Castle Pouancé (49)

Ref.4172 : ELEGANT MANORHOUSE FROM THE 15th AND 18th C. IN HAUT-ANJOU This delightful manor house, partly surrounded by a moat, was built in the Haut-Anjou region, near a strategic road linking Angers to Rennes and in an area dotted with towns known as the 'gates of Anjou and the Marches de Bretagne'. Located at the crossroads of a quadrilateral formed by the towns of Angers, Nantes, Rennes and Laval, it enjoys a central position in the Grand Ouest and a beautiful, peaceful environment just 2 km from a village. Two major resource towns with all shops and services are 10 and 15 minutes away respectively. This residence was built on the site of an ancient castle whose origins date back to the 15th century and of which a few features remain to this day, such as the imposing pepperpot turrets that encircle the property. Arranged around a central courtyard, the main house was built of sandstone and slate-coated schist. To the east, the main facade features seven bays of windows with tufa stone surrounds and a remarkable cornice with beautifully crafted modillions supporting a roof adorned with five polychrome dormer windows and chimneys. To the north, the courtyard is flanked by outbuildings. To the west, facing the parklands, the facade features two projecting pavilions framing the main building and a square tower topped by a remarkable octagonal lantern, adding an undeniable touch of fantasy to the relatively classical architectural features of this building. With approx. 465 sqm of living space, it is laid out as follows: Ground floor : a vestibule gives access on either side to spacious living rooms, a reception room, a study/library, a dining room, a kitchen, a pantry and a linen room/shower room. These rooms feature oak parquet flooring, terracotta floor tiles, cabochon and polychrome cement tiles, marble fireplaces, picture rails and wood panelling throughout, and beautifully decorated ceilings. Continuing from the entrance hall, a gallery gives access to the upper floors via a charming wooden baluster staircase. On the 1st floor : a gallery leads to four bedrooms, two with en suite bathrooms and two with shower rooms. The floor tiles and parquet flooring feature marble fireplaces and exposed beams. The 2nd floor comprises a landing leading to three bedrooms with sloping ceilings, a bathroom awaiting restoration and attics with considerable conversion potential. A beautiful English-style park of around 4.94 acres ( 2 hectares), attractively designed and adorned with magnificent trees (ginkgo-bilobas, cedars, oaks, lime trees, pines, bald cypresses, redwoods, chestnut trees, acacias, ash trees, beech trees, liquidambar, tulip trees, maples, fruit trees, peach trees, apricot trees, kiwi trees, raspberry trees, etc.), some of which are several hundred years old, and flower beds, a real delight for the senses. Castle Laval (53)

In the Pays de la Loire region, 15 minutes from Laval, on over 16 ha, a striking 18th century listed castle, fully restored. A long driveway, bordered by trees and crossing the parkland’s grasslands and woods, leads from the village to the property. Entrance gates open on to a very wide courtyard, partially surrounded by a dry moat and laid out in front of the chateau’s regular, elegant facade. The outbuildings, set out around the courtyard, comprise stables, a dovecote, pigsties, a barn, a small corner pavilion, a caretaker’s cottage and, lastly, a chapel. A central parterre, displaying its original design, takes up a large section of the courtyard in front of the chateau. A copse of very old trees stands to one side. A regular, terraced, back garden, reached via granite steps, looks down on to the rear of the chateau. The first castle dated from medieval times. In the 16th century, its status was raised to that of a “châtellenie” (an officially recognised castle and its land). All that remains of these eras are the dovecote, the chapel as well as the castle’s two pavilions. At the beginning of the 18th century, these two pavilions were connected by a vast building. The chateau, the outbuildings and parklands underwent major restoration works in 2010. A good number of these features are now protected with French Historic Monument listing (by order dated 13 March 1989): the chateau and the chapel; the dovecote facades and roofs; the perimeter wall with its moat and its support walls; the facades and roof of the little, 18th century corner pavilion; the garden with its fencing and its towers as well as the shelter over the central well; the wood and, lastly, the large alleyways in the parklands. Nowadays economic activities, notably linked to culture and events, are held by the current owners. But the potential of the buildings, not all actually in use, and the existing parklands which extend over a total of more than 16 hectares, make it possible to envisage other development possibilities, especially as the town of Laval is near and Paris and Rennes are within easy reach.
