A contemporary, 325 m² villa and its swimming pool in the midst of exceptional countryside just 30 minutes from Nantes.
This town, south of the river Loire and near to the urban area around Nantes, benefits from the economic dynamics of the large city to the west and its European-scale infrastructures. An international airport, a TGV train station and motorway slip roads are all within easy reach. This town, with 6,000 inhabitants, is on the east bank of Grand-Lieu Lake, one of the biggest in France and classified as a nature reserve. The Atlantic Ocean is not far away. It takes but 40 minutes to get to the nearest beaches on Bourgneuf and Pornic bays before reaching the Vendée department.
This property is on the outskirts of a historic fishing village with typical architecture: small, single-storey houses decorated with brick and cornices. The port in this traditional village has one of the rare view points over the lake. A quiet street, set back from the banks, leads to the house. The plot spanning approx. 3,000 m², includes a house, spanning approx. 330 m², a 12x6 m swimming pool, a pool-house and a carport, able to take 3 vehicles, all of which are protected by the double wire fence which encloses the property and is partially lined with thick bamboo hedges.
The villaThis is the only property in the street where the land and the buildings have been raised by some two metres (rockfill and soft earth) to prevent flooding. This villa, laid out all on one level, was built in a contemporary style, with modern-day home comforts integrated right from the start. The general state of repair is excellent. Works were carried out using first-class materials.
The entrance door, topped with a vast awning, opens into a hall that provides access, on either side, to the living rooms and the night-time section. Set in line with the entrance, a huge aquarium gives a glimpse of a fully fitted kitchen, with an atrium ceiling. It communicates with a vast living room, extended in turn by a 28 m² patio, opening on to the garden and the swimming pool. This vast reception area, spanning almost 90 m², has a very high ceiling courtesy of its exposed roofing framework. A central, hanging fireplace makes it possible for residents to appreciate an open fire wherever they are in the room. Wide picture windows let in copious amounts of light and provide views of the swimming pool, the verdant stretch and the lake. The hall further leads to a study and a garage, spanning approx. 43 m².
Four bedrooms each have their own shower room and one also has a dressing room. The main bedroom, with a bathroom and a dressing room, opens on to the terrace and the swimming pool.
The gardenThe garden surrounds the house. Fully enclosed and facing west, it is bordered by rows of trees. The gently sloping land provides an unobstructed view over the open-water lake. The swimming pool, with an electrolysis filtration system, is surrounded by a wide, wooden terrace. The presence of palm trees bears witness to the mildness of the climate to the south of the river Loire.
