A property named “Villa aux Chouettes” (the villa of owls), between forests and chateaux in the Vienne department.
This region is attractive, with its well-known vineyards, delightful villages, chateaux and converted or wild troglodyte dwellings. The countryside is verdant and melodious. Dynamic urban areas such as Loudun, Chinon and Saumur are nearby as is the “Domaine de Roiffé” with its golf course and spa. These towns, some 15 minutes away by car, all have the necessary shops and amenities. However, a bakery is but 4 km away. Poitiers is easily reached in less than an hour by car.
This property is reached via a country road, followed by a little lane. A car parking area is laid out next to the outbuilding. The south-facing house is bordered by a terrace and a shed for farming equipment. It is built over a network of cellars reached via a low, arched, dressed stone opening, flanked against the main facade. The land extends beyond the cellars to the forest.
The houseThis 15th century building was once an outbuilding belonging to a chateau. The house, facing south, was previously lived in, but only on the ground floor. The upstairs was kept as storage space for farm produce.
It spans two levels, one of which is under the rafters. Constructed entirely from freestone, it is topped with Roman roof tiles. The many openings are framed with freestone surrounds and fitted with solid, wooden shutters.
Just like numerous traditional, long farmhouses of this size, the entrance door opens into a kitchen. In this room, kitchen and dining room areas are delimited by a large beam supported by pillars. One wall is enhanced with a wide freestone fireplace which, in good working order, has a chimney breast going right up to the ceiling. The floor is laid with terracotta tiles.
A door leads from the kitchen to a lounge. Beams and joists are exposed. The fireplace houses a closed-hearth fire that burns logs, the latter being in plentiful supply on the edge of a forest. A door opens into the courtyard. Exposed freestone walls give great character to this room. A hall area, lined with cupboards, provides access to a toilet, a bathroom and a bedroom, spanning approx. 30 m². This makes it possible to live all on one level in this house. The bedroom, like the lounge, looks out over the courtyard, with the garden in the distance, courtesy of a wide opening and a partially glazed door. Beams and joists are exposed. The walls are composed of freestone.
Although the ground floor is habitable, the first floor is in need of some renovation works. Various projects have been envisaged and could be explained.
A straight, wooden stairway goes up to this level from the kitchen.
A vast landing, spanning almost 35 m², makes it easy to envisage numerous possibilities. Two openings, on the south and east sides, illuminate this room, laid with old terracotta floor tiles.
A door opens into a second room, with exposed freestone walls and light coming in from an opening, overlooking the courtyard. And lastly, a corridor leads to a shower room, with a toilet, two south-facing bedrooms and an attic.
The outbuildingA freestone outbuilding, with a gable roof covered with tiles, stands behind the house, next to the parking area. This farm outbuilding once housed animals and equipment. The facade openings bear witness to the existence of a second level. The latter, with a very low ceiling, was used for storing hay. Nowadays, this outbuilding is home to a workshop and a woodstore.
