Property with pool Villeréal (47)

In the south of Périgord, between meadows and forests, this magnificent 44 acres property is decorated with an orchard, a pond, a spring and beautiful trees. The property reminds the architecture of the residences of Guyenne and Armagnac with its dovecote tower, its Italian gallery, and the numerous terraces which benefit from beautiful varied light from morning to evening. There are no less than 8 reception rooms, 8 bedrooms with 8 shower rooms or bathrooms, 2 kitchens, 3 kitchenettes, 3 cellars, 1 boiler room, all distributed between a main house, 2 studios and 2 guest houses. The living space is about 934 sqm. A beautiful swimming pool area away from the main house. A workshop, two garages and an agricultural shed represent a total surface area of more than 400 sqm. Suffice to say that there is no shortage of projects to take advantage of this beautiful estate. Let's cite some examples : from a yoga center or an equestrian property to gîte rentals, through aeronautics and the installation of offices in the countryside, or quite simply, without looking very far: to experience the joy of welcoming family and friends, in a beautiful place, without any nuisance. Authentic, quiet and close to superb historical sites. Virtual tour on demande. In the heart of a bastide in the Périgord, in one of the most beautiful villages in France, come and discover this former 17th century cloister, which has become a beautiful and radiant family home. Its 324 m2 of living space is spread over several areas that can be independent of each other. Its surface area is its major asset and is divided as follows: a cosy dining room, a living room of almost 50 m2, 6 bedrooms, a fitted kitchen, 3 bathrooms and a shower room. The chapel, at the bottom of the garden, has been converted into a pretty 31 m2 suite. A last building of 32 m2 with kitchenette can also accommodate multiple projects. A lovely enclosed garden with a spacious swimming pool that fits perfectly as a pond, two very nice courtyards. Some architectural remains tell the story of the past of this place: staircase, stained glass windows, door frames, cement tile floors, parquet floors, fireplaces, courtyards, half-timbered facade, paved courtyards... Its excellent condition and undeniable charm make it a unique property.

Castle Castillonnès (47)

For sale, an exceptional opportunity to own a genuine piece of French history! This property, with a narrative reaching back to Roman times, is a captivating journey at every turn. Nestled at the property's base is a natural spring, believed to be adorned with Roman steps. Dating back to 1770, the estate is constructed on the remnants of a thirteenth-century fortification, preserving original features. Notably, it was designed by the same architect responsible for Bordeaux's stunning Opera House, Victor Louis. Declared a monument historique, the property currently operates as a boutique luxury chambre d’hôtes, whilst also serving as a cherished family home for the current owners. Featuring spacious reception rooms, high ceilings, and a meticulously renovated basement with a wine cellar, the chateau has also been a splendid venue for weddings, concerts, and exhibitions. The ground floor boasts a charming entrance hall with a central flagstone floor, leading to the Grand Salon with a balcony and two additional reception rooms. Accommodation is situated in separate wings on either side. The generously sized kitchen, fully equipped and overlooking the courtyard, serves as an inviting space for family breakfasts or large gatherings. Ascending the magnificent staircase outside the kitchen, which predates the property by approximately 100 years, one can appreciate the architect's choice to preserve this historic element. The staircase leads to three spacious en-suite double bedrooms, with the potential for converting a 50m² attic into additional bedrooms, if desired. On the opposite side, the first-floor hosts two recently renovated en-suite double bedrooms in the stable wing. The landing features a library, offering a serene spot for quiet reading and reflection, along with two more expansive en-suite double bedrooms. The rooms at the rear of the property offer breathtaking, far-reaching views of the countryside surrounding the bastide, particularly enchanting in the early morning mist. Situated in the bastide itself, the property enjoys proximity to local facilities and amenities. The lively town of Bergerac in the Dordogne, with its international airport, is a mere 20-minute drive, while the larger city of Bordeaux is less than a 2-hour journey.

Private mansion Saint-Cyprien (24)

This remarkable mansion, listed as a Historic Monument, rich in memories and quick to switch from one century to another since the 12th century, is ready, today, to capsize lovers of heritage, art and Of the history. First commandery leaning against the ramparts of the old castrum to ensure its defense during the troubled periods of the 12th and 13th centuries, the hotel retains the remains of a Romanesque chapel from this period: vaulted room of 31 m2 and window in archer with beautiful stone equipment. A spiral staircase provides access to the upper floors. The embellishments made in the 15th and 16th centuries: the enhancement of the upper floors; the veneer, on the facade, of an entrance door with typical Italian Renaissance decorations; the opening of mullioned windows with interior shutters, bring the comfort of this period and beautiful reception rooms of 42 and 52 m2 with fireplace, as well as a vast kitchen of 48 m2. The rooms are distributed according to the wanderings of this silent residence which never tires of letting itself be discovered. Light plays gently in this universe beyond the temporal. The courtyard-garden provides access to the outbuildings and technical rooms and remains the witness of a past steeped in history. Shops and services (hospital, nursing home) are within walking distance, the weekly market is always the friendly place par excellence. The village is active all year round. Diagnoses in progress.
