Castle Lavaur (81)

12th century fortified castle for sale in the Tarn, with a view over the hills and the Pyrenees. Approximately 400 m2 to be declined according to your needs and the spaces of the museum. Architectural elements which make this property unique and classified as a Historic Monument: very rich renaissance facades, mullioned windows, monumental stone staircase etc... It includes three architectural parts of different periods and styles: the medieval enclosure (12th and 13th centuries), the Renaissance facades (thanks to the pastel) and the 18th century cocoa dryer. Financial report due to the 80 days of opening per year of this castle-museum. Originally, Magrin Castle was built on an ancient Celtic oppidum, on the highest hill in the area. At an altitude of 330 metres, it offers a magnificent view of the Pyrenees, the Black Mountain and the Grésigne. Castrum under the Romans, it was consolidated under the Visigoths, in their endeavour to found an empire stretching from Orléans to Seville. It took on its present form as a curiously asymmetrical medieval fortress in the 12th and 13th centuries. Land area of approximately 4330 m2.

Castle Castelnaudary (11)

At the heart of this pre-Napoleonic ensemble of buildings lies an impressive and substantial main home with an elegant slim turreted roofline and grand tall, original windows giving the impression of being much bigger than it actually is. The high ceilings of the entrance hall are mirrored on both the ground and the first floors. One wing of the ground floor enjoys an impressive dining room with an open fireplace and original stone detailing and a huge kitchen occupying the full end of the building with two large marble islands and modern appliances. The kitchen is a perfect marriage of modern eclectic and traditional pieces such as the Italian chandeliers that characterise so much of this property. On the other side are an elegant reception room, salon and library. Upstairs the 5 bedrooms are spacious with views over either the Black mountains to one side or the mature Mediterranean garden to the other. The master bedroom is vast, spanning the width of the house with two separate bathrooms and a large dressing room adjoining it. All the rooms are well proportioned and eye-catching. The house has 4 separate working original fireplaces but there is also central heating throughout provided by an efficient air-pump system but utilising handsome original cast-iron radiators in keeping with the property. The floors are either the original tiles or beautiful original herringbone parquet. In front of the main house, flanking it either side are two solid stone garrison-like buildings which in previous times have been used as workman's cottages when this place was a farm or vineyard. One currently is used to host magical dinner parties, the other needs developing. On the grounds are the following properties - Two large, attractive 3 bedroom stone houses which could serve as a friends and family place or gites. Possible gite business (subject to necessary permissions) There is also an artist’s studio, further storage units, a large greenhouse and a tiny chapel! The grounds have century old trees, including Lebanese cyprus trees (popular with the Knights Templar), a manicured lawn with a curve that hints at the old roman wall on which it is terraced and a koi carp pond. The property also has a swimming pool, some wild land and the whole 3.6 hectares of land are surrounded by trees making it completely invisible to even the odd car passing in the distance on what is a quiet, country road to the local village. If you are passionate about unique properties, wanting a family home that is big enough for friends and to entertain, or wanting a property that could bring in an income - this place is a must-see. Castle Foix (09)

A manor house with its three gîtes and other outbuildings, set in 8 hectares of grounds with a lake, in the Couserans region of Ariège. Hidden by trees more than three hundred years old, the property gradually emerges at the end of a gravel driveway bordered by low stone walls leading from the west to the centre of the estate. Leaving behind the lush foliage, a group of south-facing buildings comes into view. They comprise a manor house in the centre, dating from 1772, two outbuildings to the west - a garage and a small building housing a reception room - and two former farmhouses that have been renovated and converted into gîtes (guest houses) to the east. The monk-and-nun roof tiles unify the complex, while the varying heights of the elevations, sometimes rendered in white and sometimes of exposed stone, create a hierarchy between the different buildings. The manor house is the tallest, rising to three storeys and flanked by a round tower with a cornice of shortened tiles. Its facades have numerous tall windows with dressed stone surrounds, protected by wooden shutters and metal guardrails with floral scrolls. In front of the manor house, there is a semi-circular gravel esplanade with a central rose bed of the same shape, bisected by a central passageway linking a small two-level Baroque-style fountain, topped by a Buddha, to the main entrance door of the residence. The gîtes and other outbuildings are located on either side of the gravel driveway and the manor house, separated from the latter by a U-shaped paved courtyard to the east. Restoration work in these buildings has showcased the exposed stone walls, and the roofs have been completely redone. Certain parts of the estate have also been modernised to provide year-round facilities for yoga retreats. Two levelled expanses face each other: a vast parking area bordered by low stone walls, which runs in front of the buildings to the right of the driveway, and, at the eastern end, a relaxing terrace partly protected by a solid wood pergola with views over the surrounding area. The property is surrounded by well-kept parklands that slope gently to the south, blending seamlessly into the Ariège Pyrenees Regional Nature Park.

Castle Mirepoix (09)

A fifteenth-century chateau and Benedictine abbey with splendid grounds in one of France’s most beautiful villages, in the country’s Ariège department. You reach the property via a narrow lane that runs along the chateau. The edifice forms a U shape, adjoined to an abbey. It enjoys a commanding view over the River Hers valley. The property is a haven of peace in the heart of a region with an eventful past: Occitania. The chateau stands like a fortress. It is the fruit of a long monastic story: a combination of medieval history and Benedictine architecture. The existence of this Benedictine abbey was first mentioned in a deed that dates back to 923. Charlemagne, returning from a campaign against the Saracens, chose the spot in 778 to build a monastery and a church. A natural dam that held back Puivert lake nearby burst on 18 June 1279, destroying all the villages in the valley. The monastery was rebuilt between 1280 and 1316 to look like France’s royal fortresses with arrow slits. Then its monks abandoned the edifice during the Hundred Years’ War. Later, in 1502, a phase of reconstruction began, resulting in the buildings that we can see here today. This was an initiative from Philippe de Lévis, the Bishop of Mirepoix, who gave the fortified priory a majestic, serious look. He created apartments in the rectangular tower that the chateau still features today. From this period onwards, especially during the edifice’s second phase of restoration in the eighteenth century, the chateau never stopped being embellished with rich decorative features that expressed the abbey’s powerful influence. The edifice is made up of three sections crowned with gabled and hipped roofs that are covered in monk-and-nun tiling and edged with triple-row génoise cornices. The first section is long and thick. It has three floors and an end tower that is taller than the rest of it. Many evenly placed arched or right-angled windows punctuate its walls. The two other sections adjoin the church. They form a cloister around a garden courtyard. The west section has three floors and the east section has two floors. The latter was recently converted into a gîte. In front of the edifice’s large south-facing facade, a terraced garden leads down to parkland that includes an age-old magnolia in its range of trees.
