A 10-ha, vine-growing estate, with AOC Côte-Roannaise vine stock, in the midst of the Madeleine mountains.
The Côte-Roannaise is an appellation which is to be found in the centre of France near to the town of Roanne. Not far from the river Loire, this vineyard is to the west of the Beaujolais appellation. On the Madeleine mountains, the house and its outbuildings stand in the midst of the estate, overlooking a section of its vines with Côte-Roannaise appellation. An AOC “Appellation d’Origine Controlee” is a subtle blend of soil, vine stock and man’s know-how. This particular soil is worthy of its growing reputation. It is furthermore included on the wine list of the acclaimed, fine-dining restaurant in Roanne called Troisgros. On the outskirts of the urban area of Roanne, the region attracts tourists courtesy of its pleasant landscapes. This estate is equidistant between Lyon and Clermont-Ferrand, about 1½ hours away by road. TGV train stations and international airports are to be found in both towns.
The estate, spanning some 10 hectares, includes a 7½-ha vineyard. Its well-exposed, east-facing slopes and its granitic soil produce a pleasant, light, fruity and versatile wine. The AOC certification was obtained in 1994 through the work of a young generation of vine-growers for a vineyard that can be traced back to the Middle-Ages. The house stands on a hill and looks down on a section of its vines. Other planted plots are to be found a few minutes away in the neighbouring village. The building adjoins old outbuildings used for making wine. A chapel constructed in the 19th century protects the premises and the vines. A guest house, surrounded by a garden and woods, is also part of the property.
The large, luxurious homeConstructed over wine-maturing cellars, this robust, square building spans two levels of living space, topped with a hip roof. The rendered facades feature numerous, symmetrically aligned, small-paned windows. The house adjoins the outbuildings to form an L-shape, flanking a vast, red-gravel parvis.
Ground floor
The house’s heavy wooden entrance door opens into a long vestibule, laid with red and white cement floor tiles. Opposite, an old door with moustache-shaped ironwork provides access to the cellar. This is a vast function room that opens on to the garden via a wide picture window. On either side of the entrance hall, a lounge faces a kitchen. The lounge is nice and bright. The floor is covered with coloured cement tiles. A sculpted stone fireplace acts as a decorative feature and panelling, lining the walls, conceals cupboards. Opposite, the spacious kitchen is tiled in a similar manner. It adjoins a laundry room and provides access to a bathroom with a toilet. A stairway, with wooden steps, goes up from the end of the vestibule to the second level of the house.
First floor
This level has parquet flooring throughout. The stairway leads to a vast landing, illuminated by a window. This floor is taken up by five bedrooms and a study. Three of the bedrooms, and the study, look out over the valley. A bathroom and a toilet complete this level.The wine-making buildings and the vinesThe wine-making buildings adjoin the main house. They include a fermenting room, spanning a ground surface area of approx. 105 m² and fitted with concrete vats and other wine-making equipment. The fermenting room is followed by storage areas.
All the wine-making equipment could be sold over and above the asking price.
The AOC Côte-Roannaise vine stock, planted in several stages since 1991, is solely composed of gamay, the only vine variety used for making red and rosé wines with this appellation.
