House with terrace Saint-Jean-d'Angély (17)

Character house in St Jean d'Angély It is in the heart of Charente Maritime in the center of Saint Jean d'Angély that this former winery from the 1880s is located, a remarkable and recognized house because it was once the property of a large family of Cognac merchants. The entrance is through the old porch where we still find traces of the past of this large house with the typically Charentais ocher coating preserved on some walls. Completely revisited and renovated by its owners, this house of 350m² of living space harmoniously combines the charm of the old and the elegance of the contemporary. The entrance opens onto a living and reception room of 115m², it includes 3 reception areas, a beautiful kitchen which invites conviviality and exchange, a second space in the center where you stop to enjoy the fireplace while enjoying the excitement of the kitchen and the last space desired in the spirit of relaxation with the television corner and the library. Every detail, from the floors to the walls painted in deep hues, evokes a timeless chic, perfectly matched to the original stones. On one level there is a beautiful suite comprising a bedroom and its bathroom where the owners have preserved and completely restored a magnificent Renaissance ceiling and a door decorated with motifs which are a nice nod to the history of the place . Via a first staircase, you access a room of approximately 67m² ideal for creating a large suite, a guest bedroom, a games room, an artists' studio... The second staircase gives access to the sleeping area and offers therefore 2 large bedrooms with a shower room and a separate WC, a TV and storage lounge and a suite with shower room and WC. A 560m² south-facing garden with trees, decorated with terraces, one of which is covered, offers a superb outdoor space in the heart of the city. The bold mix of the old and the contemporary makes this house, with its certain charm, a unique property. Large garage in the old cellar where the barrels were formerly stored, a very pleasant courtyard to enjoy summer and mid-season evenings while being sheltered. The property is organized around a private interior courtyard and not overlooked. “Risk information s available on the Géorisques website: www.georisques.gouv.fr”

House with terrace Saint-Jean-d'Angély (17)

Located 15 minutes from Saint-Jean-d'Angely, 30 minutes from Saintes, 1h15 from La Rochelle and 1 hour from Royan, this village house with comfortable volumes of around 135 sqm benefits from a lovely renovation while respecting the character of the house. Behind a gate, this property offers a house and numerous outbuildings including a painter's workshop bathed in northern light. Accessible through the garden with a large terrace surrounded by vegetation and a tree, the entrance is through a glass door allowing a view into the interior. It serves an independent kitchen, a bright 30 sqm living room enhanced with a wood stove and a bedroom/office. The high ceilings give a welcoming and airy atmosphere. The first floor has a spacious landing that can accommodate a library or an office, three large bedrooms from 14 m2 to 18 m2, a bathroom and a toilet. As an extension of the existing living room, an outbuilding with its beautiful room enhanced by a workshop bay used as a painting workshop. This 74 sqm space allows for a nice expansion of the house. Several annexes complete the area. A cellar serving as storage for wood and the boiler room, the old stable with magnificent high ceilings, a 100sqm Eiffel hangar and a small independent house with a bread oven are real additional assets. The possibility of expansion and the enclosed, buildable land of 3,400 m2 underline the appeal of this place. All the frames are new allowing plenty of light throughout the house. Quietly, this family or secondary home is located not far from all major towns with direct access to the train station and the motorway. ENERGY CLASS: 'E' / CLIMATE CLASS: 'B'. Estimated average amount of annual energy expenditure for standard use, established based on energy prices for the year 2021: between EUR2,000 and EUR2,750. House with pool Saint-Jean-d'Angély (17)

A grand 18th-century country house with annexes, a dovecote and a swimming pool in five hectares of grounds near Saint-Jean-d'Angély in France’s Charente-Maritime department. From the village south of the property, you reach a tall entrance gate framed between pillars that are crowned with stone vases. From this gate, a tree-lined drive over 100 metres long leads up to the grand country house. A second entrance on the west side leads to the caretaker’s house that stands beside the grand country house. The house has a semibasement, a raised ground floor and a first floor. Its central section is crowned with a hipped roof adorned with finials. This central section is flanked with two wings that are lower in height. Each of these two wings is capped with a gabled roof. The house’s elevations are rendered and punctuated with many large-paned windows fitted with partly louvred shutters that are painted pale blue. The first-floor windows are smaller and just beneath the roof. The house faces south-southeast and north-northwest. A dovecote stands east of the house, a dozen metres away from it. And a long outbuilding lies south-east of the grand dwelling, at a right angle to it. East of this outbuilding, a wall of vegetation made up of trees runs northwards, enclosing the grounds, which are adorned with four 18th-century statues laid out in a square in front of the grand house. There is also a 20m² rectangular pond and a swimming pool on the south-east side of the property, towards the village.

Property Cognac (16)

An 18th-century house with wings, a court, a garden and a floor area of over 500m² that blends history with modernity in the old town centre of Cognac, France. You enter the property from the street via a double-leaf metal gate decorated with diamond and spiral motifs and framed between two stone pillars. This gate leads straight from the street into a paved courtyard surrounded by an outer wall and the main edifice, which forms a U shape that opens up on its east side and is extended on its rear side with a wing and a ground-floor room by the garden. The elegant elevations are all made of dressed stone, beneath hipped and gable roofs of terracotta monk-and-nun tiling. The street runs along the front of the property, its east side, where a garage lies in an extension adjoining the south wing. Each wing on this side has one bay, but the facade is divided into three bays with two floors and a central entrance door. This main door is framed between two pilasters rising up to ionic capitals that are decorated with finely carved garlands and crowned with a sumptuous entablature with a foliage motif. On the first floor, mascarons feature at the top of the window surrounds are stone cherub heads support some of the window ledges. The windows are fitted with louvred shutters painted grey. A garden lies on the property’s west side, behind the house. It is demarcated by an L shape formed by the edifice’s rear elevations and it looks down at a neighbouring alley, which you can reach via a flight of steps that lead down to a discreet pedestrian gate. Here, the main rear elevation has two sections: one divided into three bays with three floors and small windows immediately below the eaves and another divided into three bays with two floors and, at one end of it, a door leading out onto a terrace. The south-facing elevation of the rear wing is less sumptuous that the other elevations. It is made of exposed rubble stone and has three bays with three floors. Dressed stone forms its window surrounds. Small windows immediately below the eaves stand along the top floor.
