House with pool Avignon (84)

Ideally located in the heart of the village, this mansion has bright corridors, large volumes and a magnificent garden without vis-à-vis. As soon as the gate opens, we discover an old stone building protected by a large plane tree. The entrance hall sets the spacious and bright tone, guiding you towards the kitchen on one side and the large living-dining room on the other. Naturally, your steps will guide you towards the garden, 574 sqm of lawn where a vegetable garden, a few vines and chickens accompany the swimming pool and several terraces. It is a space hidden from view where children can play and enjoy the fruits of the trees while parents garden or enjoy the shaded areas. Access to the first floor is via a massive wooden staircase. With a powerful geometry and in harmony with the entrance hall, a large landing bathed in light and charm leads to four bedrooms, three of them with private bathroom and toilet. Several old elements have been preserved: the floors, the decorated white ceiling, the wooden doors with their old locks and, like a secret passage, one of them leads to the second floor. In a more sober style, we discover two large bedrooms with mezzanine and private bathroom, a large living room and the highlight of the show: a large room of 75 sqm. Currently, this large room is used as a play, dance and gymnastics space by children, but many projects are possible: a dance or yoga room, a workshop, a new bedroom, with even a kitchen area. This level could also become independent accommodation again because access is also via a private elevator which connects you with the garage then to the center of Vedène with its weekly market, shops and cafes. 20 minutes from Avignon TGV station, close to the large Pontet commercial area and 4 minutes from the motorway, this beautiful property can continue to be a family nest or become a combined project with bed and breakfast or a modern shared accommodation. ENERGY CLASS: C / CLIMATE CLASS: B Estimated average amount of annual energy expenditure for standard use, established based on energy prices for the year 2021: between 4,300 and 5,880 euros Information on risks to which this property is exposed are available on the Géorisks website: www.georisks.gouv.fr

Located in the town of Avignon, this charming residence is ideal for family life, receiving friends, operating guest rooms or even organizing seminars. This property offers the possibility of experiencing Provence between nature and city, in absolute calm and close to all activities since it is located 7 minutes from the ramparts of the Cite des Papes and 12 from the TGV station. Around 4 ha, its magnificent land, partly wooded, offers various species: olive trees, hazel trees, almond trees, pear trees, peach trees... The residence has been transformed and rebuilt over the centuries and today consists of a mansion whose base dates from the 17th century and an extension from the 19th century for a total surface area of approximately 677 m², including, among other things , a meeting room and an independent studio of approximately 40 m². Its history, its qualities, its charm, its numerous interior and exterior spaces, intimate or convivial, as well as its multiple project possibilities make this property the place where you can write your Provencal dream! House Avignon (84)

A consular building with a six century long history, with salons, nine apartments, outbuildings and a 600 m² garden in the heart of Avignon. The residence is strategically located in one of the inner city pedestrianised streets, which once followed the outer contours of the first city wall. From the Middle Ages onwards, the street was occupied by craftsmen who polished armour, hence its current name. A leather market was also held here until the marshal of the Roman court moved it elsewhere. The residence was built in 1364 under the pontificate of Pope Urban V. At the time, it was inhabited by Peysonnier, the papal money-changer, before being sold to a lord from Turin, Gabriel de Fogasse, who came to settle in the city as first consul. It still has a number of prominent features from the period, including a remarkable octagonal tower housing one of the four staircases. Over the centuries, it took on the various styles that it still bears today. These styles are so different and so intertwined, ranging from Renaissance to Classicism, that putting them together was rather disconcerting for some. Each illustrious member of the family that occupied it for several centuries, including six papal and royal ambassadors, left their own very personal mark on it. The noble features of the facade which can be seen on the street are a perfect illustration of this stately past. In 1795, the family, whose name the house bears, was expelled when the papal city lost its status as the jewel of the Holy Roman Empire and became an ordinary French town. In the 19th century, its new owner, the largest madder merchant in the region, took advantage of the closure of one of the two streets that bordered the residence to annex a former public square and create an imposing 600 m² garden. Since then, the house has had many occupants and fortunes, until one woman fell in love with it and turned it into the not-to-be-missed festival venue it has become.

House Avignon (84)

A small country residence with its little hut and terraced gardens on the heights of Villeneuve-lès-Avignon, opposite the Palais des Papes. The property is located in the heart of a peaceful part of the highly sought-after little town of Villeneuve-lès-Avignon, a holiday resort for cardinals during the Avignon Papacy from 1309-1403 and now a privileged residential area near the 'Cité des Papes' (papal city). The gated complex of a contemporary residence stands out from the Chemin de Monteau which, as its name suggests, leads up to the heights of the village. At the end of the street, there is a private car park: to the right of the large two-car garage, a narrow path leads up to a metal wicket gate. From here, a flight of uneven steps, punctuated by landings, leads to the house and the 'mazet' (hut) below, surrounded by greenery. The grounds are laid out in 'restanques' (terraces), the largest featuring a small house built against the rock, sheltered from the mistral wind - a major advantage in this region - and from prying eyes. It is extended by a terrace shaded by a period wisteria-covered arbour. Continuing on through the pines and hackberries, there is a mazet which has been converted into a lodge, with an adjoining terrace and shady courtyard, overlooking the roofs of the houses at the bottom of the town. The owner, an architect, restored and remodelled the dwelling presenting a facade with simple, evenly spaced openings. On the eastern side, it features a modern extension with large picture windows and glass doors, topped by a roof terrace.

