In a village near to Angoulême, a Belle-Époque residence, with its wooded, 2,200 m² garden and small patch of vines.
This house stands in a village to the north of Angoulême, with all shops, in undulating countryside alternating with fields and woods. In the local vicinity, on the one hand, are tennis courts and, on the other side of the road, a vast meadow goes back up the hill, classified as a green belt in the local planning programme. A shopping area is but 5 minutes from there and the centre of Angoulême, with its TGV train station, puts the property just two hours from Paris. Furthermore, the Paris-Bordeaux motorway and the road to Limoges are nearby.
This residence is reached by cars via the north, on the courtyard and garage side, or by pedestrians via the south, on the garden side, through the Flemish gateway with its wrought iron gates.
The main, rectangular building is flanked on the west side by a small patch of vines, by the side of which is a pool-house, with a summer kitchen, next to the swimming pool. The latter is installed in front of the house’s south-facing facade. Further away, after a few palm trees by the side of the pool, tall forest trees enhance the garden. A cedar, over a hundred years old, was probably planted at the end of the 19th century. A maze has been created using deciduous trees.
The residenceThis house is listed as a feature of the town’s architectural heritage. Rectangular in shape, its gable roof is covered with slate and adorned with a roof dormer on the south side. The coping on the gables, topped with chimney stacks, is protected by zinc.
The south side of the building spans three levels, including the attic floor, whilst the courtyard side spans four levels.
The house can be accessed either on the courtyard side or via the main, central entrance on the swimming pool side. Drop-arch openings are regularly aligned on either side of this entrance set in the projection which, continuing up to the roof, ends in a roof dormer, flanked by a modillion cornice. All the openings have dressed stone surrounds, made of the shellstone that is typical of the Charente department. The projection is constructed from dressed stone and its two levels are delimited by a string course of the same stone.
Ground floor
The entrance hall, with its period tiling, delimits the other rooms on this floor. The stairway is reached by opening a door, glazed with stained glass, reflecting the colours of the sun. On one side, a large lounge, running through the building from north to south, features a ceiling rose and an almost white marble fireplace, with blurred veining. Another fireplace, with brick facing, is on the courtyard side. On the other side, a dining room also has a horseshoe-shaped fireplace with brick facing. The south wall is enhanced with a recess set between two windows. This dining room opens on to the kitchen, the grey walls of which are enhanced by the clarity of the fitted units such as the suspended extraction hood and the artificial stone worksurface. Ceilings are 3.60 m high.
First floor
The landing provides access to four bedrooms, a shower room and a separate toilet. One bedroom has a shower area, with a wash-hand basin. This level is made extremely bright by its large windows. Ceilings are 3.20 m high.
Basement
This level can be reached either via the courtyard or via the elm wood stairway, going to all floors. The cellar takes up half the floor surface area, including a section for the mains gas-fired boiler as well as for the fully automatic pool machinery. The other half of the floor surface area is laid out as a laundry room as well as an exercise room in a panelled room with a fireplace.
