An old farmhouse, with 4 ha of parklands and meadows, in a protected valley in Occitania.
This house stands not far from a village, to the west of Toulouse, less than 20 minutes from Toulouse-Blagnac airport, in a very quiet, protected setting in a green belt area.
Lush vegetation surrounding this property makes it difficult to get a glimpse of the building which is, therefore, out of sight of onlookers. An impressive, 18th century farmhouse spanning two levels, it has predominantly symmetrical openings and reflects hues of ochre, brick and grey. The building is topped with a Roman tile roof, enhanced with chimney stacks as well as a turret and featuring discreet skylights.
The farmhouseMeticulously restored, its facade reflects a combination of robustness and simplicity that typifies the large farms in the Occitan region and exemplifies their character. The ochre colour gives a welcoming hue to all the walls. The bricks forming the surrounds framing the openings and the cornices, both constituting the architectural language common throughout the region, enhance the building’s many openings as well as its horizontal and vertical divisions. Observation of the facade makes the symmetry of the windows in relation to the entrance door stand out. It also brings the width of the two double doors at either end of the building into focus; these were once the entrances to the workshop and to the cowshed, now respectively turned into a garage and a large storeroom.
The direction of the gable, Roman tile roof was decided in accordance with climactic constraints, notably to give protection from the Autan wind.
Ground floor
The entrance hall bears witness to the quality of the renovation works carried out on these premises. It merges with a first lounge: a bright room, with terracotta floor tiles, a ceiling with several of its original exposed beams as well as a wood and small brick fireplace. A wooden door with glazed panels, reminiscent of those of 19th century art studios, separates two lounges. A dining room follows on from the second lounge which is embellished with a brick and stone fireplace, enhanced with small ochre floor tiles and illuminated via large wooden-framed windows, just like the dining room. The latter communicates directly with a spacious kitchen which includes a large storeroom-laundry room, housing a wine cellar.
First floor
The paved stairway goes upstairs to a long, elegant corridor which leads, in turn, to the bedrooms, a study and an art studio. The style and period of the old parquet flooring, laid throughout this level, match those of the exposed beams. The five bedrooms are accompanied by three bathrooms, one of which is separate. Illuminated via straight or curved windows and sometimes by skylights, they have been meticulously and soberly designed and converted in a rustic, family style. A door at the end of the corridor opens into a dressing room, followed by an art studio. And lastly, next to the latter, an area spanning approx. 130 m², still with no vocation, holds great potential for those wishing to extend the living space in the house. The flatAn integral part of the building, this flat comprises a lounge-dining room, a kitchen area, a shower room and two bedrooms. It could be used as a holiday rental unit, as a self-contained dwelling or for accommodating guests. The 4 hectares of landThree of these four hectares are composed of completely enclosed meadows, neighbouring a horse loose box, a tractor shed, a freshwater pond, with its plant and wildlife ecosystem, as well as an orchard near to the house.
They are adjoined by another hectare of parklands, composed of miscellaneous species of trees: oak, ash, …
