  • Rooms 9
  • Bedrooms 5
  • Land 1.3 ha

In the Loir Valley, near to a national forest, in a lively village, a residence dating from the 18th century and almost a hectare of garden.
Where the borders of the old provinces of Maine and Touraine meet. In a village in an urban triangle between Le-Mans, Tours and Vendôme. Less than 250 km from Paris. 45 km from Vendôme TGV train station with 44-minute links to Paris-Montparnasse. The Loir Valley, a land of gastronomy, art and culture, is a little tourist and vine-growing region 60 km to the north of the Loire Valley; the mild climate and its soil favouring the production of Coteaux-du-Loir wines. Near to Bercé national forest. Water sports on the river Loir.
In the village, all local shops. Nearby, three towns with all facilities (markets, shops, all schools as well as cultural and sports centres).
Originally constructed in the 18th century, this sober residence, concealed by tall hedges on the outskirts of the village, became a hotel in the early 20th century. A driveway on the heights of the land provides access to the property. Wooden entrance gates on the south side open into the property’s courtyard. Tall trees provide the building with much appreciated shade in the hot summers. A covered terrace, running along the west side of the house, looks out over the parklands and the orchard. Numerous hiking trails through the valley and the forest pass by the property.
The residenceRectangular in shape, this single-storey residence is topped with a converted level under the rafters, topped with a gable roof, covered with flat tiles and featuring roof dormers. The walls are constructed from freestone. This north-south facing building is extremely luminous. Oak wood framed windows and glazed doors. Exposed beams. Old terracotta floor tiles.
Ground floor
The front door opens into a hall corridor which also houses a stairway. It provides access to a small lounge, preceding a shower room with a toilet. It also leads to a large room, with a fireplace and awaiting conversion, which can also be reached via the outside. These areas could become a ground floor bedroom or a self-contained guest bedroom. The hall corridor opens into a large, bright lounge which is followed by a dining room. They precede a television room and a study. Behind these south-facing rooms is a large kitchen, with cement floor tiles, as well as a storeroom, both of which can be reached via an outside door, to the rear of the house, via a west-facing terrace. The lounges and the dining room feature fireplaces, made of wood or freestone. All the rooms open on to the south-facing courtyard, with a view of tall trees.
First floor
A hall corridor provides access to four spacious bedrooms taking up the front of the house. On the north side are a toilet and a bathroom. All the bedrooms have their own water supply point and large cupboards. The floors are covered with carpet or oak wood parquet flooring. The interior doors are made of oak wood. The gardenThe garden is laid out around the house on the south side, where it is delimited by hedges and set out in several areas. These are planted with tall trees, a few decoratively-trimmed yew trees and some old rose bushes. The orchard and the meadowA driveway on the heights behind the house can be reached via another entrance. It separates two large plots of fenced land which could accommodate small animals on one side. The other comprises an orchard and an old vegetable garden delimited by box wood. A small wooden outbuilding stands on the edge of the garden. This plot is planted with numerous fruit trees.
