Castle Saumur (49)

Ref.4213: Charming chateau for sale close to Saumur. This beautiful property, whose origins date back to the 15th century, is located in the Loire Valley, famous for its wine production, its cellars dug into the tufa rock, its history and its châteaux. The region has seen a fortunate succession of lordly families whose history has contributed to the heritage of Anjou. Having put down roots in this culturally rich and dynamic environment, the town nevertheless enjoys a certain tranquillity, being isolated from the outside world by a natural green setting. The main shops are just a 3-minute drive away, in the neighbouring village. The town of Saumur, with its famous cavalry school, is 10 minutes away, offering all the shops, services and tourist activities you could wish for. Surrounded by a moat, the château stands elegantly back from an imposing main courtyard, which is accessed via a majestic wrought iron gate from a long driveway lined with old trees. Built of tufa stone with slate roofs on an irregular three-storey plan, this complex comprises a main building framed by two pavilions flanked by corbelled turrets, extended to the west by a two-storey pleasure building and to the east by a three-storey pavilion. The latter was added in the second half of the 19th century. In the centre, in front of the main building, a remarkable tufa porch topped by a terrace surrounded by magnificent balusters forms the main entrance to the château. The neo-Gothic style, characterised by the exuberance of Renaissance splendour, was used extensively to decorate the building. The façades, doors, windows, pediments, pinnacles, dormer windows and turrets are adorned with finials, bracketed and drip lintels, clerestory friezes, crenellations, chimeras, coats of arms, etc... The interior style is also largely inspired by the somewhat fanciful architectural codes used in the first half of the 19th century. Ground floor: passing through the porch, one reaches the entrance from where an L-shaped gallery leads from the older main part of the château on one side to the more recent 19th century pavilion on the other. Opposite the entrance is a study, followed on its right by a series of rooms in a row, a dining room, a large recent kitchen with direct access to the courtyard of honour, a scullery, a boiler room and a storeroom, while following the gallery on its left one reaches a spacious, more classical lounge before arriving in the 19th century pavilion. This central section features beautiful polychrome cement tile, parquet and marble floors, panelled picture rails, beautifully crafted stained glass windows and wooden shutters, monumental tufa stone fireplaces, a marble fireplace and admirable painted and illuminated ceilings. The 19th-century pavilion houses a vast VIP lounge with a parquet floor, a wooden fireplace carved with sophisticated ornamentation, impressive stained glass windows and a ceiling with closoirs. Finally, a gallery connects the 19th-century pavilion to the main gallery via an attractive, light-filled glass roof overlooking the kitchen garden to the south. The upper floors are accessed from the south end of the gallery via a beautiful spiral staircase with impressive wooden balusters, rising to the roof and topped by an imposing cupola. On the first floor: a landing leads to a gallery with five north-facing bedrooms on either side, each with its own bathroom, dressing room and storage space. There are parquet floors, marble fireplaces, wooden shutters, exposed beams and ornate ceilings. A future master suite is being created at the west end of the château. A delightful small wooden baluster stairway, with Gothic-inspired ogival archway decoration, leads to the upper floor. On the second floor, corridors lead to four bedrooms, two bathrooms and several storage rooms. The property has several outbuildings as follows: A group of buildings comprising : - A chapel, with its porch covered by a slate canopy resting on wooden balusters and its rib-vaulted ceiling, - A shed used as a workshop, - A barn/garage with attic (currently being converted), - A gîte comprising: Ground floor: entrance hall, fitted kitchen with tufa fireplace and wood-burning stove, sitting room. 1st floor: 3 bedrooms and 2 bathrooms (electric hot water tank), - A former barn used as a shed and pool equipment room, - A former stable converted into a SPA area (Jacuzzi, sauna), A salt water swimming pool (10x5m), heated by a heat pump, installed in 2023, A gardener's house used as a shed and pool house, A garage, A water tower, A cellar. Vast grounds of approx. 