Property Mortagne-au-Perche (61)

A listed former charterhouse surrounded by 44 ha of woodland and meadows, on the border of a magnificent national forest in the heart of the Perche region. Set back from a main road that runs along the edge of the national forest, a forestry lane leads to a vast clearing protected by the steep slopes of the surrounding hills, which are crowned by plateaux. Dating back to 1170, the impressive charterhouse of the Carthusian Order was built for the monks of Saint-Bruno by Count Rotrou IV and later by Peter of Valois. Some of the structures rebuilt in the 18th century remain, as do the remnants of the perimeter wall and the garden. The complex is built on a strict axial plan with symmetries similar to those of classical residences. As you approach the charterhouse from the north and drive past the slightly set back 3-hectare lake, the buildings gradually come into view: the porter’s lodge in the centre, flanked on the right by the lady chapel and on the left by the former dispensary, built symmetrically to the chapel. The complex is linked by a slightly curved wall. The former infirmary is located away from the dispensary, as is a more recent hangar further back used as a garage and storage space. After passing through the wooden gate, extended on either side by the hornbeam hedges that surround the buildings, a private driveway leads to the porter’s lodge. On the south side, in front of the this, a paved main courtyard bordered by box hedges links the three buildings. Further along, a formal French parterre is bordered by walls and a double row of hornbeams in line with a central paved driveway. The complex still has the same layout as in the 18th century. Extending from the buildings, and separated from the parterre by a pool that can be crossed via the old masonry bridge, lies the remaining parkland, bordered by the remains of the old perimeter wall. In the distance, in line with the porter’s lodge, the rectangular basin of the large cloister has been reconstructed, surrounded by the remains of the Carthusian monks' buildings, which once stretched out over a hundred metres.

House Mortagne-au-Perche (61)

A masterfully renovated building complex in lush grounds that cover seven hectares, nestled in France's beautiful Perche province. A quiet country lane snakes through tree-dotted countryside of small fields to reach the property, hidden behind well-trimmed hedges. Tall wrought-iron gates open onto a driveway lined with trees and rows of hornbeams. It leads to the three main buildings set out around a court. The driveway and court are both gravelled. Next to the three houses, another two buildings and lime-rendered low walls form an enclosure where a swimming pool could be built. Around the buildings, the beautiful seven-hectare grounds are made up of lawns, hedges and pasture. Woods look out across them.

Property Mortagne-au-Perche (61)

A house and outbuilding from the sixteenth and fifteenth centuries in 3 3 hectares of landscaped gardens and woods, in France’s Orne department, beside the Perche area. A short distance from the local village, a winding lane lined with lime trees leads from the local road up to the property’s gate, which is flanked with two pillars of dressed stone that stand in line with an outhouse. Once you have gone through the gate, you see the house and the outbuilding facing each another. The two buildings demarcate a vast main courtyard, as do old moats that partly edge it too. In the middle of the court is a lawn where a magnificent magnolia towers. A path runs around it to lead you to the house. On both sides there are meadows and areas of dense vegetation. The house and the outbuilding were built on the site of a former fief. There are traces of the place in thirteenth-century inventories under King Philip II of France, then in the fifteenth and sixteenth centuries, during which the outbuilding and part of the house were built, as well as the outer courtyard further away. Moats, supplied with water from a spring, bear witness to the defensive dimension of this historical site. The property belonged to the famous lords Gruel de la Frette for two centuries.

Property Mortagne-au-Perche (61)

