Castle Lectoure (32)

A 19th-century chateau with outhouses, a pool and 7.5 hectares of grounds facing the historical town of Lectoure in France’s Gers department. A track leading to the property leaves a small country road on the hillside. A discreet spring covered with stones marks the entrance to the grounds. The chateau’s facade appears at the end of a drive shaded by tall, old trees. The edifice enjoys absolute privacy and calm. It looks out over a valley, in isolation from the rest of the world. You can admire several stunning vistas from the property. These views stretch to the town of Lectoure, perched on its rocky outcrop. The chateau is built on a large gravel terrace with a round ornamental stone pond. The building is rectangular and has an adjoining tower in the middle of its west elevation. It has four flours that can be seen from its east side, lower down. The top floor is a loft space. The edifice offers a liveable floor area of around 800m², spread between the ground floor and the first floor, which can be seen from the south driveway. The chateau was built in 1805. It is made of dressed stone, rendered with a beige lime coating. Its facade reflects the architectural traits of its era: 14 rectangular openings are arranged symmetrically around a central bay that stands out for its dressed stone and its double door that forms the main entrance. The quoins, cornices and door and window surrounds are made of exposed dressed stone. The building is crowned with a zinc and slate mansard roof with hipped ends, punctuated with three bull’s-eye windows on its south side, three on its north side, one on its east side and another one on its west side. The grounds are dotted with age-old trees and vast clearings. This wonderful outdoor space includes an isolated swimming pool, a dovecote, an old washing place and an Italian-style garden. The style of this Italian garden goes well with the chateau’s north elevation and brings out its elegance. At a lower level, there are two large rectangular outbuildings made of rubble stone. They face each other and can be reached via a separate drive on one side.

Castle Lectoure (32)

In the heart of Lomagne, where the hills gently roll beneath the soft light of the South-West, a discreet path winds its way through the fields. At first glance, nothing suggests what awaits at the end of this quiet country road. Then, almost like an apparition, golden stone walls announce the entrance to a truly unique estate. A place steeped in centuries of history, whose earliest foundations date back to the Middle Ages, patiently reshaped over time to acquire its present elegance in the 18th century. Crossing the farm courtyard, one discovers a setting punctuated by agricultural buildings, old barns, and a dovecote still standing watch. Nearby, a renovated caretaker’s house of approximately 100 sqm offers modern comfort, while a vast 145 sqm gym/multi-purpose space reflects a contemporary reinterpretation of the property. Yet it is as one moves further in that the magic truly unfolds. A chestnut tree-lined avenue gently guides the way, acting as a seamless transition between the outside world and a more intimate realm. A porch shelters the entrance to the noble courtyard, carefully guarding the estate’s secrets. Beside it, a tower crowned with a 19th-century wind turbine recalls a time when the property was entirely self-sufficient. Here, the atmosphere shifts entirely. The buildings are arranged in a U-shape, embracing a space that feels almost timeless. A chapel with multicolored stained-glass windows captures the light, scattering it in vibrant hues. Beyond, the eye drifts over rolling countryside, its colors changing with the seasons. A cedar-lined path leads to the woods, inviting quiet walks, while a stone basin and a swimming pool extend this sense of serenity. And at the heart of it all, the château — approximately 1,300 sqm in total, including around 1,000 sqm of living space. Its south-facing façade, characteristic of the 18th century, opens generously to the light, filling the interiors with a constant softness. In contrast, the north façade tells another story: three towers of differing architectural styles, one adorned with gargoyles, stand watch over even older features — mullioned windows, arrow slits, and the remains of the original moats, still filled with water. Every stone seems to carry a memory, every perspective reveals a new surprise. This estate is not merely a property. It is a place of history, character, and emotion — offering a rare canvas for those who can unlock its full potential.