16,06 acres comprising : A beautiful English-style park with alternating courtyards, driveways and gardens within the château grounds. The area is bordered by a moat (fed by the Suzon river), and is adorned with beautiful old trees (Lebanese cedar, ginkgo biloba, lime trees, oaks, plane trees, pines, vines, etc.). A 3,71 acres vegetable garden and orchard with many varieties of fruit trees (almonds, walnuts, apples, plums, pears, peaches, mirabelle plums, quince, etc.), accessible via a charming little bridge spanning the moat to the south. Ref.4172 : ELEGANT MANORHOUSE FROM THE 15th AND 18th C. IN HAUT-ANJOU This delightful manor house, partly surrounded by a moat, was built in the Haut-Anjou region, near a strategic road linking Angers to Rennes and in an area dotted with towns known as the 'gates of Anjou and the Marches de Bretagne'. Located at the crossroads of a quadrilateral formed by the towns of Angers, Nantes, Rennes and Laval, it enjoys a central position in the Grand Ouest and a beautiful, peaceful environment just 2 km from a village. Two major resource towns with all shops and services are 10 and 15 minutes away respectively. This residence was built on the site of an ancient castle whose origins date back to the 15th century and of which a few features remain to this day, such as the imposing pepperpot turrets that encircle the property. Arranged around a central courtyard, the main house was built of sandstone and slate-coated schist. To the east, the main facade features seven bays of windows with tufa stone surrounds and a remarkable cornice with beautifully crafted modillions supporting a roof adorned with five polychrome dormer windows and chimneys. To the north, the courtyard is flanked by outbuildings. To the west, facing the parklands, the facade features two projecting pavilions framing the main building and a square tower topped by a remarkable octagonal lantern, adding an undeniable touch of fantasy to the relatively classical architectural features of this building. With approx. 465 sqm of living space, it is laid out as follows: Ground floor : a vestibule gives access on either side to spacious living rooms, a reception room, a study/library, a dining room, a kitchen, a pantry and a linen room/shower room. These rooms feature oak parquet flooring, terracotta floor tiles, cabochon and polychrome cement tiles, marble fireplaces, picture rails and wood panelling throughout, and beautifully decorated ceilings. Continuing from the entrance hall, a gallery gives access to the upper floors via a charming wooden baluster staircase. Castle Mauves-sur-Loire (44)

Ref. 4231: remarkable chateau for sale near Nantes. This beautiful château, also known as the 'folie Nantaise', was built in a small commune to the east of Nantes. A quiet alley provides access to the Loire River. The village is a bridge between the north and south of this timelessly charming, world-renowned river. It's a pleasant place to live, much sought-after by hikers and bikers alike. This small town of 10,000 inhabitants has retained its village spirit. It offers a wide range of services, including a sports park, cultural center, leisure centers, five schools and a secondary school. The town has also made a point of preserving its historical heritage, which includes a castle with a remarkable dovecote, listed as a Monument Historique, a Roman bridge, and numerous late 19th-century residences. The town is within easy reach of the freeway, and can be reached by train in less than 10 minutes to Nantes, and in 20 minutes to Nantes Atlantique airport. This elegant, fully restored 'Nantes folly' dates from the second third of the 18th century. The plans were drawn up by Jean-Baptiste Ceineray, the famous architect of the city of Nantes, after whom a quay is named. The high quality construction is in the classical style, topped by a large triangular pediment pierced by an oculus. The chaining and framing are in tufa stone, with the rest in rendered stone. In front of the main courtyard, the château is preceded by a courtyard of perfectly restored outbuildings, surrounded by walled parklands. As you cross the threshold, you are immediately imbued with the soul of this timelessly elegant residence. The immaculate white walls reflect the light that streams in through the tall windows. Meticulous restoration, carried out with an obvious love of authenticity, has preserved the unique character of this Nantes folly. Exceptional services have brought modernity and comfort to this residence, while preserving its soul. The surface area spans 410 sqm on three levels. On the ground floor, an entrance hall leads to a first living room (48 sqm) adjoining a checkroom, a hallway and a vestibule leading to a second living room (38 sqm). The reception rooms open onto a large 118 sqm terrace on the east side of the Loire. The