On the southern edge of a 'castelnau' with views over the surrounding Gers countryside and to the Pyrénées mountains, this property is a former convent with a main building, a chapel on one side, a covered terrace and a large garage on the other side. The sympathetic renovation has successfully kept numbers of original features (wooden staircase, fireplace, wooden floors, old tiles) of this 18th-century mansion that is elegant and functional, comfortable et easy to maintain. High ceilings throughout. The main living space includes : a large entrance hall with a monumental staircase (to the 1st floor), leading to the sitting-room and the formal dining-romm (both with French door to the garden), an large L-shaped ktichen (full equipped with AGA) with a family dining area and door to the covered terrace outside. The grand staircase leads to a landing with access to 3 large bedrooms (one is en-suite) and a shared family bathroom. The ancient chapel is accessible either from the main staicase inside (half landing) or from the street through a richly decorated with Toulouse terracotta entrance. It consists of an office/library with a baywindom to the garden, 3 smaller rooms and above, a space with the potential of creating another en-suite bedroom. This chapel can be totally independant from the main building (potential income if let). Very large garage with automatic door from the street (part of it could be converted to further accommodation). Terraced garden on 2 levels. Private. Uninterrupted panoramic views. Well. Property in perfect condition, very well maintained. Would suit a family as a main residence or a holiday pad. Property with pool Saint-Clar (32)

The property is set in a residential area, a short drive from the market town of Saint Clar; famous for being Gascony’s biggest producer of garlic. This is a town which has burst into life in the last few years, where most villages are losing their shops, Saint Clar has seen the addition of a fabulous library, a tea-room, and an organic vegetable shop to its existing commerces : two well established restaurants, a café and a pharmacie which provides every potion and lotion you could wish for (French pharmacies are always the best!) Shops are dotted around a quintessential French square, with a covered market-place, where in the summer months local festivities, including melon and garlic festivals are held. There is some dancing and a lot of wine. In the other direction, there is Lectoure. The most searched for word on Google in Gascony is the word Lectoure, which remains one of the most vibrant towns in the area. Stunningly beautiful, with a cinema, theatre, a blossoming array of sumptuous antique shops that would make Aladdin’s mouth water, and a number of restaurants and a tea-room specialising in delicious home made chocolates. Finally, for larger shops and supermarkets and one of the most active and visited markets in the Gers, there is Fleurance. The Approach to the Property It is important to understand that this is not an isolated property. Although private it nestles at the heart of a small hamlet with two neighboring homes. To the front of the property the lawns are dotted with cherry trees, and the pigeonnier is well shielded from view by a canopy of leaves. From the rural lane leading to the property the trees have sprouted up to provide a leafy and protective screen, so very little of the tower is visible to passers-by. A driveway winds to the end of the plot where we first catch sight of the pigeon tower - a surprisingly large edifice for anyone familiar with local architecture. A swimming-pool has recently been built to the front of the terrace where a Bouddha in Lotus position contemplates the clear blue waters, an invitation to take a seat under the covered terrace area and contemplate the roof tops above. Inside the Property The main entrance opens directly onto a central reception-room where a small entrance-hall has been partioned off for shoes and coats. There is a newly fitted fireplace at the far end with a pellet burner seated on a terra-cotta plinth with a decorative brick backdrop. A newly fitted staircase ascends to the first floor. In the exposed stone wall to the left, (still on the ground-floor for the moment) we enter the : Kitchen This spacious room comprises both a dining-area and a kitchen area with a door to the terrace and pool and two windows overlooking the garden. With a terra-cotta floor, and exposed stone walls, this room (like all the others in the property) is immaculate. To the far end of the kitchen there is a practical utlity-room for the washing-machine and dryer; a downstairs WC with a wash basin, as well as a walk-in pantry. Downstairs Bedroom A spacious master bedroon is situated on the other side of the central reception-room. This room has sliding doors to the terrace and pool area and a sumptuous bathroom with a claw-footed bath tub, a walk-in shower and WC. The configuration of the ground floor is such that it is possible to live entirely on the lower level, navigating from the kitchen, main reception and poolside bedroom as if in a one-level appartment. That said, lets raise our wings and alight on the first floor: The first floor is accessed via a solid wooden staircase, opening out onto a spacious first-floor sitting room which occupies the same floor space as the kitchen below. The heart of the house being essentially a symmetrically square tower! The first-floor reception room is currently reserved for the owners’ entertainment; as a music and television room. In essence, this room lends itself to anything and provides a private space from guests in the main living-room. A window in the wall (a quirky feature of this property) opens out onto the mezzanine. The staircase continues up to the top of the tower where an impressive bedroom is crowned by a glorious roof-top, the exposed beams criss-crossing above our heads where once feathered friends from years gone by perched up high. This room is the delight of the owners’ grandchildren, jolly paper ballons in jaunty reds and oranges float beneath the beams. When lying in bed one looks up into the painted rafters and expects to see the stars. There is a fairytale appeal to any tower; and the owner assures us this makes a great den and the princesses who visit relish their magical room. One quirky point to mention : whoever painted the beams had a sense of humour. The paint colour is Farrow and Ball’s PIGEON. This roof top bedroom has an ensuite shower-room and separate WC. We complete our tour of the property with a look at the mezzanine and third bedroom, ascending the second wooden staircase in the reception room. The mezzanine provides a cosy nook to watch TV or read, and from here we access the third bedroom. In perfect decorative order and with a small ensuite bathroom this room/mezzanine provide intimate guest quarters. Outbuildings The property has a handy wooden shed in the garden with plenty of space for tools and mower.