Castle Lectoure (32)

ON THE BORDER BETWEEN TARN-ET-GARONNE AND GERS This unique property, built in a commanding position and surrounded by fortified walls, overlooks the rolling countryside of Lomagne and enjoys a 360° panoramic view, with no neighbors in a peaceful setting. Between a medieval square tower and the former 12th-century Templar commandery, a charming castle was built over the following centuries and up until the 17th century, now equipped with all modern amenities. Various adjoining outbuildings totalling 750m² complete this remarkable horseshoe-shaped architectural ensemble, built around a charming garden sheltered from view. The château comprises two converted towers, one dating from the 11th century and topped by a panoramic terrace, and another smaller one dating from the 16th century. A large landscaped terrace of 100m² with remarkable terracotta balusters adorns one of the facades, while two other terraces enhance the other sides. The château can be accessed either from the south via a magnificent stone staircase from the lower street, built over a delightful little garden, or from the north via an entrance protected by a porch. To the east, the vast outbuilding, a former Templar commandery of 450 m² on three levels, is accessible from the street and can be used as a garage for several cars. It could also be renovated to become a superb living space. The garden also opens onto the outside through a wooden gate next to the village church. The heart of the castle offers approximately 350 m² of living space, combining remarkable architectural features with contemporary comfort. The bright and welcoming entrance hall is the heart of the house and features a large wooden staircase leading to the bedrooms upstairs. On the ground floor, there is a large living room, a charming library nestled in the square tower, and a dining room with a large medieval fireplace opening onto the 100 m² terrace. To the south is a fitted kitchen with a beautiful wooden mantelpiece and a utility room leading to the interior garden and large adjoining spaces housing a laundry room, boiler room, workshop, and various amenities. The upper floor, recently insulated after the full restoration of the roof and attic, has five bedrooms, two of which have their own bathroom, as well as two shower rooms. A small staircase leads to the attic and the terrace of the former keep. The building is flanked by various outbuildings (stables, wine cellar, barns, storage rooms, additional garage) below and other wonderful surprises... The property also has a swimming pool located on a separate piece of land just a few steps away, planted with numerous fruit trees. Castle La Romieu (32)

If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Facade has monument historic status Ground floor provides comfortable spacious family accommodation First floor - 5 rooms requiring upgrading 2 hectares of parkland with magnificent trees surround the château Terraces on all sides and salt water swimming pool Ancient small chapel dating back to 1607 A long driveway uphill from a main road and through a stone arch the historic château reveals itself in its natural surroundings. Built in the 17th century and retaining its original features this imposing building has open views over the countryside. It exudes charm and elegance. A stone staircase leads to a large wooden door which opens in to an expansive hall which highlights many of the architectural features of the château. A 2m wide stone staircase dominates and it shows the height of the building. Double doors open into a generous formal dining room which also houses a pool table. Like the other rooms on the ground floor it has a period stone fireplace, large double glazed windows set in stone mullions, traditional floor tiles, central heating and 4 m high ceilings with oak beams and doors to other rooms. The equally impressive main lounge is at the front and has windows on two sides to take in the views and an informal dining area close to the galley kitchen. In total the ground floor area is about 290m2 and this is replicated on the first floor which also has 5 rooms which require upgrading. Castle Condom (32)

At the end of a long driveway stands this beautoful château steeped in history, nestled in the heart of the Gascon countryside, in a preserved and natural setting. Set on nearly 19.5 hectares of land, this remarkable estate captivates with its timeless elegance, peaceful surroundings, and rare architectural heritage. A chapel dating back to 1607, whose keystone still bears its original inscription, reminds us of the ancient parish that once existed on this site. The property remained in the hands of prominent families for centuries, including that of Antoine de Coux, Bishop of Condom, and the d'Anglade d'Autièges family, until it was sold in 1788. The château was then preserved by their descendants for over a century before being passed on to other local families. Today, the château offers a renovated ground floor of approximately 280 m², featuring a spacious entrance hall, a grand and light-filled dining/reception room with monumental fireplace, a warm and inviting living room with fireplace, a functional kitchen, a library with fireplace, three bedrooms, a bathroom, and a shower room. All ground-floor rooms benefit from beautiful high ceilings. Many original elements have been preserved, including mullioned windows, period parquet flooring, original staircases, stone fireplaces, and noble materials throughout. The property is both elegant and comfortable, with central heating. The first floor, approximately 295 m², is accessed by a beautiful stone staircase and offers a large landing. A wide L-shaped corridor leads to five generous rooms to be renovated, perfect for creating additional bedrooms and bathrooms. The attic is convertible and features an impressive traditional timber framework. The château is built over full cellars, some of them vaulted, and accessible via a wide stone staircase. Outside, the landscaped park with a working well creates an exceptional natural setting, highlighted by a magnificent three-century-old cedar tree. A former rabbit warren adds a romantic touch to the scenery. On the east side, a charming courtyard with a central well and fan-shaped stone staircase adds unique character to this beautiful property, which also enjoys open views over the surrounding countryside. Two garages, a former orangery awaiting renovation, and the chapel complete this elegant ensemble. A 10 x 5 m saltwater swimming pool, bordered with travertine stone, invites you to relax in complete tranquillity. A rare opportunity to own and preserve a true piece of history, where authenticity, charm, and grandeur come together in a peaceful and privileged setting. Listed in the Inventaire Supplémentaire des Monuments Historiques, the property is exempt from DPE in accordance with article R123-15 of the French Construction and Housing Code. Fees to be paid by the seller. Not subject to DPE. Information on the risks to which this property is exposed is available on the Geohazards website: georisques.gouv.fr.

