A 19th century middle-class home and its guest house, awaiting renovation, with a 3,000 m² garden shaded by old trees, in Draguignan.
Draguignan, ideally located between the Gulf of Saint-Tropez and Verdon Gorges, is a pleasant town in the centre of the French department of Var. This former county town has an excellent tourist trade, courtesy of its historic district, its beautiful squares and its old houses, with wrought doors. It is a town with a wealth of culture, where heritage has been enhanced. It can be reached by train (20 minutes from Les-Arcs TGV train station, an hour from Nice airport) or by road (15 minutes from the A57 motorway).
This middle-class home, dating from the early 19th century, stands near to the town centre in a peaceful residential district, an area that is not subject to flooding. With a walled garden, the ochre-coloured building is discreet and can barely be seen from the street, on to which opens a single-car garage. The house is accessed via a wide stone stairway, dominating the vast garden.
The main facade features three openings per level and is flanked by two wings. One of the latter, protruding from the facade, accentuates the depth of the house and enhances the lines of the hip roof, supported on a double overhanging cornice. The openings are rectangular.
The landscaped garden comprises a wide variety of plants, including a tall lime tree, probably over a hundred years old, which heavily shades a south-east facing terrace. An old, south-facing greenhouse, extended by a workshop in need of attention, could be used for storing tools, for germinating seeds or for any other purpose. The pathways converge on an ornamental pool in the centre of the garden.

First floor
The floors are covered with old terracotta tiles or grey terrazzo flooring. The ceilings are approx. 3.05 m high. A wide, old wooden door, on the south side, opens into a vestibule providing access, on the west side, to a library and a laundry room, with an adjoining toilet. A door opens out on to the garden. On the east side, a corridor leads to a lounge, with a marble fireplace, a dining room (old door with stained-glass windows), a kitchen (opening on to a small terrace) and its back kitchen.
First floor
A stairway with terracotta tile steps and wooden nosing, goes up from the entrance hall to a toilet, with a lovely old door, on an intermediate landing and to the first floor. A corridor then provides access to four bedrooms, two of which look out over the garden, as well as to a bathroom and a shower room. The floors are covered with terracotta tiles and two fireplaces are made of marble (black and grey). The ceilings, going up to a height of approx. 3.05 m, confirm the spaciousness of the rooms. A trapdoor provides access to the attic, spanning the entire floor surface area of the house, used for storage purposes.
This vaulted cellar can be reached via the inside. It houses a boiler room, with an oil-fired boiler.The guest houseSpanning a floor surface area of approx. 26 m², this detached guest house is on the west side of the garden. The front door opens into a corridor providing access to a kitchen, a shower room and the main room. It could be used for rental income purposes as it could comfortably accommodate a student or a couple without children.
