for a home office. The first bedroom is bathed in southerly light, and enjoys the same lovely views of the valley. It has hardwood floors, lime-coated stone walls, exposed beams, and a fireplace. The second bedroom, more spacious still, offers the same charm. From its window, one can see fields and woods in the distance, and the ancient medieval walls of the surrounding properties. The bathroom is contemporary in style and features a shower, bathtub, double sink, and WC. The Second Floor A staircase worn by the passage of many footsteps over time, leads to the second floor. Nestled up here, we discover the perfect nook for a cozy reading corner, along with the third bedroom: a spacious cocoon under the roof where children will delight in creating a secret hideaway. The Garden It's small...non-adjacent (being a couple of steps away) but charming! Located right beside the main house, this area provides an extra outdoor room in the summer months. A place to plant some flowers or veg. The ideal place for a summer dining table or barbecue. There is some vis à vis from the property above at the far end, but one section of the garden offers a private area for a table and chairs. Nestled against a heavy dry-stone wall, it charms with its majestic prickly pear fig tree, vivid red photinia in spring, and the abundant whiteness of its snowball bushes. A low-maintenance garden in a tranquil spot where you can contemplate under the starry skies of Gascony.

The property is ready to move into immediately and is designed tastefully in neutral tones. The property is light and elegant with a pleasant mix of contemporary and period features. This property has the added advantage of having an additional studio with kitchen, shower room and reception area. This studio appartment can be linked to the main house or used as a separate dwelling for guests and has its own separate entrance in the street behind the house. The Garden The enclosed garden provides the perfect amount of outdoor space whilst being the perfect size for easy maintenance. There are a number of mature trees, including palm trees there are both sunny and shaded spots for those hot summer months A stone path leads from the garden up a couple of steps to a spacious wooden terrace and to the door to the main house. We enter the main house from the garden, the walk through the small and newt garden heightening our sense of “leaving the world behind” and yet being just a stone’s throw away from the bakery, local cafés and restaurants. The Ground Floor This spacious reception room comprises a living-area and large open plan kitchen. The large windows overlooking the garden flood the room with sunlight. There is a wood-burning stove for cozy winter nights in-front of a movie. It should be noted that as an extension to the ground floor of the main house we can also access (via a connecting door) the ground floor of the separate studio apartment, thus entering a second reception area with a kitchen. The studio has undergone the same tasteful renovations as the main house. Back to the Main house & The First Floor The staircase is a remarkable feature in itself as it is flooded with daylight from the huge skylight in the high ceiling above; a real bonus on a rainy day and a juxtaposition of light and shadow on a sunny day depending on the hour. This part of the property adds a delightful contemporary note to the home and ensures a sensory light-filled experience every time you ascend to the first floor. From the landing, we can see that the first floor has been expertly divided into two large and luxurious suites. On our right is the first suite; a sunny, spacious bedroom with three gorgeous windows and wooden floors, a large walk-in closet, separate WC and a beautiful shower room. On the other side of the landing is the second suite, almost as spacious in size. This comprises a large shower room, WC, a double bedroom with two windows, ornamental fireplace, and an alcove/dressing area which is equipped with a water connection should this be required in the future Second Floor There are two good-sized rooms on the second floor, and although this section of the property is under the eaves, there is more than enough space for a bedroom and a large study. The vast skylight on the landing, as well as the smaller ones on both sides, are all original features and were newly fitted when the roof was replaced. The Cave Not all town houses in the Gascony have basements, but this one is an exception. It is accessed by a small door below the living room, and provides enough space to store wood and other items, and to keep the hot water heater in a safe and dry place. It is an ideal spot for a secret store of wine. The Garage This is a real plus for a town house, and although only spacious enough to park a small car, it is the perfect space to keep your bicycles and gardening equipment. It has been well renovated, in keeping with the entire property, and has a separate workshop area. A door leads to the first-floor studio with balcony. Our thoughts at Bliss Here at this property, you would be forgiven for feeling you are in a rural secluded cottage but with one immense advantage – the garden doors open onto a vibrant town from which you can visit its eclectic shops and excellent restaurants, as well as benefiting from all the amenities a town offers, such as doctors, a cinema (with original version screenings), theatre, concerts, and more.
