A 16th century stately residence, extended in the 18th & 19th centuries, in an out-of-the-way village near to Mortagne-au-Perche.
In the French department of Orne, 160 km from Paris and 25 km from the A28 north-south motorway linking Rouen to Le-Mans. Mortagne-au-Perche, ten minutes away, conceals treasures, houses and mansion houses, bearing witness to the era when the town was the capital of the county of Perche. This town, now with more than 4,000 inhabitants, has all amenities. This residence is in a little peaceful village, with 300 inhabitants, not far from a 12th century Romanesque church.
A little, quiet village street leads to this property, completely concealed behind its walls and tall entrance gates. Once through these gates, the residence comes into view. Facing south-east, it is built in an L-shape, looking out over the garden. The surrounding unspoilt, undulating countryside stretches into the distance for as far as the eye can see. Two terraces have delightful views. One is adjoined to the house overlooking the garden, whilst the other dominates the countryside and the lower section of the garden. Both are protected from onlookers by the layout of the buildings which makes it possible to see without being seen.
The houseThis residence is accessed via an inner courtyard formed by the layout of the two buildings set at right angles to one another. The main building spans two levels and an attic floor, whilst the section of the residence dating from the 16th century houses a small vaulted cellar. The walls are lime-rendered; the roofs are covered with local tiles and fitted with copper guttering. The eaves are supported on a stone, overhanging cornice. White stone has been used for the quoins and the framing around the openings. Three large, semi-circular arched openings delimit the site of the old stable. One of the facades features a sundial. The second building, set at right angles to the first, is constructed all on a level with brick walls and a slate roof.
Ground floor
This residence is entered either via the dining room or via the lounge, both rooms adjoining one another. The ground floor, laid out lengthwise, comprises a lounge, a dining room with an open-plan kitchen as well as a hall area leading to a laundry room and a toilet. These rooms precede the old stable, now fully rehabilitated, spanning a floor surface area of 80 m² which is widely open on to the outside courtesy of three semi-circular French windows. It is followed by a dressing room with a toilet. A bedroom, set at right angles and reached via the lounge, has a bathroom and an Italian style shower as well as a toilet. Continuing on from the bedroom, and reached from the outside and, therefore, totally independent, is a guest house comprising a lounge, a bedroom, a shower room and a toilet. All the old materials have been preserved including terracotta floor tiles, stone fireplaces in the lounge and the dining room, a bread oven, oak wood beams and joists as well as oak wood doors. This residence underwent meticulous renovation works a few years ago with notably the installation of underfloor heating in all the ground floor rooms and the kitchen was fitted out by a professional.
First floor
A stone stairway in the 16th century section of the residence features a landing providing access to a wide corridor (lined with cupboards) that leads to the bedrooms. The first bedroom, with two windows, has a bathroom with a bath, an Italian style shower and a toilet. A second bedroom, in the middle, is followed by a third bedroom with a dressing room.
