An old shop with multiple facets in the fiefdom of an illustrious family in the Vivarais region.
This property extends alongside a stream near to a waterfall in one of the many valleys in the south of the Ardèche department. Set between Aubenas and Vallon-Pont-d'Arc, it therefore has the benefit of their shops as well as their economic and tourist activities. Standing in a commune marked by history, it is in a very peaceful neighbourhood.
Its location puts this property not only in the midst of the Ardèche heritage, but also near to miscellaneous sports activities: hiking, rock-climbing, Tyrolian traversing, via ferrata, potholing, canyoning, etc.
The region is also home to numerous traditional craftsmen and farmers selling local produce: world-renowned organic cosmetics, integrated farming methods and wrought ironwork, amongst others.
Just like the commune, this property has lived several very different lives despites its young age. Constructed along with the new church and the suburbs in the 19th century, forming a sort of hamlet a few leagues from the deserted castle town, this house was a shop up until the 20th century. Although transformed several times and extended over several decades, it still retained its commercial vocation. A place to gather on a daily basis and take light snacks, it almost became a kingdom of nightlife.
Now a wiser property, it accommodates guests day and night without distinction, for long and short stays. However, exuding a traditional air, with its Provencal style roof, its stone walls and its local species, it still holds several surprises and secrets for its many guests. A simple shop from the street, this property reveals all of its grandeur from its 3,000 m² parklands, enhanced with two pools. Planted with weeping willow, olive and the mulberry trees that have long provided a living for the inhabitants of the region and are an emblem of its culture, several terraces and gardens, linked to patios, constitute a variety of tranquil spots overlooking the stream.
The houseThis property, laid out over three levels, comprises a single building, with no adjoining neighbours. A fourth level, currently used as attic space, could meet any needs for additional space.
The ground floor, reached from the parklands, comprises a through flat overlooking a garden on the south side. Laid with travertine stone, it comprises an L-shaped living room which includes a kitchen and a lounge, flanked by a bedroom, on one side, and a shower room, on the other. Behind large cupboard doors, a vast, vaulted cellar houses all the equipment necessary for modern-day home comforts such a wood-pellet-fired boiler and miscellaneous systems. Furthermore, another cellar, used as a workshop, opens on to the outside and into the old danse hall. The dancefloor, like the gallery of mirrors, is but waiting for its dancers who could take a break in the adjoining area where benches and a few tables are already waiting for them to partake of their snacks. A large storeroom nearby completes this level.
A straight stairway, open to the outside, goes up to the first floor from the parklands. Almost entirely paved with travertine stone tiles, the floor is inlaid here and there with terracotta motifs, linked to the owners’ family history. Similarly, the partially exposed walls feature inlaid ammonites and other local fossils. An entrance hall provides access to two lounges. The biggest borders the south section of the building and looks out over the garden and the parklands. Near to a wood-burning stove and old-fashioned cast-iron radiators, a bookcase crowns a small platform; just like the large manor houses worthy of the most romantic novels that can be housed on its shelves, it conceals a door constituting one of its walls, behind which are a bedroom and its …
