House Cornățelu (Romania)

The Cornățelu village has a long history, the first documentary attestation being, as remarked by I. C. Visarion, in 1497, so that in 1531 we can find it as an estate of Vintilă Cornățeanu and of his wife, Voica. In 1627 the property belonged to Socol Cornățeanu, Vintilă's great-grandson, who was married to Mihai Viteazul's illegitimate daughter, Marula. Next to the manor the Saint Nicholas church can be found, founded by Vintilă Cornățeanu and Voica, and in its courtyard a 3.10 m high and beautifully ornamented monumental stone cross, with an inscription dating back to 1645. The cross was created by Socol Cornățeanu in memory of his parents and his wife, Marula. Both the church of St. Nicholas and the stone cross are classified as class A historical monuments of national and universal importance. In Cornățelu, located 35 km away from Târgoviște, which was the ancient voivodeship capital of Wallachia, a tradition of almost four and a half centuries takes place- a large annual fair called Târgul Cornățel, mentioned in the writings of Pantazi Ghica and I. C. Visarion. The name Cornățel derives from the Cornățeni boyars, who occupied the high ranks- great dignitaries at the royal court in Târgoviște during the reigns of Matei Basarab, Vlad Țepeș and Mihai Viteazul. Four centuries after the attestation of Vintilă Cornățeanu as owner of the Cornățel estate, we find another owner of the estate, Dumitrescu, who built in 1933 the manor in our presentation. The manor’s domain, with a 3.67 ha area, borders to the east, on a length of over 300 m, with a lake that once cleaned, can offer a great advantage to the property. The mansion needs rehabilitation, as well as the numerous annexes, but bringing it back to its former glory can be a real landmark of the area. Its architectural beauty, generous and bright rooms and large terraces opening to the surrounding park can be enhanced for multiple purposes, as residential or commercial, and there is the possibility of expanding through new constructions on the land of the manor. The property deserves to be restored and be brought back to the importance it had 500 years ago, from the times of the boyar Vintilă and the mistress Voica Cornățeanu.

Villa with terrace Corbeanca (Romania)

The famous residential compound from the Bucharest metropolitan area is, without the doubt, Paradisul Verde - a real community developed in the Northern part of the capital city, in Corbeanca. Situated in the proximity of Bucharest , surrounded by the Corbeanca Lake and Forest, the entire atmosphere is dominated by nature, as well as by the exclusive club organisation of the compound. The safety and sustainability are important characteristics, but the advantages are numerous, from the kids playground, to others such as the sports areas and the primary education centres. Amongst all these, this exceptional villa built in 2015 is developed with both a generous inside area, as well as a spacious garden full of mature plants. Probably, one of the main house's attractions consists in her exterior, as well as interior design, the architect and designer' work generating a great impression not only for the building itself, but for the entire property, being a real modern piece. The ground floor is defined by the open living area that vibrates around a floating fireplace, but also due tot the spacial transitions towards the interior staircase, towards the dining area and to the open space kitchen. With the exception of the matrimonial area placed on the ground floor, the first floor is dedicated to the bedrooms and to other relaxing areas on the terraces, adding up to the comfort and relationship with the surrounding nature.

Villa Otopeni (Romania)

