House Domme (24)

Domme: a discreet house and its independent dwelling with tree-lined garden, small, private courtyards. The property comprises a main house, and an annexe. The complex appertains to the maze of ever-present steep alleyways in this clifftop village. One of its three sides opens directly onto the Place de la Rode, one of the two squares in the village with shops and where fairs were held, benefiting from the local right to mint coins. This shows the extent to which it was, and still is, at the heart of the life of the town, its silhouette forming an inextricable part of the site. Apart from the access to the square, there are no fewer than five entrances, including a large carriage gate, leading to and from the property and the streets that surround it on three sides. The medieval character of the buildings and their fortified appearance are ubiquitous, from the “Porte des Tours” to the 13th century listed ramparts that encircle part of the town. Built around 1280, then constantly modified and enlarged until the 19th century, the property is no exception, exuding a strong sense of security defying the test of time. The facades are of light-coloured stone, quarried in Mauzens and Paussac. Solidly grouted, they combine a regular pattern of dressed stone with an irregular pattern revealing the natural relief of the mineral surfaces. Wood features prominently on these facades, with corner posts, dwarf studs, angle braces and sill plates, in particular around the courtyard opening onto the square. The outdoor courtyards are paved with an irregular patchwork of old Périgord Montagnac stone. The steeply sloping roofs are mostly clad with flat rectangular terracotta tiles erroneously referred to as 'Burgundy tiles', even though they are found from Quercy to England and Germany, including the Paris region. Some of the courtyard door and window frames have retained their old ironwork and knockers, with the rust set under a protective varnish, enhancing every trace that time has left in the stone and wood of this historic landmark.

Built in the local limestone with a lauze (stone) roof, the château, divided in to a North and South wing, offers luxurious accommodation including 8 bedrooms, 7 bathrooms, 2 kitchens, 2 reception rooms, dining room, events room, bar, cinema and gym with jacuzzi. There is a further bedroom and bathroom in the stone pigeonnier, which opens on to the courtyard and grounds. An elegant conservatory with air-conditioning overlooks the French garden. The North wing benefits from oil central heating and the South wing has a reversible electric heat pump. To complete the ensemble, there is a 3 bedroom stone guardian's/guest house with four garages on the lower level. It is equipped with gas central heating and a fireplace. Surrounded by its 28 hectares of land and entered through impressive wrought iron gates, the property offers complete tranquility and security. The swimming pool (12m x 6m) has mosaic tiles, hardwood decking, and an outdoor shower. It enjoys wonderful views of the valley, and is adjoined by the decked pavilion with a lounge area. The nearby colonial style summer house is equipped with kitchen, a shower and WC, an adjoining outdoor dining area, and a play area. A unique addition is the Japanese-style lake and wooden bridge reminiscent of a Monet painting, waterfall, and a wooden pavilion perfect as a massage room. There is a large utilitarian barn for storage and equipment, as well as a further 3-car garage, 2 greenhouses, and a 'borie' (round stone building) for storing garden tools, and a large hen house. The property is in excellent condition and has been entirely redecorated and furnished. Most of the contents of the chateau are available by separate negotiation. The domaine has been run successfully as a five-star holiday rental for the past four years, and could equally be a private home for a large family. It is located 20 km from Sarlat, an architectural and cultural gem. There is easy access to international airports being 45 minutes from Bergerac airport, and 2h15 from Bordeaux and Toulouse airports.
