House Eclaron-Braucourt-Sainte-Livière (52)

Located in the heart of a charming village, this character house built in 1694 offers 402 m² of charm on 2,147 m² of lush, green grounds. It is ideally located in a highly attractive tourist region, making it ideal for seasonal rental projects. An imposing limestone facade dominates the main building, where the evidence of a rich past can be seen right from the entrance. Travertine floors, oak parquet flooring, moldings, fireplaces - all the vocabulary of the past has been preserved here, and awaits only the most up-to-date renovation to restore it to its former glory. On the first floor, the entrance hall leads to a vast living room, a dining room and a small sitting room, followed by a bedroom with its own shower room, and finally a kitchen with its own well and access to the garden. Four bedrooms are located on either side of the two wings. A wooden staircase leads to the second floor, where a corridor leads to six bedrooms, a kitchen, two shower rooms, an office and a dressing room. The wings on this level offer spacious accommodation for additional bedrooms. Two wings, with half-timbering visible from the inside, offer possibilities for independent conversion. The intimate inner courtyard extends into a wooded park with outbuildings and vehicular access. This sleeping beauty is now just waiting for a new project to reveal its full potential. House Puellemontier (52)

Situated close to the famous Lac du Der, this authentic mill, the first traces of which date back to the 11th century, spans 316 m² on a plot of 80 ares. A treasure trove of history nestled in a bucolic setting, with its typical Champagne half-timbering, exposed beams, old-fashioned fireplace and old paddle wheel, it exudes a warm atmosphere. This authentic setting has been perfectly respected by its owners, who have also equipped it with all the comforts of a contemporary home. From the moment you enter, the charm of the half-timbering is immediately apparent. The various character features of the house are skilfully highlighted by the many windows that provide an abundance of natural light. The living room, where the warmth of wood reigns supreme, features an impressive stone fireplace. It is extended on one side by a pleasant lounge with lighter tones, and on the other by an open-plan kitchen that sits behind the half-timbering. This provides access to a pleasant terrace beside the river. A bedroom and two shower rooms complete the ground floor. A charming wooden staircase leads up to the first floor, with its four bedrooms, two shower rooms, a dressing area and a vast, light-filled room, the use of which will be limited only by the imagination of its future owners. Another wing of the building houses all the old mill mechanisms, carefully preserved as evidence of a past rich in history. An impressive outbuilding, also dressed in half-timbering, and its vaulted cellar add to the many assets of the property, which has a water right founded in title. It is therefore possible to restore the old turbine in order to relaunch hydraulic production. The authentic setting and rich history of this property make it a unique property that will provide its future guests with a lifestyle full of serenity. House Joinville (52)

An 18th century mansion in a small medieval town in the Champagne region. At the foot of the hill of the former chateau of the Dukes of Lorraine, the townhouse stands not far from the church of Notre-Dame and its maze of narrow, winding cobbled streets, typical of medieval towns. The property comprises two plots of land at different elevations, with the buildings set around a courtyard of approx. 71 m², along the street level, and a terraced garden with an outbuilding on the upper level. A wooden walkway on stilts and a stone staircase connect the two sections. A previous building depicted on the 16th century town map stood on the street at that time and had two lookouts rising from the roof on either side of the facade. Today, these elements have disappeared, but the two wings on the courtyard side remain, one of which still retains the spiral staircase and the former kitchen buildings at the back of the courtyard. The wing at right angles features a sculpted recess with pediment and pilasters and a statue of the Virgin and Child, probably dating from the 16th century. The 18th century project involved rebuilding the street and rear facades, which probably served to add depth the dwelling towards the courtyard.