The charming owners welcome many families and groups of friends every year, coming from all over the world. This place has benefited from a beautiful restoration over the last thirty-five years. You will therefore find a very pleasant atmosphere there, enhanced by underfloor heating throughout the house, double-glazed frames (in PVC and aluminum, except for the magnificent arched glass roof at the entrance). The roof has been completely remodeled and insulated. The all-water tank will need to be brought up to standard, depending on the use you make of this property. The site also makes it easy to accommodate the public: parking lots and paths have been created to allow tourists and nature enthusiasts to walk in this veritable green setting. On site, you will also find beautiful terraces, several outbuildings (in wood, metal, stone) which could be used as classrooms, conferences, training courses, shows, sports, cinema... as well as a greenhouse, a well, a space dedicated to permaculture. Property with pool Saint-Clar (32)

This lovely old stone property has belonged to the same family for generations. With a walled garden with a pool, and stunning views over the Gascon countryside, this spacious Gascon manor house occupies an enviable position high up on the ramparts. Its central village location ensures easy access on foots to the local shops, restaurants, and tea-rooms. With several generations of the same family owning the property, we were touched by the family history recounted by the current owner. She tells how her father used to pass by the house every day as a schoolboy, from the farm where he lived, and would always vow to himself: “one day this house’ will be mine!” Such was the power of his manifestation, that some years later, as a young man, he purchased the house for his wife and family. One can easily imagine how inspiring this house might be to a child, sitting in one of the most unusual and enviable places in the village, and so impressive in size. We hope that we can find a new owner for this property, who will be just as delighted and excited by this acquisition. Let’s look at the property in more detail: The original front door opens from the street, onto an impressive 44m2 central hallway. With a door to the rear end of the hallway, opening on the garden, the hallway gives access to each of the reception-rooms. To the left of the main door, there is a large 45m2 reception-room, filled with light from the French doors that open onto a raised terrace, and with a view over the surrounding countryside and gardens. This raised terrace area is one of the property’s most lovely features. Along the hallway, next to the main reception-room, there are two bedrooms on the ground-floor both with a fireplace. To the far right of the hallway there is a lovely room with wooden panels and decorative lead windows. This room was used as a music room, or a formal dining room, and overlooks the garden. The kitchen is positioned close to the main entrance, close to the grand staircase. It is the heart and hub of the house. The kitchen is typical of a bygone era, with space for a large dining table Infront of the fire, and despite its rather dated appearance, full of charm. There is a door from the kitchen to the street. There is also a separate cloakroom and lavatory in the main entrance. Behind the kitchen there is ample space for storage in a rear cellar, where the boiler is situated. In days gone by this section of the property was fondly nicknamed “The Shop” or “Le Magasin” by the family, because it was so spacious and with so many shelves, anything practical required here could be found in this area of the house. A graceful staircase ascends to the first floor, where we find a mirror image of the grand hallway below. This property is truly a fine family home, with five double bedrooms on the first floor, each with a bathroom. The previous owner built each of his daughters a bathroom. Three of these bedrooms have their own individual character and secret treasures, with each room opening out into a “secret” room behind. The perfect house for children to lose themselves in, with a game of Hide and Seek. On the second floor, there is a large attic. This spreads across the entire top floor, and could potentially provide additional space for conversion, relevant planning permissions permitting. Below the large garden terrace there is a garage and additional storage area.

