House Saint-Maixent-l'Ecole

An impressive, middle-class house, with an air of an Italian villa, in 4½ ha of parklands looking down on the Sèvre-Niortaise Valley.
The little town of Saint-Maixent-l'Ecole is nearby. Just 5 km separate this house from a TGV train station. Slip roads for the A10 Paris-Bordeaux motorway are the same distance away. The French capital is 2 hours away by train (4 hours by car) in one direction, whilst La-Rochelle and the Atlantic coast are an hour away in the other.
The house is no longer as secluded as it once was, but the large hamlet in which it stands remains very quiet and exudes a convivial atmosphere.
The river Sèvre-Niortaise, flowing past on a lower level, winds its way through to Niort and waters the Poitevin marshlands prior to joining the ocean in the Bay of Aiguillon.
Three levels, diminishing in height as they rise skywards, five bays, a low, tile-covered roof and a terrace with balusters along the parkland side facade: this soberly elegant residence was constructed in 1861. Spanning approx. 400 m² of living space, it comprises five bedrooms and four bathrooms. The rooms on each floor are laid out on either side of large vestibules, which are through rooms on the first two levels: a lounge, a dining room, a study-library and a kitchen on the ground floor; three bedrooms, each with a bathroom on the first floor; two bedroom, a bathroom and an attic on the second floor. Two toilets and a linen room. The basement comprises two levels which notably include an arts and crafts room, a laundry room, a boiler room (oil-fired), a woodstore for the fireplaces and a wine cellar.
The parklands, spanning almost 4½ ha, are crossed by a majestic cedar tree-lined driveway and include numerous natural areas such as meadows, an orchard and a small wood. They are big enough to take a swimming pool with its summer kitchen as well as some wonderful outbuildings.
The residenceThe simplicity of its lines results in an undeniable elegance. The windows, becoming smaller as the building gets higher, are flanked by sober moulding. They are fitted with slatted shutters and, on the first two levels, with blinds on the sunnier facade. On both facades a few steps provide access to a vast terrace, enclosed by balusters on the north-west side, and to a second entrance door on the south-east side. The house was intentionally built away from the centre of the parklands which are accessed via two opposing sets of gates, set between sculpted pillars.
Ground floor
This level is laid out on either side of a vast, stone-paved, through vestibule, between the terrace (72 m²) and the entrance on the opposite side. Consequently, two old, partially glazed doors face one another. A welcoming fire can be lit in the fireplace of each room: a study-library, with wall panelling and strip pattern parquet flooring, a lounge, with wainscoting and parquet flooring laid in a randomly matched pattern, a dining room, with panelling and Versailles pattern parquet flooring, separated from the study by a pantry (wash-hand basin) housing a back stairway that goes to all floors. Just like the dining room, the fully fitted kitchen communicates with the terrace, looking out over the parklands through a double-glazed French window.