In the world of architecture, sometimes projects are born that exceed the traditional boundaries of residential design. The Sun House is one of those remarkable stories. A project that perfectly illustrates how cutting-edge technology and sustainability can coexist harmoniously in a natural landscape. What makes the Sun House so special? An architecture that maximizes solar energy, executed to the passive house standard, with an all-wood structure, a smart yet user-friendly home, and an active, edible garden. The Sun House was an ambitious idea that came to life in 2018, in the expansion area of Otopeni, in the immediate vicinity of the Bucharest ring road. With a unique shape and a design that departs from the traditional conventions of homes, it is an example of energy efficiency that maximizes the power of the sun. It has been certified as a Passive House Plus, according to the international standard of the Passive House Institute in Darmstadt. In Romania, there are a total of three certified Passive Plus houses. One remarkable aspect of this residence is the integral use of wood, creating a natural and pleasant ambiance. The ground floor is made of Cross Laminated Timber (CLT), a cutting-edge material with structural walls that allow generous openings without the need for supporting pillars or beams. The ground floor is conceived as a central space (the living area) from which the other living rooms are distributed. The floor plan organization, inspired by the archetype of courtyard houses, uses the living room both as a central living space (for cooking, dining, and conversation) and as an interior courtyard from which the bedrooms are entered. The central room naturally extends to the exterior garden on the south side but also visually communicates with the greenhouse, featuring a skylight integrated into the greenhouse floor. However, the greenhouse has external access, as the two levels of the house have different energy performances and independent comfort assurance systems. Above the living space, in the attic area, the spectacular greenhouse adds a unique element - an open space that can be transformed into a flexible, green, and bright living space, with a partially opaque roof on the north side and mostly transparent elsewhere, allowing natural light to penetrate. The garden surrounding the Sun House is ideal for nature lovers. The landscaping was designed in parallel with the architectural plans, with the project theme being an edible garden that provides increased privacy. With an impressive number of plants, fruit trees, shrubs, aromatic plants, and fresh vegetables, the property not only enriches the landscape but also becomes an active yet relaxing space that offers a source of fresh and healthy food. The Sun House is an extraordinary example of a home designed for the future. It is a profound commitment to innovation, sustainability, and environmental respect. A warm, friendly, and bright refuge, an open space for family and friends, in a young community and an area shielded from the noise and hustle typical of urban crowds

Villa with pool Bănești (Romania)

The road climbs the hill on a paved alley, flanked by conifers and acacias on the left and right. The placement of the building on a high plateau provides a wide, generous, unrestricted view of the valley. In the center, surrounded by trees, a charming little house appears, almost lost in a forest, like a modern iteration of Hansel and Gretel's story in butter, caramel, and chocolate colors. Traditional materials specific to the area - stone, brick, and tile - integrate it into the surroundings and protect it from the weather. The basement is dedicated to functional spaces - a garage for two cars, a laundry room, and a technical room. A generous main floor offers a fireplace in the lounge area and a separate dining room, along with a modern, furnished and equipped kitchen, an office, a bedroom, a bathroom, and a second kitchen that can eventually be converted into another room, as needed. Here we also have a huge terrace, where there is a grill and a stove to cover all culinary needs, as well as a balcony that surrounds the living room to provide broad access to the beautiful view and the fresh air of the area. The partially superimposed upper floor, open and airy thanks to the balcony-hall, provides three bedrooms and two bathrooms, each bedroom having its own balcony from which you can freely admire the superb surroundings. The house is designed, arranged, and maintained to offer all the comfort and facilities of a permanent residence or a vacation home, close enough to Bucharest for easy access but still in an area with clean air, privacy, plenty of greenery, and a view that recharges the soul. The pool, waterfall, fairytale view, beautifully landscaped mature garden are just a few of the elements that make this property one that can quickly become the family's favorite for short vacations, weekends, or even as a permanent residence. The Bănești commune is situated in the Doftana Valley, placing it in a dreamlike tourist and gastronomic terroir, with forests full of berries, wild mushrooms, challenging trails, and wonderful views. Here is also the monument of Aurel Vlaicu, erected in 1930, as well as the wooden church of the Holy Voivodes, dating back to 1760

House with pool and garden Snagov (Romania)

The property is located on a strip of land organized as a cascade. This created multiple areas which offer splendid views of Lake Snagov. Thus, on all 3 levels of the building there is a fluid transition from the lake to the outdoor space and then to the heart of the house. All of this is perfectly complemented on the outside by a pontoon on the lake. Inside, the glazed surfaces allow light to flood in and provide a superb view of the lake and the tall vegetation that frames the building. On the ground floor you are greeted by a large living area of 118 sq m, with a glazed surface on the entire large side; together with the pool terrace, the ground floor becomes a perfect space for parties, with the lake in the background. Two other rooms, the kitchen, three bathrooms and a storeroom are added, totalling 252 sq m of built area. The attic can be considered an apartment in itself, with a 36 sqm living room, a 40 sqm bedroom and a 14 sqm bedroom served by a bathroom, a dressing room and the entrance hall. A generous terrace gives the viewer the advantage of admiring from a height - the lake can be seen fully from here. The basement has a high degree of autonomy, offering three bedrooms, two bathrooms and two kitchens, plus pantries, a storeroom and a technical space. With the sharing of spaces, layout and size of the rooms, the villa seems designed for holidays or long weekends on the pontoon, cocktail parties or lively parties around the generous pool (67sqm) and barbecue pavilion. A hot tub and boats waiting patiently parked in the garage are further arguments in favour.

