Villa with pool and terrace Soriano Nel Cimino (Italy)

Historical villa with swimming pool perfectly renovated and restored, it enjoys a predominant position with a magnificent view over the whole valley below the ancient village of Soriano nel Cimino. The residence is surrounded by a large and luxuriant garden, characterized by the large gazebo where during the summer season you can have breakfast and dinner, the panoramic terrace with fountain and the swimming pool, with salt system, where you can cool off and enjoy the sun. The Dimora was historically the hunting lodge of the Chigi Albani family. It has a room with walls characterized by mirrors painted with cherubs and still lifes. The frescoes are by Pietro Paolo Cennini (1661 - 1739) who executed them on commission from Cardinal Annibale Albani. Cennini also worked in Naples and Rome and was active in Palazzo Ruspoli, Villa Patrizi near Porta Pia, at the Quirinale and in the Altieri, Lante and De Carolis palaces. On the first floor, with decorated walls and ceilings, we find the room known as the hall of mirrors as it has frescoes on wood and mirrors on the walls and the fresco on the central rose window appears to be from the school of Carlo Maratta. Adjacent to the aforementioned room, there is another room which has, in addition to the vaults and frescoed lunettes, the jambs of the doors and windows decorated with Delft ceramic tiles. The property is an asset of historical and cultural interest and protected by the Superintendency for architectural and landscape assets. The main Villa of about 350 square meters is arranged on three levels connected by an internal staircase and are composed as follows: - on the ground floor kitchen, hallway, living room, bathroom, veranda, bedroom with vaulted ceiling and large bathroom with shower with massage and chromotherapy; - on the first floor completely historical and artistic asset. - on the second floor three bedrooms with decorated coffered ceilings and walls covered with English Sanderson papers and three bathrooms. The Dependance of about 100 square meters is made up of a living room, kitchen, bed, bathroom, porches and central heating. A new building of about 40 square meters was then built for the purpose of storage. The Villa is located in Soriano nel Cimino, in Tuscia, an area in the north of the Lazio Region which borders on Umbria and Tuscany. It is located in the center of the town, a few minutes from the main square, the ancient medieval village, the restaurants and shops selling local food and wine products. There are many historical-artistic and naturalistic attractions in the vicinity: from the Monster Park of Bomarzo to the elegant thermal baths of the Popes in Viterbo. *SALE EXCLUSIVE Coldwell Banker - For privacy reasons, the address in the file is indicative and the property is in any case located in the immediate vicinity.*

LAZIO VITERBO MONTEFIASCONE - ALTA TUSCIA ANCIENT HISTORIC VILLAGE NEAR LAKE BOLSENA Ancient village dating back to 1174, just 6 kilometers away from Lake Bolsena, the largest lake of volcanic origin in Europe, and 11 from Viterbo, city of the Popes and the largest medieval quarter in Europe. The ancient historic residence is made up of three real estate blocks, for a total of 4000 m2, of which 2500 m2 still to be recovered, while the remaining 1500 m2 offer six refined apartments, two rooms on the ground floor used as dining rooms, a well-stocked and equipped kitchen, with cellar on the floor below and a characteristic room in the basement of another block. The latter, which in the past was used as a cellar and shelter for animals, has been restored to its former glory and today can be used as a location for cultural, recreational and food and wine events. The entire property is spread over a 4.5 hectare plot of land planted with vineyards and olive groves; Furthermore, in the vicinity of the properties, there is a small amphitheater and a swimming pool, also equipped with a mini bar, oven and barbecue. The entire property is an excellent location for holding any type of event both in the external park and in the internal spaces. Distances in kilometers: The lake 6 km, the sea 53 km, Viterbo 11 km, Orvieto 35 km, Rome 110 km. History The place called La Commenda appears to have been inhabited already in Roman times, as can be deduced from local findings of stone, ceramic and various materials. The origin of the buildings that still exist seems to date back to 1174. The Knight Monks of the Jerusalem Order of St. John (later called the Sovereign Jerusalem Military Order of Malta) took possession of it and built a church dedicated to Saint Lucia (which is confirmed in a bull of Innocent III in 1208 ) and a Domus hospitalis, for the assistance of pilgrims traveling along the Via Francigena and the care of the sick. Starting from the 14th century, the place was assigned in trust (i.e. in commenda) to personalities of clear fame, belonging to noble families and to ecclesiastics awarded the cardinal's purple (and it is from this period that the place began to be called The Commandery). Subsequently, members of the Aldobrandini, Rospigliosi, Farnese, Orsini and Sforza families took possession of it. The period of greatest prosperity of the Commandery was the one in which it was assigned to Annibal Caro, a great scholar and poet, as well as Commander and Knight of the Order of Malta: that is, from 1555 to 1566. In 1798 La Commenda was taken over by the republican government established by Napoleon and, in 1799, it became the property of the Doria Pamphili princes, who held it until the first half of the 19th century. Over time, the Commenda complex has undergone various building expansions, the last of which dates back to 1893, as can be read in an epigraph located there. In recent times, the owners of the site have used the buildings in question as agricultural warehouses and as residences for their settlers. Until the sixties of the 20th century, a rural elementary school also functioned there, for the children of the settlers themselves.

