This property, 45 minutes from Nice and 20 minutes from Cannes, is in a tranquil district backing on to national forests, just a few minutes from the town centre of Grasse. Peace and quiet reign here, notably because of the low density of housing. The dominant view takes in the valley as well as the French Riviera. Nice and Antibes are within easy reach from the easterly part of Grasse.
This villa was constructed on the hills that extend the town of Grasse, taking clever advantage of the topography of the sloping land, whilst respecting the natural surroundings. Built in 2006 by the company of Martine-Lobs, an architect renowned for her bold constructions in character settings, this villa was inspired by those that were constructed in California in the 1950’s which reflected the style of the “Usonian School” created by Frank-Lloyd-Wright, architect of the famous “Fallingwater”. The design of this house is based on transparency. The glazed sections of the living room disappear completely, producing an outstanding effect that blurs the lines between the inside and the outside.
The villaThis villa, with its straight lines, is composed of two rectangular units which, although slightly offset, fit discreetly together. This results in a protrusion of the acroterion and a second roof set back from and looking down on the other bigger roof. Both, like thin galvanised plateaux, widely overhang the top of the walls, protecting the facades from the summer sun, whilst inviting that of winter. This design also leads to a subtle change in the interior layout, creating half-levels. Lined with horizontal strips of wood, these areas feature wide picture windows inviting the outside world into the living rooms. A wide terrace extends the living room and, an especially pleasant feature, the picture windows that separate it from the inside disappear completely, suspended out of sight. A system composed of wooden strips, in the section intended as a living area, can be used to control the amount of daylight. This section of the house with the terrace forms a semi-covered area dominating the valley.
Garden level
This level is reached either via a stone stairway, passing behind the villa and leading directly into the living room, or via a stairway that goes up from the carpark on the ground floor. The living room, with its smooth parquet flooring, opens on the south side via picture windows and into a semi-open-plan kitchen. It is extended on a half-level by a wonderful open space which can be used as a study or reading area. A flight of wooden steps leads to a library and appears to support this pleasant nook which extends into a mezzanine, discreetly running the length of the living room. This level also includes a back kitchen and a small projection room. The omnipresent wood changes its species as well as its contour and profile in accordance with the area, bestowing the premises with the appearance of a chalet, well-suited to its aesthetics and the contemporary way of living.
First floor
On a half-floor, behind the little mezzanine, are a bedroom and a bathroom with a delightful view.
A few steps go up to a balcony corridor, looking down on to the living room and leading to two bedrooms, with large balconies, which share a bathroom.
The garden
This garden, planted with oak trees and succulent plants, extends over approx. 5,000 m²; little pathways criss-crossing its steep slope.
A small, pleasant swimming pool, in an ideal position just a few metres from the villa, looks out over the sea below.