Property Bucharest (Romania)

Located on Dinicu Golescu Boulevard, The Villa with Gorgons is one of the few buildings from the beginning of the 20th century that has been preserved on this important artery of Bucharest. The building was built in 1913 and bears the signature of Ion D. Berindey, one of the most famous and prolific Romanian architects of the first three decades of the 20th century. Among the 29 works classified as historical monuments of Ion D. Berindey are the Gheorghe Grigore Cantacuzino Palace (today the headquarters of the George Enescu National Museum and the Romanian Composers Union), the George G. Assan House (today the House of Scientists), Palace of the Journalists' Union (today the Very Small Theatre). The Villa with Gorgons was built as Colonel Andreescu's private residence as explained by Revista Poporului, a newspaper of the time, which emphasizes how a good architect can with a modest amount easily obtain a completely satisfactory construction from the aesthetic and comfortable point of view. From an aesthetic point of view, the building is tributary to the romantic style and has as a distinctive sign the gorgonles, sculptures that decorate the facade. Gorgons are taken from Greek culture where symbols on doors, walls, windows, floors and shields were intended to protect the ancient Greeks from evil. In terms of use, the villa is truly versatile and can be set up as a home, office space or a bohemian restaurant. Located on a land area of 309 square meters, with a footprint of 101 square meters, Vila cu Gorgone is a slim building, with a D+D+1E+M height regime. The spaces are generous and balanced on levels. The ground floor and first floor have three rooms each and spacious entrance halls. The rooms have wide windows and are bright. The same generous space also exists in the mezzanine, and the attic is open space and perfect for a bohemian design. The villa has two access ways: one pedestrian and another for car access. The building is strengthened and the facade is completely restored. Photo: Tudor Prisecaru, Alex Canjea.

Villa with terrace Breaza (Romania)

There’s a Romanian saying that holds each individual accountable for planting a tree, having a child and building a house during a lifetime, only the road is not strainght for everyone. Sometimes we trim trees planted by other hands, raise children with different DNA and make ours houses originally designed for other families. In the case of the house, this order of things can be a blessing in disguise - between dream and reality, between the drawing board and the final quote, syncopes, derailments and communication errors can happen so that the final result is accepted with regret, assimilated with embarrassment because it constantly reminds us the failure to translate imagination into practice. Having a ready-made house has the advantage of showing you first hand how it solve d one challenge or another, how it negotiated space and light, volume and comfort, concrete and turf. It's easy to feel its atmosphere, to qualify the vibe and evaluate what can be done to make it home moulded to your needs and expectations. For those who do not have the courage, time or energy to harness a building site buying a ready-to-move-in house offers instant gratification. A property with 1320 sqm of land, 7 rooms and an outdoor gazebo located in Breaza offers exactly this opportunity. It can be easily turned into a blank canvas for you to sketch whatever works for your family. The generous windows surfaces invite light inside and guide the gaze outwards to the distant mountains. A generous living room gathers the family around a board game or the friends for taste of the local brandy (for another local product, Breaza bulz, a visit to a nearby tourist sheepfold is recommended). The bedrooms have a comfortable size and the bathrooms have walk-in showers. With a serene atmosphere, surrounded by the green carefully manicured lawn, the property is ready for you, or your designer, to choose styles, color ranges and textures. Breaza (whose name seems to come from Slavic and refers either to a shepherdess with a white strand in her black hair or to a birch forest) is one of the oldest spas being certified since 1928. Its air purity was compared to the one in the Swiss resort of Davos. Although located on a popular route to the mountain resorts of Sinaia, Predeal and Poiana Brasov, Breaza has the advantage of being outside the crowded section that starts from Comarnic onwards. This makes access from Bucharest easy and a holiday home here becomes a destination for every weekend. Activities and attractions in the area: • Brâncoveanu Park with secular trees • 23km long bike and hiking trails, duration 5 hours • Golf • Horse riding • Șotrile seabuckthorn and berries festival • Spa and spa treatments for dermatological, cardiological and respiratory diseases