Property with garden Montecchio (Italy)

This castle, a noble building (17th century) of extraordinary historical prestige, was built on the foundations of a medieval fortress. The remains of the fortress can still be seen, and the castle enjoys a dominant position over the Tiber valley, the cliff of Orvieto, and the outlines of Tuscany. We are located in the medieval village of Tenaglie, between Todi and Orvieto, which is known for its mystical Cammino dei Borghi Silenti. This area is renowned for its spirituality, history, tradition, and wild nature. The Baroque listed estate is beautifully preserved in its original architectural style, thanks to skillful restoration work carried out by the current owners. The monumental park, filled with centuries-old trees, immediately conveys majesty and timeless elegance. The buildings are arranged around an Italian-style garden, including the noble 4-storey palace and the splendid 19th-century farmhouse, which now serves as a museum of rural civilization. There is also a landscaped garden on a lower level, featuring terraced paths and ornamental plants. The property offers an ideal location for a swimming pool and the possibility of converting the current lemon house into a club-house. Additionally, the property includes a caretaker's 2-bedroom house, a warehouse, a fenced plot for a car park, and over 3 hectares of woodland. The palace's atrium, once used for carriages, features segmental arched ceilings and windows that evoke a sense of epic atmosphere, along with the adjacent garrison hall. On the same level, there is a service wing, previously used by nuns, which requires renovation. On the lower floor, there is an extraordinary space with exposed stone walls, where permits allow for the construction of an indoor swimming pool and an elegant spa. The main floor, accessed by the Bernini-style staircase designed by architect Brasini, showcases sumptuous volumes unrivaled in their history, art, value, and elegance. The central hall, adorned with silk paneling and 19th-century frescoes, is surrounded by lounges, a dining room, a library, a music room with a balcony and precious frescoes, a ceramics room, and princely bedrooms with bathrooms. The kitchen embodies the charm of Italian tradition, complete with a large fireplace and washing area, where a lift could be installed. The high frescoed and coffered ceilings, exquisite marble or antique terracotta floors, refined fireplaces, and breathtaking views from the windows all contribute to the astounding allure of this estate. The magnificent terrace, connected to the dining room, overlooks the property's woods and the surrounding villages, and there are plans to extend it. The top floor features wooden ceilings, terracotta floors, and ready-to-use suites, as well as additional rooms and living areas awaiting completion. This unique estate offers tremendous potential for development and transformation, enhanced by the existing improvement authorizations. It could serve as a sumptuous private residence, a luxurious Relais Châteaux, or an exclusive event venue. Its convenient accessibility, proximity to art cities such as Orvieto (22km) and Todi, and its short distance to acclaimed restaurants like Casa Vissani or Trippini are significant advantages for potential buyers.

Villa with pool and terrace Bagnoregio (Italy)

LAZIO - VITERBO - LUBRIANO LUXURY HISTORY VILLA Prestigious historic villa from the early 11th century, the Palazzo dei Monaldeschi della Cervara di Lubriano stands in the Valle dei Calanchi, on the border between Umbria and Lazio, in the heart of the ancient medieval village of Lubriano. The building, which develops an area of about 2600 commercial square meters, is divided into various rooms both for residential use and for receptions and events. Inside we find 23 bathrooms, 14 bedrooms, 2 kitchens, 2 dining rooms, 2 studies, a huge living room, a bright winter garden and many other rooms used as services; there are also an elevator and a freight elevator inside the structure. Also part of the property are two cellars, located under the Palazzo and with different accesses of the surface of approximately 50 m2 and 80 m2. Furthermore, on the outside there are various terraces located on different levels, a swimming pool measuring 8 x 18 ml and a well-kept garden completes the property. The property overlooks the wonderful Civita di Bagnoregio called the dying city. Originally the village was dominated by a convent of monks and was inhabited by a small community of laborers and craftsmen who had settled in that area. One of the most prestigious and representative Orvieto families of that time, the MONALDESCHI della Cervara, whose coat of arms, composed of gold frets on a blue field, is frescoed in the vault of the entrance to Palazzo Monaldeschi, acquired the convent and the surrounding wooded area. The hermitage was thus transformed into a small country castle used precisely to host the owners and their court for leisure and entertainment. The Palazzo remained the property of the Monaldeschi family for 500 years and retained its original appearance until 1600. Paolo Antonio Monaldeschi, the last male heir of the family, decided to completely renovate the building. Thus he entrusted himself to the well-known architect Giovan Battista Gazale di Vignanello who redesigned it in a Baroque style. The Palazzo includes numerous rooms and outdoor spaces, such as the roof garden, to accommodate up to 300 people in the context of a splendid Baroque Historical Residence, ideal for unforgettable receptions. Just to name a few, the Sala Specchi welcomes up to 140 guests, the Sala Arazzo up to 90; the Sala Tevere, with up to 40 period canvases representing glimpses of the Teverina; finally, the Sala dei Rosoni would allow, with a reception of 50 seats, to exceed, overall, the number of 300 guests. The Palazzo also includes numerous apartments to allow its guests to stay immersed in art, in peace and relaxation. Palazzo Monaldeschi hosts seminars, conferences, concerts, anniversaries, private parties and receptions of all kinds. It enjoys a fascinating and panoramic position and, at the same time, enviable from a tourist point of view. Close to the well-known Civita di Bagnoregio the dying city, at the same time it is only 30 km from Viterbo, 13 km from Bolsena lake and 100 km from Rome.
