In a rich wine region of the Loire Valley, an elegant bourgeois house in a well-tended garden.
The property is located in a historic village near Saumur, famous for its troglodytes and its castle, surrounded by lush countryside. The Loire-Anjou-Touraine Regional Nature Park is a preserved area where Loire, vineyards and forests sit side by side.
This region celebrates French culture with the Cadre Noir School of Cavalry in Saumur, the Royal Abbey of Fontevraud, the fortress of Chinon and many other remarkable buildings of world renown.
The Saumur region is dynamic, taking full advantage of the Action Cœur de Ville investment plan, and with a broad range of projects in fields such as education, health, culture and tourism.
There are many transport links to major cities. Saumur TER station is only 10 km away. The train links Angers in 25 minutes, Tours in 30 minutes, Nantes in 1 hour 10 minutes and Paris in 2 hours. The A85 motorway is 13 km away. The village offers shops and services such as a bakery, a school and a restaurant.
The house, partly concealed by a surrounding wall on the street side, is set in a fertile small valley, between a quiet street and a stream.
The surrounding wall features a large solid wooden gate, framed by two square pillars made of tuffeau stone, an emblematic stone of the region, adorned with pilasters and a modillion cornice. An adjoining wicket gate gives access to the garden. The house is built lengthwise and sits perpendicular to the street. It is surrounded on three sides by the garden. The building is very spacious and arranged over two levels following the natural curve of the terrain.
The houseOnce through the gate, the south-facing facade becomes visible, elegant and clear. The house offers three levels and a full basement with cellars. The walls are of tuffeau stone. The slate roof is four-sided. Five openings have been created on each level of the facade. The wooden small-paned double entrance door is surmounted by a rounded stone arch and a glass transom with wooden frame. The tuffeau facade is highlighted by string courses and a modillion cornice. It is punctuated by pilasters.
Ground floor
The entrance hall floor is paved with old hexagonal tiles. The beams and joists are exposed. Opposite the front door, the staircase provides access to the upper floors. On one side, the hall leads to the dining room and the kitchen, and on the other to the living room. The floors are paved with terracotta tiles and the beams and joists are exposed. The dining room boasts a sober black marble fireplace with a functioning integrated cast-iron wood-burning stove. The kitchen is accessed from the dining room and a French window opens onto the garden. The living room is adorned with a red marble fireplace, also with a functioning free-standing stove insert. This corner room, at the far end of the building, offers a dual view of the garden.
First floor
The wooden quarter-turn staircase leads to a large, bright landing. On one side, it serves a bedroom with a view of the garden to the north and a shower room with toilet to the south. On the other side are two bedrooms, one with a bathroom and toilet and the other with a built-in fireplace and marble mantelpiece.
Second floor
The top floor is under the roof and filled with natural light from front windows and skylights. Two large rooms are located at either end of the building. The beams and trusses of the Mansard roof structure are visible. This level also offers a bathroom with toilet, a storage room and a laundry area hidden behind the doors of a large wardrobe. These rooms are all accessed from the L-shaped landing.
Cellar
A staircase is hidden behind a discreet door in the kitchen. It leads to the cellar, which extends over the entire surface of the house. The height is considerable, …