House with garden Breaza de Sus (Romania)

Contemporary architecture plays with volumes, full and empty, overlapping parallelepipeds with elongated sides - as is this villa, a perpedicular universe of right angles tamed by carefully placed vegetation, thick-crowned trees and bushy shrubs. Ample, modernly designed terraces are designed to allow life outside, in the fresh air of this quiet, secluded part of Breaza. The ground floor appears fluid, the space having continuity and lightness in a slightly masculine atmosphere where the chromaticity is concentrated in olive tones, anthracite and declinations of the chocolate-caramel spectrum. The vague sobriety is also maintained in the private spaces, in the bathrooms receiving monochromatic tones of granite with dramatic accents. The two fireplaces, in the living room and the master bedroom, bring warmth and style. The dining area is placed between two glazed walls which provide light and a view to the greenery outside; on hot days, the meal is taken on the terrace where a barbeque is set up, area accessible both from the kitchen and living room. A stylish, Japanese spa-like atmosphere is provided by the 72m2 indoor pool, a perfect example of minimalism, that extreme simplification of lines and form for a reduction to the essentials of function and aesthetics. In fact, the house also shares the passion for technology classically associated with Japanese culture - it is a smart home, the commands can be given from the application installed on the phone or from the switches - security system, air conditioning, dimming lighting, music are fully integrated. The chosen level of comfort means individual air conditioning in each room, underfloor heating throughout the house, external defrosting, water softener, lightning rod with long protection radius and grounding socket, solar panels and HDMI wiring in all rooms as well as a Variovac Premium 240VIP central vacuum with 12 m hose and controllers on the handle. The vegetation created by a landscape architect benefits from an irrigation system that can be fed from the network or from its own well and the pump from the underground technical room. The indoor pool is controlled by an Orpheo automatic with pH and ORP dosing plus a sand filter, has a Dantherm dehumidifier and can be illuminated with 6-color LEDs. To the rear of the house there is a shed with generous space for tools and gardening. The property is connected to the sewer, it also has its own pit and two deep wells with stone walls for rainwater. Safety is also a key aspect taken seriously - all rooms have a glass break sensor and a motion sensor, and the hallways have a smoke and temperature sensor; in addition, all rooms where there are water pipes have a flood sensor. There is a system of video cameras outside and inside plus sensor lights in the car park, on the building and perimeter (trees) as well as on the 70m access road. The two gates are automatic and have control light, and access is via an Aprilaire video intercom. In conclusion, the villa is an ideal home or place of refuge in nature and in the fresh air of Breaza, offering facilities rarely found even in big cities. There is the option to also purchase a 500m2 plot of land next to the villa, with a non-functional building at present, if an extension of the property is desired. Photo: Tudor Prisecaru