House with terrace Uzès (30)

Beautiful sixteenth-century village house located a few kilometres from Uzès and not far from the Gorges du Gardon, with shops, in a peaceful setting, with almost 190 m² of living space and a subtle blend of modern and traditional features. The entrance is via the 28 m² terrace with a view of the village castle, where sun and shade meet, before entering the main room, comprising a living room and an open-plan kitchen, where the most beautiful of features, such a vaulted ceilings, old built-in wooden cupboards and a wood-fired cooker, are immediately apparent to the discerning eye. A hallway opens onto the living room, with its beams and fireplace, itself bathed in the light generated by a large bay window, and houses a spacious pantry and under a magnificent vault a brand new shower room, tastefully designed using high-quality materials.  A wide, beautifully-crafted spiral staircase then leads to a vast mezzanine-hall where you can read and relax in exceptional light. This hallway leads to a dressing room, a shower room and a first bedroom of 13 m² with its stone headboard (creating a master suite), a second spacious bedroom with a comfortable and welcoming mezzanine, a third bedroom of 15 m² just as luminous giving access to a large room of 20 m² currently converted into a music room, which could, if required, be used as a fourth bedroom. All these rooms have superb wooden ceilings. But that's not all...the attic of 30 m² offers two additional rooms that are isolated and open onto the roof, ideal for creating a roof terrace.  A vaulted cellar-workshop, garage and an adjoining parking space round off the visit to this property, which is definitely not lacking anything, and to which it is also possible to add a pond thanks to the presence of an underground tank.

Castle Uzès (30)

In the enchanted land of Perrault's tales, it is not unusual to come across cats in boots, sleeping princesses, little ducks who think they are very ugly or princesses who can't stand peas... but also charming manor houses and their hosts in such a magical environment, amid exceptional landscapes - a cultural and historical interlude of the most seductive kind. A true cradle of life, the spring here gushes through vales and valleys all the way to the emblematic Pont du Gard, once supplying the Roman city of Nîmes with drinking water. A unique place in a rural setting, shaded by huge plane and poplar trees, in striking contrast with the surrounding natural bushland. To complete the setting, we must tell you about the dream-like stroll that you can indulge in in the shade and coolness of the pool's coping stones or by the old wheat mill... just to the antechamber of the first Duchy of France, the remarkable medieval town of Uzès. Built in this bucolic setting in the 16th century on more than ten hectares, this residence, flanked by two overhanging turrets, now offers approx. 300m² of living space with remarkable features such as a cross vaulted living room, French ceilings, wooden parquetry and period fireplaces. Not forgetting a non-adjoining outbuilding of approx. 200 m², in need of renovation, and a dovecote overlooking a second pool, four hundred years old and ISMH listed. This property emanates the sensation, the feeling, the conviction that the French art of living is still a reality that crosses borders. It has been part of the heritage of the same family for almost one hundred and fifty years and the acquisition of such an architectural work can only be governed by emotion! ref 2388

UZÈS. Just a few hundred metres from the historic town centre, this large, single-storey architect-designed villa (213 m²) is set in magnificent, wooded grounds - almost 3,000 m² of gently sloping land - which are meticulously maintained. As soon as you arrive, you'll be treated to an extraordinary view of the surrounding countryside, with Mt Ventoux providing the final backdrop. The area surrounding the house is the most sought-after in the town, and not without reason: it's undoubtedly the most beautiful because of its exposure, its slopes, its vegetation, its ancient low walls, its peace and quiet... It's the setting for the most sumptuous properties. The openness of the luminous residence through its many windows onto the parklands, the multiple entrances to the private bedrooms, the living room with its suspended designer fireplace (Focus brand), its mezzanine served by a splendid stainless steel and wood spiral staircase, its large adjoining terrace at ground level, a link with its parkland: everything is attractive, and the feeling of rarity is obvious. You'll also love the kitchen and its storeroom and laundry; you'll love the charming west suite and its terrace; you'll love the small summer kitchen flanked by a bathroom and a bedroom on the east wing; you'll love the large swimming pool fitted with a floating cover, its natural lawn, the small orchard below, the garden shed, the tall trees and the incredible view! You'll also appreciate the two other bedrooms with a shared bathroom, the solarium, the flower-filled patio and, as the icing on the cake, the good fortune of having a borehole, a source of benefits for this green paradise.