A nice flow of comfortable sized rooms make this part of the chateau suitable for day to day living. Each room has a particular character and many original features. There are large windows providing luminosity and views over different aspects of the grounds and countryside and underfloor heating provides comfort throughout the ground floor and open fires in each room. The first room is a library with an array of fitted wooden bookshelves. Doors lead through to a spacious formal lounge and another to a smaller snug with an open fireplace. From there a corridor passes separate studies and on to a spacious kitchen/ diner. There are numerous fitted units and appliances and work surfaces and french doors leading to a large covered terrace for al fresco dining. There is a pantry off and a cold room and a short corridor past a toilet to a back door which leads towards separate family annexe and a gate through to an informal park. Behind the garage are a barn and 3 small storage areas, another smaller garage that can easily be extended. Upstairs in this part of the chateau there are 5 bedrooms, each with its own bathroom - some en-suite and others adjacent. The rooms are spacious and airy and are tastefully decorated giving each a distinctive character. Réf. 4747: Impressive château for sale in the South-West of France The property enjoys a location in the heart of the Gers region, while remaining close to the main urban centres in the area. It is just a few minutes from Auch, the historic capital of Gascony, renowned for its dynamism, shops, schools, medical facilities and rich heritage. It is also within reasonable distance of Toulouse, an attractive metropolis in the South-West, a major economic hub and dynamic employment centre, as well as Tarbes. A strategic location offering the tranquillity of the Gers countryside while remaining connected to the major cities of the South-West. The château is arranged around an inner courtyard, the true heart of the property. The architectural ensemble exudes an intimate and authentic atmosphere, equally suited to hosting receptions, enjoying life on the estate, or accommodating family use. The enclosed and secure courtyard enhances the stone façades of the château and forms a central, structuring space, ideal for outdoor receptions or more private gatherings. The château also benefits from an independent chapel, a heritage feature bearing witness to the history of the estate. This space may, where appropriate, be used for the organisation of events. A caretaker’s lodge, separate from the main building, allows for a permanent on-site presence and facilitates the management, security and maintenance of the estate, whilst preserving the privacy of the principal residence. Combining architectural character, practicality and a natural setting, this château represents a property equally suited to a residential project or to an events-oriented vocation. Arranged around an inner courtyard, the buildings are composed as follows: - The main residence, positioned on the eastern and northern corner, extends to approximately 640 sqm, together with a further 330 sqm arranged over two levels with attic space above. In addition, there is a habitable area of approximately 90 sq m on the first floor, situated to the right of the chapel, constructed in order to link the chapel to the main residence. The former staff quarters, located within the attic space, offer generous volumes suitable for the incorporation of more contemporary standards of comfort. - A caretaker’s house (southern building) of approximately 103 sqm, comprising three bedrooms and a reception room. Whilst functional, the property would benefit from refurbishment. The ground floor of this building is currently used as ancillary space (workshop and garage). - A building closing the courtyard, positioned opposite the entrance, consisting of a series of garages with a total surface area of approximately 140 sqm. - To the east, a chapel, partially restored (with a ridge height of 17 metres), retaining its stained-glass windows and original stone slab flooring. - The outbuildings, set back to the north, are divided into five sections with a total surface area of approximately 180 sqm, located near a former enclosed tennis court. Set in an elevated position, the property extends over a landholding of 69 acres, nearly 80% of which is composed of woodland. This natural environment ensures both tranquillity and privacy. The estate also features a swimming pool and a well located within the wooded grounds.