In the forest the leaves rustle pleasantly and change colors according to the season; the huge orchard also reflects the passage of time, only the tall thuja bushes planted in front of the house remain green and straight. Set in the middle of a vast forest the property stands out for its linear, orderly building with clearly drawn lines - a sense of control and harmony in the midst of overflowing nature. The entrance to the property is on a paved road through the forest, under tree crowns joined together like a tunnel. The road winds, climbs the slope and stops on the platform in front of the building. It consists of a body with a DB+GF+1F height regime that communicates with another one that houses the covered pool. The white masonry and the wood, stone and wrought iron elements compose a rustic style cleansed of excesses and aesthetic noise. Inside, the light filters gently; in the basement there are two living rooms plus bathroom, cellar, laundry room and the garage with central heating. On the ground floor there is a bathroom, a dressing room and the generous kitchen separated by glass from a bright living room with a fireplace and a table for 12 people. The terrace with covered and heated pool and the table for 12 people here invite you to spend unforgettable moments with friends. The attic is dedicated to the night area with three inviting bedrooms, bathrooms and terraces that allow the eye to pass by the army of thuja trees and over the Prahova forest. On the property there is also a pond and 4000 m2 planted with fruit trees. The garage can accommodate 1 car plus 5 more in the parking lot in front of the house. The stable is 60 square meters while a buggy golf cart, a vineyard and snow removal tractor and a tiller await in the annex. The property has an ecological septic tank with 3 compartments, central heating with gasification, emergency generator, and a hydrophore with a reserve of 8000 liters of water from the network. The property, until now used as a holiday destination, is located 15 km from Ploiesti and, being located on a hill, has a beautiful view of the city and the surrounding hills.

The building is a small jewel, richly decorated and preserving a classic elegance and the distinction of the era in which it was built. The archives mention that in 1911 the house belonged to a certain lieutenant Ionescu about whom today we don't know much, only the essential - he was a man of taste. The building is a former private residence with a low height regime but it offers sufficient and intelligently designed space for the needs of a modern family or company. Until recently, the Austrian Consulate functioned in the building. There are pilasters with capitals that guard the bay window both inside and outside in the living area; they are also found, though with reduced height, as decorative pillars of the entrance porch. The semicircle is the geometric figure chosen to complement and sweeten the straight lines of the window boxes and blazons on the facade; it is found at the bay window, at the windows facing the street and in the double-arched pediment. The double doors at the entrance complement the classic style of the building with decorative garlands and paneling. The windows are high, and the window casing adds an extra touch of elegance; the same role is played by the small iron decorations that serve as fasteners for downspouts. The ground floor is located on a high basement and this lends it presence. Inside, the building requires renovation work but it promises to reward you with spaces with personality that still preserve, in some rooms, the original parquet flooring and stoves with beautiful ironwork. The upper floor is not fully visible from the front; it reveals itself on the side, where there is also a secondary entrance to the building. The unfurnished attic can be lofted as a storage space. The area still retains many buildings from the end of the 19th century, which gives it a bohemian air and guarantees protection from an urban planning point of view. Some of the buildings have been restored and many others are waiting for their chance at a new life. The centrality of the area invites commercial investment in both office space and commercial units and makes it attractive for future developments. House Bucharest (Romania)

There’s something of the earth-sky tension carried in the mountain villas architecture; gravity pulls towards the stone beneath the feet, while the tops of the mountains and trees look up at the blue. Villa Ghica is part of this binomial being anchored in a high stone foundation but the white walls are trying to get out of the decorative wood’s grip. It is quiet, there’s soft light and occasionally the rustling of leaves an dwater or bird’s fluttering their wings. The proximity of the forest translates into a gently sloping terrain with rich grass and shady trees; the villa is perched on a moderate ridge. The generous yard of 1050 sqm, guarded by imposing fir trees, is delimited by wooden fences that symbolically define the spaces, leaving the eye to freely pass through them towards the morning mist and the forest maze. The building has a slender figure despite being rather horizontal; the clean and bright outside has red-tiled chimneys that promise the warmth and comfort of stoves; indeed, the ground floor living room surprises with a spectacular fireplace with refined round lines. The living room on the ground floor is partitioned by round arches and a decorative ceiling thus creating small elegant reception areas that are patiently waiting for guests’ tête-à-tête. The solid furniture does not weight you down, there’s history and discretion in it. The interiors are bright, with meticulously crafted solid wood pieces; it is the refined atmosphere of a space that was once part of the creative houses of the intellectual elite of the twentieth century. A warm wooden staircase connects to the bedrooms on the attic floor; the wood nuance is also found in the carpentry of the doors but also in the kitchen furniture. Wonderful stoves with richly decorated tiles warm the night area, bringing not only warmth but also the necessary stories - the panoramic view of the Bucegi Mountains provides material and inspiration. Activities and attractions in the area: • Peleș Castle (1873-1914) • Știrbey Castle / Sinaia Museum • Sinaia Casino • Sinaia Monastery (1690) with a painting by Pârvu Mutu Zugravul and the tomb of the politician Tache Ionescu • Sinaia Monastery Museum, the first museum of religious art in Romania with paintings and icons, over 500 volumes of old books, antique furniture and church art. • Ariniş Reservation that protects and conserves arboreal species, including the white alder (alnus incana). • Sinaia Railway Museum inside Sinaia Station • Palace-Villa “Alina Știrbei Florescu” • Narcissus Meadow, Rea Valley • Starting point for Ialomicioarei Cave and Ialomița Monastery (wooden church, 16th century) • Mountain routes to Zănoagei Gorges, Omu Peak, Caraiman Cross, Dor Peak, Izvorul Dorului Valley, Jepii Mari, Jepii Mici • Slopes: Valea Soarelui, Valea Dorului, Papagal, Laptici, Valea Dorului, Cota 2000, Malaxa, Vânturile, Poiana Stânii, Furnica, Popicărie, Vânturiș, Târle, Scândurari