reception rooms are extremely refined, with their cabochon floors, parquet flooring, wood panelling and beautiful fireplace topped by a trumeau mirror. They offer beautiful views over the park. To the right of the entrance is a cosy dining area with a gas fireplace and exposed beams, and a beautifully appointed kitchen area (39 sqm). A staircase with an attractive wrought-iron banister leads to the upper floors. On the first floor, the luminous bedrooms, decorated in light tones and with parquet flooring, have retained their mirrored fireplaces. To the right, a landing leads to a corridor with two bedrooms, a dressing room and a shower room. The master suite (50 sqm) includes a bedroom (22 sqm), toilet and bathroom. A linen room and storage areas complete the first floor. On the second floor, a large landing leads to a sitting area, ideal for reading, and two large bedrooms, each with parquet flooring, exposed beams and a fireplace, and each with its own bathroom. The basement contains the boiler room, cellar and storage space. The outbuildings: A second wrought iron gate provides access to the outbuildings, set around a rectangular courtyard. The property has been perfectly restored and includes a very beautiful reception room with a fireplace and four large rounded windows opening on to the courtyard of the outbuildings, and bedrooms on the first floor. Then there is a storeroom, workshops, barns and a large garage (4 cars). A restored dovecote stands in front of the outbuildings. The park covers more than 4,94 acres. To the west of the château, after passing through a large wrought-iron gate, a driveway leads up to the residence, facing a pond in which it is reflected. After taking a path through a wood, you come to a small chapel, topped by a cross, in a peaceful setting conducive to meditation. To the east, a beautiful view stretches to the far end of the park, which is framed by two beautifully restored pavilions. The stone wall overlooks a sunken meadow, bordered by a municipal path separating it from the Loire. Two gigantic cedar trees stand proudly like sentinels of time, adding a touch of verticality to the park, which stretches out towards the Loire. To the right, a formal garden has been laid out, with elegant symmetry, a tribute to the geometric rigour that characterises the classical style. You can stroll along a path framed by beautiful frames that are home to numerous rosebushes. The pool area is revealed. The new 5 x 12 m pool and terraces invite you to relax and admire the perfect harmony between nature and architecture. The park covers more than 4,94 acres. Castle Laval (53)

In the Pays de la Loire region, 15 minutes from Laval, on over 16 ha, a striking 18th century listed castle, fully restored. A long driveway, bordered by trees and crossing the parkland’s grasslands and woods, leads from the village to the property. Entrance gates open on to a very wide courtyard, partially surrounded by a dry moat and laid out in front of the chateau’s regular, elegant facade. The outbuildings, set out around the courtyard, comprise stables, a dovecote, pigsties, a barn, a small corner pavilion, a caretaker’s cottage and, lastly, a chapel. A central parterre, displaying its original design, takes up a large section of the courtyard in front of the chateau. A copse of very old trees stands to one side. A regular, terraced, back garden, reached via granite steps, looks down on to the rear of the chateau. The first castle dated from medieval times. In the 16th century, its status was raised to that of a “châtellenie” (an officially recognised castle and its land). All that remains of these eras are the dovecote, the chapel as well as the castle’s two pavilions. At the beginning of the 18th century, these two pavilions were connected by a vast building. The chateau, the outbuildings and parklands underwent major restoration works in 2010. A good number of these features are now protected with French Historic Monument listing (by order dated 13 March 1989): the chateau and the chapel; the dovecote facades and roofs; the perimeter wall with its moat and its support walls; the facades and roof of the little, 18th century corner pavilion; the garden with its fencing and its towers as well as the shelter over the central well; the wood and, lastly, the large alleyways in the parklands. Nowadays economic activities, notably linked to culture and events, are held by the current owners. But the potential of the buildings, not all actually in use, and the existing parklands which extend over a total of more than 16 hectares, make it possible to envisage other development possibilities, especially as the town of Laval is near and Paris and Rennes are within easy reach.
