Property Autun (71)

Near Autun, a late 18th-century residence and its wooded park of over 9,000m². Located on the site of 'La Verrerie,' the property dates back to 1752 when Gaspard de Clermont-Tonnerre founded a glass workshop that produced bottles for the wines of Burgundy and Champagne. In 1830, a building was constructed on the site to accommodate the factory director. The entrance to the park, where some of the workshops used to be, is marked by two columns supporting a wrought-iron gate. To the right of the gate is a small house from the 18th-century, and to the left is an old orangery. The park unfolds around the remains of a circular body of water and was transformed into an acclimatization garden in the 19th century. It features remarkable specimens of plane trees, maritime pines, blue spruces, pagoda trees, and two rows of linden trees that frame a terrace with sweeping views of the surrounding landscape. The residence is very wide, spanning two levels topped with attics and made up of two parts: from the left, a small, square building with a flat roof due to a later architectural modification, followed by the main body, very elongated, with a two-pitched roof and harmoniously structured with regularly spaced windows and entrance doors across the facade, all of which open onto the park. The 'director's house' adopted the typical architectural model of the adjacent old workers' settlement. As a result, the building with windows grouped two by two gives the impression of being composed of numerous small houses attached to each other. The overhanging roof with mechanical tiles and the plastered walls with faux rustication allowed it to blend seamlessly with the glass workshop buildings. Nevertheless, it was indeed a bourgeois residence, featuring both a main entrance and a service entrance. The house only has windows on its west facing facade as the architect designed it as a series of interconnected rooms. Despite this, the abundance of openings allows for plenty of natural light inside. The entire property is enclosed by walls facing the street and by hedges elsewhere, ensuring the occupants' tranquility.

House Autun (71)

A townhouse, dating from the 1900’s, in the town centre of Burgundy’s Autun. This town house stands near to the ramparts of the old, fortified town of Autun. Just a few metres away, the theatre and the town hall bear witness to Autun’s economic expansion in the 19th and early 20th centuries. This house; constructed in the 1900’s, reflects the architectural trends of the period between the beginning of the Art Nouveau style and the post-Haussmannian era fashionable in Paris at this time. Its height and its wrought construction materials make it stand out from the surrounding Burgundy houses. Set on the corner of two streets, its rotunda facade, topped with a dome, constitutes the central feature of the building, flanked by its two wings. On the east side, the facade is extended by a ground floor, covered with a roof terrace, and followed by a long wall, with a wicket garden gate and a set of solid, vehicle gates.

Manor Autun (71)

Ref.4299:Property for sale in the Saône et Loire french department. From this large, bucolic residence with its east-west exposure, you can look out over the gently rolling hills of the Autunois region (southern Burgundy) without a trace of modern times. A cedar, more than a hundred years old, marks the nobility of the premises. The Manoir is surrounded by green meadows, crossed by small streams whose meandering paths break with the straight lines of the hedgerows. Nature is gentle here, with its undulating landscapes marked by the hand of man. 600-700 metres from the property, a small rural village full of charm with its church, inspired by the religious architecture of Cluny, has a café-restaurant with a very pleasant terrace in fine weather. The property is located 10 km from Autun, with all the shops you need, and less than 40 km from the TGV station, which takes 1 hour 20 minutes to reach Paris. Geneva is 2 hours 30 minutes away by car. The main building provides around 500 sqm of living space, and the house has plenty of natural light thanks to its many windows. There are Ground floor The ground floor comprises a kitchen with old terracotta floor tiles, a dining room, a 45 sqm living room in recent Burgundy stone with a fireplace and a room in the front. In the kitchen, a beautiful vegetable garden was once used to heat up dishes. The dining room, very pleasant with its old cement tiles in shades of grey and blue, has a beautiful alcove that could house a sculpture. There is a toilet in the south wing. A cellar is accessible from the ground floor. First floor The first floor comprises 6 bedrooms, including two interconnecting bedrooms on the north side with wooden shutters, and three bathrooms with baths. In addition, two shower rooms with showers and toilets have been renovated, as well as a separate toilet. The back bedroom, on the east-facing side, has a beautiful chequered parquet floor. From the first floor, the south-facing staircase leads to two attic bedrooms under the roof. 2nd floor This floor has 2 bedrooms, one on the east side and the other in the tower on the south side. There is also an attic storage area and a very beautiful, renovated games room, with a cathedral-style ceiling adorned with beautiful beams that form a geometric criss-cross pattern. You can still see the wooden pegs. From here, a staircase takes you to the top of the tower, now occupied by an office. The space is very bright, even in the middle of winter. The view is far-reaching thanks to the 5 windows overlooking the surrounding countryside. It's a great place to work with peace of mind and to 'get a bit of height', without a doubt. In summer, you can access the highest point of the Manoir, a 14 sqm neo-medieval terrace, with its crenellated concrete. It is served by a small staircase leading to the study. The sun will be your only companion, in complete privacy. There is a possibility of a gite or bed & breakfast in an outbuilding shared with the neighbouring farm. It comprises a dovecote, a garage for 3 cars, a woodshed, a shed on the ground floor, two rooms upstairs and an attic. A vaulted cellar in the basement of the outbuilding, accessible from the outside, could be used as a wine cellar. A tennis court is in need of renovation. Situated slightly below the main esplanade, it does not disturb the view over the surrounding countryside. The property is surrounded by 3.20 acres of parklands. Triangular in shape and gently sloping, it is bordered at its southern end by the small road leading to the village. There is no noise pollution from the (very limited) road traffic. The park features a number of ancient trees, including a cedar and a 450-year-old pendulous beech of imposing size. The swimming pool, measuring 10 x 5 m, is located on the south side of the park.