Castle Mirande (32)

Fully modernised including recent double glazing, central heating and new roof to the outbuilding. It retains the original features and thus is full of character and charm. The chateau is furnished and has recently been decorated in a more contemporary style with numerous original paintings and artefacts enhancing the ambiance. Most rooms have large windows or doors, often on two walls making the large rooms bright. Wide entrance doors open to a spacious hall with original tiling and an ornate broad wooden staircase. To one side is a library/ games room with extensive oak bookcases and inlaid oak parquet flooring. On the other side is the main lounge with large open fireplace and a built in bar. The kitchen is accessed from the lounge and is set out in a traditional farmhouse style with room for a small table. To the rear there is a good sized formal dining room and a wide corridor used as a music area. There is potential to develop a further room which is currently used as a utility area and dogs lounge. Upstairs the landing is spacious and the 4 individually styled bedrooms, 3 of which are ensuite and a further bathroom and a room currently used as a dressing room but could easily be a further bedroom. Other buildings There is a large renovated outbuilding near the entrance which has a large garage/ workshop, a self contained 50m2 gîte with open plan kitchen/ dining room and lounge area, a comfortable bedroom with an ensuite shower room with toilet. A door leads to a further covered area which can also be accessed from the gardens. Here there is seating and surfaces with a plancha which can be used for small soirées . A stair in the centre takes you up to a large area approx. 100m2 which has had all the services installed . There is a large central kitchen / dining area and lounge and on each side there is a bedroom with ensuite shower room. Garden and grounds The grounds extend to one and a half hectares which is fully enclosed and there are wide ranging views across farmland to the Pyrenees. Automatic gates open to a mainly lawned front garden. The gardens to the side and rear are mostly lawn with accents in different areas - there is a pond stocked with fish; a large 12x6m chlorine swimming pool with paved terrace; a covered summer kitchen with BBQ; a pergola used for dining and a separate field suitable for animals or growing vegetables. The chateau is at the edge of a quiet village.

Property Masseube (32)

Untouched by time, this property sits in a quiet village in the south of the Gers. According to the dates inscribed inside the property, it dates back to 1783 on one side, and 1784 on the other. We enter the property through two large wrought-iron gates, with imposing stone pillars to each side. The road is very quiet, leading to a leafy residential area, and the traffic is of little if any consequence in this peaceful location. With 5000m² of gardens, the property has a typical Gascon appeal, with its imposing façade. The original windows are still in situ, a rambling vine heavy with red grapes hanging over the door-frame. The property was purchased by its current owners fifteen years ago, when the process of stripping back the inside began. The current owners tell us: “ We bought the property having fallen completely in love with its authentic features; such as the original windows and sink, and its grand and magical staircase. Every inch of its surface area was covered in bright blue and brown paint. Even the wood had been treated with the same colours. These were stripped back to their original wooden frames and repaired. We then proceeded to gut anything from the inside that was not in-keeping with the period elements we wanted to preserve. We also loved the light inside the property. All the three large front rooms of the property have big windows outside. The location is perfect, being peaceful yet non-isolated for a property we would not be living in permanently, we liked the not too distant presence of neighbours in this sleepy location. We later learnt from locals that the grandeur of the property (including the rather fabulous staircase) could have been copied from the design of the chateau, as it is rather too grand for a typical village house. An aspiring builder copied the chateau staircase with the minstrel’s gallery at the top.” Today, thanks to a lot of hard work, the original wattle and daub interior walls have been revealed, and the property must look very much as it once did to the original architect, before successive generations of owners applied their many layers of coloured paints and wallpapers. Stripping back the years the years has proven a slow and arduous process, especially as work was carried out by the current owners from a distance, coming over to France for working holidays. The result today is a grand and spacious shell, seeking a new owner who feels passionate at the thought of a blank canvas and who can bring the property back to life and make it habitable once again in 2023. Our thoughts here at Bliss What appeals to us most on our visit to the property, and what makes this property a worthwhile project, is the architecture of the house. A once grand Gascon building with an imposing façade, and a spacious 5000m² village garden, with a further wing of outbuildings extending to the rear for potential development (planning permits providing) or storage. The two elements which are of greatest note internally, are the light that seeps in through every room (most rooms have two windows, increasing twofold the property’s sunny disposition) and secondly the sheer volume of each room. The bedrooms, the downstairs reception room (with its original old fireplace) and the kitchen provide generous spaces. The wattle and daub walls with their own oak beams and struts are solid. The house feels dry and healthy, appearing to breathe and without any visible signs of damp. If ever there were a blank canvas one wanted to begin painting on, and filling in with colour: it is truly this one! It is easy to see what this house might become…… but who will be the one to take on this project?