Located 2 hours by car from the center of Paris, 15 minutes from Nogent-le-Rotrou and 1 hour from Chartres, this 15th century manor offers approximately 800m2 of living space, distributed between the Manor, the large adjoining building, as well as the small independent house called the Cottage. Evolving in the charming atmosphere of the Perche countryside, the property extends over 2.14 hectares of garden, meadows and orchard. Nestled at the end of a small road between fields and meadows, an imposing building welcomes us, generously revealing its 70 meters in length. The corner block stones, the facade moldings of the Manor, the partial half-timbering, tell the story of the experience of this place through the ages. Several entrances are possible for several interiors. In the main building of the Manor, an entrance introduces the spaces on the ground floor and leads to a large living-dining room on the left offering beautiful volumes and total light with its multiple openings. The atmosphere is authentic from the marble floor to the ceiling decorated with beautiful beams, and the entrance doors and cupboards in limed wood as well as the very beautiful fireplace give the place a lovely touch of poetry. Opposite the entrance hallway, a large library lounge with fireplace offers a beautiful space for relaxation, reading and/or games. At the rear, a kitchen with contemporary lines has been fitted out along a corridor and offers organization in two spaces, preparation and cooking. The solid wooden staircase gives access to a first floor or on either side of a charming landing, two superb suites with private bathrooms offer a warm and comfortable sleeping area. On the second floor, a small landing leads to a separate bathroom and a large bedroom with soft, warm tones. Linked by the kitchen, an adjoining building offers several spaces divided between a pretty office-reception, three bedrooms with two bathrooms/shower rooms, a laundry room. Upstairs, a large bedroom to renovate as well as a large convertible attic offer great possibilities for expansion. Adjoining the building but independent, a half-timbered house from the end of the 17th century has been completely renovated and offers a beautiful balance of authenticity and contemporary with its exposed stone interior walls, its clean lines and its metal staircase in real room decor. On the ground floor, a very large open room of approximately 100m2 offers a living space with striking volumes, where the living room, the dining room and the fully equipped open kitchen communicate. Upstairs, a central landing leads to four beautiful bedrooms, all equipped with their own bathrooms. At the end of the building, a spa area with jacuzzi and sauna has been set up. Opposite the Manor, an old stable has been renovated and now forms a charming cottage. On the ground floor, a living-dining room with American kitchen offers an attractive living space and upstairs, the sleeping area consists of two bedrooms with private bathrooms, one of which has a small adjoining child's bedroom. A beautiful well, a tennis court and an above-ground swimming lane swimming pool complete the vast exteriors of 2.14 hectares. This property offering a lovely view of the surrounding nature is ideal for a project of gîtes and guest rooms, green seminars and private events. House Champrond-en-Gâtine (28)

Located in the Eurélien Perche, 15 minutes from La Loupe and 1h30 by car from the gates of Paris, this architect-designed house has a floor space of 225m2 and offers exteriors extending over approximately 3880m2, within a small private airfield in the middle of cereal fields. Built in 2008 and designed by DOMESPACE, the house is, through its shape, the meeting point between the conviviality of ancestral homes and the design of a futuristic home. Designed to stand the test of time thanks to the wood that composes it inside and out, this dome elegantly reproduces the natural functioning of the earth which revolves around the sun to feed on its heat. A true habitat connected to the environment, it will be able, thanks to its rotation of up to 300 degrees, to follow or move away from the sun depending on the seasons, thus naturally optimizing its energy performance and offering comfort and well-being to its occupants. . Inside, wood covers all of the spaces and offers, through its natural scent, a chalet atmosphere, which makes the view of the wide open spaces even more significant. It is around the central frame of the dome that the living spaces on the ground floor will be articulated. The beautiful living room of 65m2 unfolds in superb brightness thanks to the multiple large openings, and in generous volumes which allow the mezzanine and the empty space in the living room. This large living space where the living room and dining room are shared openly continues with a pretty, fully fitted and equipped American kitchen. In a row and following the line of the perimeter of the dome, there are two large bedrooms, one of which connects directly to a beautiful bathroom, a large office, a pantry and a laundry room. By a staircase giving way to the perspectives, one reaches the first floor where a mezzanine leads to two bedrooms and a large bathroom. Outside, several atmospheres have been created and fitted out, with a beautiful wooden terrace planted with parasol-shaped chestnut trees, an orchard, a grass garden of approximately 1800m2 and a playground along the airfield runway and thus offering large spaces. A large garage of 190m2 for cars and a ULM plane completes the set. In its aeronautical environment, this round wooden house is ideal for aviation enthusiasts who can combine living space and passion. But this quiet, natural habitat will also appeal to any more traditional but atypical life project, on the outskirts of a private airfield with little traffic. School grouping in the municipality. Schools and College in La Loupe (10kms). Small shops in the town. Large area, all shops and la Loupe train station, leading to Paris-Montparnasse in 1h40. ENERGY CLASS: C / CLIMATE CLASS: A Estimated average amount of annual energy expenditure for standard use, established using energy prices indexed as of 01/01/2021: approximately euros1,534.