Farmhouse Neuvy-Grandchamp (71)

This lovingly restored farmhouse is in a beautiful location, with lots of peace and privacy. The house, with a living area of more than 220 m2, is furnished in a fun way and is full of surprising elements. The ground floor is accessed through the large entrance hall. From the hall, on the left, there is access to a comfortable and fully equipped kitchen with a dining area. The dining room overlooks the pleasure garden. Adjacent to the kitchen you will find the spacious primitive living room with its exposed beams and original terracotta flooring. Many windows provide plenty of light and a wood stove in a beautiful fireplace provides comfortable warmth on cool days. From this living room, the old front door gives access to a pretty west-facing veranda. Back in the hall you will find one of the house's two bathrooms, a separate toilet, space for the washer and dryer and, best of all, a 4-person sauna. On the other side of the hall is another large room which is now used as a workshop. A small staircase leads to the first floor, where there is a large landing giving access to a bedroom and, above, to an attic. To the left, another small staircase leads to a hallway with a bedroom to the left and a modern bathroom with sink, shower and toilet to the right. At the end of this hallway is the master bedroom. A huge, tasteful room, with several windows and the roof beams left in view as a nice detail. From the aforementioned landing you enter the part of the house where the current residents spend most of the day, the large conservatory. This veranda not only offers panoramic views of the lands and hills of Burgundy, but its practical pantry means you don't have to go downstairs to have a cup of coffee or tea, for example. The views as far as the eye can see are never boring and have their charm whatever the weather: grazing cows, omnipresent game, birds of prey, etc. To the left of the house are several rooms which were used as pigsties and which are today used as heating and storage rooms. Under the house, a modest cellar, large enough to store a nice stock of wine. There are several outbuildings. First of all, the wine barn; this is where the fermentation barrels and the rest of the winemaking equipment are kept. Next, another barn where the wood stock is currently located. To the side of the house is a solid garage with a roof for a second car and a spacious terrace where a swimming pool once stood. Next to it are the henhouse and a stable for a pony or donkey. The house's garden (with a working well) surrounds the property and is located between the outbuildings. A few meters further down is the recently replanted vineyard with a thousand vines of Pinot Noir and Gamay. Current residents get an annual yield of 500 to 800 liters of red wine. This wine is intended for their own consumption. Your broker has tasted the wine and it is a very pleasant table wine. The property is located a few hundred meters from the nearest buildings and on a narrow, quiet access road with only one destination and agricultural traffic. The pastures belonging to the property are used by a farmer but without any rights. The property is in category E in terms of energy consumption and the solar panels on the roof can last for many years. The septic tank has been renovated by the current owner. In summary, a beautiful ensemble for lovers of calm and space with especially the view and the vineyard as assets. Delivery of the house is negotiable and part of the furniture is included in the sale. EXPERTIMO est le leader français des réseaux dédiés aux mandataires expérimentés
