In a village crossed by a river in the Anjou region, a house with a holiday rental accommodation unit, outbuildings and a garden.
This property stands in a village with numerous character houses and other old residences. The village is composed of two old parishes set on either bank of the river running through it. They are now united and linked by a bridge. The river is navigable such that a marina, with quays and a few restaurants, has been created.
It is 5 minutes from a character town with all shops and amenities, a racecourse and a prestigious horse stud farm.
It is also less than 30 minutes from the town centre of Angers and its TGV train station which provides 90-minute links to Paris, with ten or so daily return journeys.
The A11 motorway is some 15 minutes away.
One of the house’s facades borders a little used street in the village. This house comprises a central building, each of the gable walls of which is adjoined by a wing which is, itself, extended by buildings set at right angles on the other side of the house, facing the garden.
An entrance porch, covered with a slate roof and closed on the road side, acts as a link between the central building and the south wing.
A well and a cellar are on the garden side. A covered area is to be found at the end, facing the house.
The garden is fully enclosed by walls, with a wide gateway set near to the gable of the building set at right angles to the south wing.
The houseThe central building was constructed in the 19th century from lime-rendered quarry stone blocks. It spans three levels, one of which is under the rafters. The two wings span but a single level.
All the buildings have slate roofs. The central building has a hip roof whilst the wings have two or three roof slopes. Freestone was used for the cornices, the framing around the openings and the quoins.
Ground floor
The entrance hall provides access, on one side, to a lounge and, on the other, to a kitchen and a hall area leading to a room now in use as a workshop. The entrance hall also houses a wooden, quarter-turning stairway which goes upstairs. There is a toilet in the hall area. Following on from the workshop is another room which can only be reached from the outside and is currently rented. This level has terracotta floor tiles and exposed ceiling beams throughout. A freestone fireplace enhances the lounge. The entrance hall leads directly out into the garden. The lounge opens on to the entrance porch which provides a link with a hall area in the south wing. This leads to a linen room, a laundry room, a boiler room with its oil tank as well as to a stairway going up to a vast attic.
First floor
The first-floor landing provides access to a bathroom and three bedrooms, one of which has its own shower room and toilet. This level has terracotta floor tiles and exposed ceiling beams throughout.
Second floor
This level, with parquet flooring, comprises a bedroom, with a wardrobe, a shower room and a toilet.The outbuildingsA barn, set at right angles to the north wing, is extended by a woodshed. These two buildings, topped with slate roofs, are open on two of their sides.
A well and a cellar are on the garden side. A covered, paved area, with a slate, gable roof, is to be found at the end, facing the house.
