This property is in a little, quiet village in the French department of Seine-et-Marne. Some 90 km from Paris, it is quickly reached via the A4 motorway, followed by the N4. It is 15 km from the medieval town of Provins, with its shops and its train station, providing links to Paris-Gare-de-l'Est. Chessy, Euro-Disney and Val-d'Europe TGV-RER train stations are 30 km away.
Double, remote-controlled gates and a pedestrian gate open into a garden, enclosed by low walls and hedges. The house is an old, L-shaped farm building which faces the garden, planted with numerous fruit trees including apple, green kiwi, plum, peach and cherry trees as well as vines. There is also a little vegetable garden. The grounds extend sideways with an outdoor, 5x8 m swimming pool, which is covered and heated, and two wooden huts, one of which adjoins the long side of the L-shaped house. The outbuildings also include a garage.
The house, typical of the Brie regionThis L-shaped residence spans three levels, excluding the cellar. It has been fully renovated as is shown by the new flat tile roof and the wide picture windows that illuminate and modernise the building. Its facade, faced with stone from local quarries, is enhanced with stone quoins.
The main entrance hall. A lounge, on the left-hand side, has terracotta floor tiles as well as a fireplace, with a closed-hearth fire. A few steps lead to a ground floor bedroom, with floor tiles, a bathroom and a toilet.
A reception room featuring a cathedral ceiling is adorned with floor tiles and a monumental fireplace. A picture window, running the length of the room, makes this a particularly luminous area where is it easy to imagine entertaining, especially as the adjoining, through kitchen is big enough to cater for large numbers. It, too, opens via a picture window, on to the garden and via a French window on to the parklands side. Boiler room.
A section of the house, on the right-hand side of the entrance hall, could become independent. It comprises a dining room, with an open-plan kitchen (bread oven) and a door leading to a small, partial, vaulted cellar, a bedroom, with a closed-hearth fire, and a shower room, with a toilet.
Three stairways provide access to the first floor, each leading to a self-contained area that does not communicate with the others. The first, housed in the reception room, leads to a suite of two bedrooms, to a shower room, with a toilet, and to a toilet, with a wash-hand basin. There is parquet flooring throughout.
The second stairway, on the other side of the reception room, provides access to the fifth bedroom, with parquet flooring and an area with a shower room and toilet. It also leads to a room that communicates with the bedroom via a flight of open steps.
The main stairway goes to a small study or spare bedroom on a mezzanine and then upstairs on the right-hand side, after a few additional steps, to a sixth bedroom, with terracotta floor tiles, a shower room, with a toilet, as well as a small room housing the domestic hot water tank. On the left-hand side, a short flight of steps provides access to a very cosy area where a little landing leads to the last three bedrooms as well as to a bathroom and a toilet.
There is a partial attic over two of these three bedrooms.
Three rooms are laid out above the bedrooms on the floor below.
