Overlooking the Bay of Cannes, a wonderful stone villa and outbuilding on a vast wooded plot.
Just a few minutes from Cannes town centre, the renowned district of La-Croix-des-Gardes is set between Cannes castle and the sea.
Occupying the gentle hill to the west of the town centre, it is composed of villas, with beautiful architecture, laid out along winding, tree-lined roads.
This sector has all the advantages of being near to the centre, whilst benefitting from absolute peace and quiet as only its residents go there.
This villa nestles on a vast, terraced plot of lush, verdant land. The first of the wide terraced levels features an inner courtyard, adjoined by the robust, local stone building. The second tier of the terraced garden accommodates an infinity swimming pool, the curves of which merge with the sea.
The grounds extend as far as the property below which is completely concealed by a tall bamboo grove and a copse.
As of the entrance hall, it is possible to see a perfectly clear view of the bay at the end of a through corridor. And what a view: to the west, the Suquet district and the tower of Castre Museum, followed by the Lérins Isles, to the south, the sea stretches for as far as the eye can see and, to the east is the Bay of Théoule.
On the edge of the grounds, next to the main building, stands a small caretaker’s cottage with a car park and a garden. It could be transformed into a pleasant guest house.
A few renovation works will give the buildings and the vast garden back their splendour of yesteryear.
The main villaTypical of the 1940’s traditional architecture, this villa is constructed from local stone. Its traditional roofing framework supports a roof covered with Roman tiles.
The thickness of the walls not only bestows a feeling of solidity but also provides thermal insulation, extremely useful for a south-facing building.
Enhanced with several balconies and terraces, all the rooms take full advantage of the beautiful panoramic view.
This villa spans two levels. Originally designed to be independent, they are linked via an internal spiral stairway.
First floor
The paved courtyard provides access to the first floor of the villa.
An arched door opens into a vestibule, extended by a little, through corridor, at the end of which it is already possible to glimpse the blue of the sky and the sea.
A spacious, bright living room provides a clear view over the garden, the hills of Cannes and the seaside: the palette of colours goes from green through to blue. It is extended by a balcony, running the full width of the room.
The granite floors have a satin finish, the ceilings feature moulding and a large, stone fireplace enhances the end of the room.
Laid out around this central space are a dining room, with a sumptuous wall mirror and a little terrace, a kitchen, with an independent entrance, as well as a bedroom or study, with a bathroom and a private terrace.
Ground floor
Reached directly from the outside or via an internal stairway, the ground floor comprises a corridor which leads to two bedrooms, with alcove balconies, a large dressing room and a large bathroom.
The layout of this level, still in its original condition, needs to be redesigned to better suit a family way of life or leisure purposes with, for instance, an exercise or projection room.
Caretaker’s accommodation
This little, self-contained house, standing discreetly on the edge of the plot of land, can be reached via the street. It comprises two floors, linked via an external stairway. The garden level includes a bedroom, opening on to a little south-facing garden, a kitchen and a bathroom. Upstairs, a large garage is all on a level with a small parvis.
It is in need of some renovation and conversion works.
Garage
Steps on the side of the inner courtyard lead to a garage, …
