An estate and its 2.5 ha of parklands in the quiet countryside around Castres in Cocagne Country at the foot of the Black Mountain.
This residence is set in Occitania, midway between the Mediterranean Sea and the Pyrenean mountain range, 15 minutes from Castres airport (daily flights to Paris) and not far from motorway and rail links. 3 minutes from the village shops; 20 minutes from the historic district of the town of Castres and its houses constructed on the banks of the river Agout.
The “Pink City” of Toulouse, famous for the pink brick used for its housing, is but an hour’s drive through undulating countryside.
This residence, spanning 800 m² of living space over three levels, is surrounded by farmland. With its classical architecture, it was built in 1830 for an industrialist from the French department of Tarn. Mazamet was at this time the world’s capital for wool pulling and tawing. A long, lime-tree-lined driveway leads to the house, set amidst its 2.5 ha of parklands, composed of various species of trees, hundreds of years old.
Some 350 m² of outbuildings, facing the main house, are partially used for accommodation purposes. They are topped with a square tower.
A covered swimming pool, shaded by cedar trees, and a lake provide much-appreciated coolness in the summer months. This property has two separate entrances.
The residenceThe main building and the outbuilding standing facing it, partially covered with ampelopsis, were both constructed in a classical manner. The annexe building spans two levels, whilst the house has an extra floor at each of its ends. A bow window on the corner of the first floor protrudes from the facade next to the main entrance. Numerous windows and French windows let in copious amounts of light and look out over the natural surroundings. A square, raised section, once a dovecote, rises above the building, creating the effect of a tower. The traditional roofs, with their wooden roofing framework supported on overhanging cornices, are covered with Roman tiles.
Ground floor
A through vestibule leads to a gravel terrace which runs the length of the facade. It provides access, on one side, to a kitchen as well as its pantry and, on the other, to a dining room. A corridor leads to a large lounge with a fireplace. This level has terracotta and floor tiles throughout. With the exception of the toilet, all the rooms have a view of the parklands. A first self-contained flat, with a lounge, a fireplace and a shower room can be accessed at the back of the house via the parklands.
First floor
A wooden stairway, bearing the patina of time, goes up to the bedrooms. All five of the bedrooms on this level have their own bath or shower room with a toilet. With between one and three windows per bedroom, they are all very bright and have views of the parklands. At the end of a long corridor, laid with parquet flooring, is a lounge with a mezzanine library. French windows open on to a contemporary, metal stairway going down to the garden.
Second floor
A last flight of stairs leads to four rooms in use as private bedrooms and/or studies as well as a shower room. Each room is illuminated via one or two windows with a view over the treetops. The adjoining attic space has been converted into a fifth bedroom with a shower room.
The parklands
Spanning a surface area of 2.5 ha, the parklands surrounding the property alternate meadows (where daffodils bloom in the spring and wild cyclamen flower in the autumn) with various species of trees, hundreds of years old (conifer, lime, cedar, oak, etc.). Here, a bench made of the local Sidobre granite has been set out on an islet emerging from the lake; there, a copse of rhododendron.
