A discreetly elegant, 19th century, middle-class home nestling in a verdant haven in a region with a wealth of farmland around Poitiers.
This house stands in a hamlet, within easy reach of a town, where the borders of the French departments of Deux-SÚvres and Vienne meet. Just a few kilometres from Airvault, a little town of great heritage interest with its 12th century abbey church. Airvault also has all the facilities to be expected of a town with 3,000 inhabitants, such as a supermarket, secondary schools, several doctors, a dentist, etc. In the village itself are a primary school, a bakery and a restaurant. Poitiers, with its university, its teaching hospital its airport and its TGV train station, is just over 40 km away. La-Rochelle and the Atlantic coast can be reached in less than 2 hours.
This house, concealed amidst the vegetation, comes into sight at the end of an alleyway, closed by wrought gates, set well back off of the main street. It was constructed in the 1880’s around an early 17th century section. It has two facades and spans three levels. The biggest section of a lush garden extends in front of the facade opposite that of the entrance, on the east side, whilst that on the west side is bordered by a tiled terrace. Two small outbuildings stand in the parklands. The property spans a total of 3,500 m² between dry stone or masonry walls.
The residenceThis rectangular residence is topped with a slate roof, laid on a superb, sturdy, roofing framework with a hip rafter and queen post. The house features three bays, spanning three levels, the third not as high as the first two. Two 5 m high chimney stacks protrude from the roof, all totally redone thirty years ago. This residence is flanked, on the right of the main facade, by the low roof of the old stable, now a wing, one bay wide, comprising a ground floor as well as an attic floor and adjoining the neighbouring house. The walls, made of stone and earth, are covered with a thick, eminently hydraulic lime rendering. All the doors and windows are double-glazed and feature small panes. A canopy protects the entrance doors on either side. The total interior floor surface area is 280 m².
Ground floor
A through vestibule, with hexagonal terracotta floor tiles, houses a wooden stairway going to all the floors. A large room on the right-hand side is used as both a dining room and a kitchen, a bit like in old-fashioned farmhouses. A round Godin wood-burning stove has been installed in the impressive fireplace, the flue of which is lined with stainless steel tubing. Perpendicular to the ceiling joists, the entire trunk of a young elm tree constitutes the main, 400 year old beam. A door provides access to the wing which also opens out from the rear facade. A hall area leads to a vast bathroom, illuminated by one of the openings in the main facade, to a separate toilet and to a narrow flight of stairs going to a study, made extremely bright by a skylight and an opening, level with the floor.
On the left-hand side of the entrance vestibule, the large lounge has the same type of ceiling as the dining room. It also has a wood-burning stove installed in the large fireplace, complete with a stainless steel tube lining the flue.
First floor
Corresponding to the two large reception rooms on the ground floor and set on either side of the vestibule which also includes a toilet, with a wash-hand basin, are two vast bedrooms, made extremely bright by their double aspect. Their wooden flooring dates from the construction period of the residence. Each bedroom has a fireplace in good working order.
Second floor
The relatively steep stairway going up to the second floor leads to a door opening into a vestibule. Four bedrooms intercommunicate two by two. The ceilings are 2 m high.