Property Bățanii Mici (Romania)

In Bățanii Mici, a village located between Bățanii Mari and Herculian, in the Baraolt depression, there is this intimate mansion - an elegant and solid building, well maintained, with a high ground floor and a fence matching the stone of the property. Set back from the street, surrounded by a lawned courtyard and a generous paved area, the building impresses with its entrance under a portico with majestic, classicizing columns. The facade is exquisitely decorated with elegant boxes showing plant elements and fine window frames. The annex also has a special charm with its exposed brick façade and discreetly carved reddish wood pillars. Inside, the rooms are spacious and bright, what impresses is the huge library - the mansion belongs to the daughter of Elek Benedek, publicist, writer, educator, creator of Hungarian children's literature and collector of Szekler folklore.

The buildings in the Old Center incite, attract, tempt; we stare at the facades trying to take in everything with our eyes and hope that a heavy door opens, a window with the curtain drawn to see, understand, discern the mystery of these merchant houses that make up the Old City. At number 27 is one of these, large and stylish enough to attract attention and give rise to curiosities. Its French-influenced facade features the typical first-floor wide wrought-iron balcony, floor-to-ceiling windows, and false balconies/balustrades on the second floor. The attic has elegant arched protective gables. The ground floor is a commercial space – traces of the bar can still be seen and echoes of recent laughters can be heard. It is a high space, about 92 square meters; an additional level was built on its side. On the upper floors there are rooms and bathrooms - on the 1st floor we find 6 rooms of 8-30 sqm and 5 bathrooms; the 2nd floor has 6 rooms with surfaces between 7 and 32 m plus 5 sanitary groups and passage spaces. The high and functional bridge measures 391 sq m. Each floor has its own individual cadastral number. The basement also adds ample space, the function of which remains to be explored through the lens of current regulations. There is also an inner courtyard. The apartments are accessed through a separate entrance from that of the commercial space. The building requires repair and renovation and can be converted into an apart-hotel, residential units or space for commercial and cultural activities. An old street of the city, Smârdan street appeared in the 17th century, being known a century later as Uliţa Târgului din Năuntru, then in the 19th century as The bridge that goes from the Old Court to the Şerban Vodă Inn, German or German Street It was called Smârdan after the war of independence. Not far from the property, at number 39, was the old Hotel Concordia in whose room 5 Alexandru Ioan's double election was decided on January 23, 1859. In the villa at number 27 we know that in 1927 Anette Horoviceanu was making haute couture creations parisiennes and in 1938 the Gla Company operated Trade ind. and the representative Electrical items, offices, Electro-Technical - Electrotechnical, enterprises; Romanian Technical Warehouse - Technical Offices, Company Flă. Ind. and Rep. Central heating. Sources: https://turistinbucurestiro.blogspot.com/2014/02/strada-smardan.html Photo: Tudor Prisecaru.