House with terrace Saint-Puy (32)

This house has been in the same family for many years and as such has been added to over time. It has been lovingly restored by the current owner, who inherited the property from her family. The heart of this house is the open plan living room/kitchen. Here we find the large pellet burner that keeps the house cozy in the winter, and the fact that the kitchen is open means that you can cook and chat with friends or family at the same time. The kitchen is entirely fitted; it is relatively small but very practical and efficient. The lovely walled terrace is accessed from this room, and is completely private. This part of the house was originally a bakery with a bread oven on the terrace. A corridor leads off the living room – here the owner has cleverly incorporated some storage space under the staircase – and here we find a very practical ground floor bedroom with an adjoining shower room. This is ideal for visitors as it is completely private and separate from the main living area of the house. A reception area near the second front door gives access to the stairs leading up to the first floor. Upstairs there is a big open plan TV room which is the perfect place to relax with a book or watch a film. It has windows along one side and is very bright in the afternoons. The bathroom has a retro turquoise bathtub and hand basin. There is a separate WC next door. There are three bedrooms on this floor; the first is the smallest, but there is plenty of room for a double bed, and attractive views out the window. The second bedroom has a large attached dressing which could be converted to a private bathroom if desired. The last bedroom has double aspect windows and a large built-in closet. Terrace The sun-drenched terrace is a haven of peace and the perfect place to enjoy an alfresco meal or a drink at any time of the day. It has exposed stone walls on three sides and attractive tiled flooring. Surrounded by a stone wall, this space is accessible both from the house and from the lane that runs just behind it. The large stone garage with mezzanine is a real plus for this house. It has plenty of room to park a large car if desired, and of course there is storage space upstairs too. On a historical note, the garage is built against the original ramparts of the village! Our thoughts here at Bliss This property is a bit quirky, full of charm and surprisingly spacious. It has been lovingly restored and decorated and is in excellent condition. We love the location and the fact that there is no work to be done – it has all been done by the present owner. This house would make a charming main residence, but it could also make an ideal second home. The village is so pretty, it is a delight to just walk around and admire all the lovely public spaces and beautifully maintained houses. It has quite an international flavour too, as it has attracted residents from many parts of France and the world. Technical details 140 m² house 4 bedrooms, including one on ground floor Large stone garage (40 m²) Walled terrace Wood, double glazed windows Programmable pellet burner supplemented by recent electric radiators Septic tank Charming historic village

House Lectoure (32)

For centuries this charming timber framed property has graced the heart of an ancient Gascon village, a testament to time. Some fifteen years ago, the entire building was dissected, and rebuilt, so that it could see in the next millennia. Today the property oozes character. Imagine a drawing in a book of fairytale fables: this could easily belong to Hansel and Gretel, or just as easily be a drawing in a book. However, it is a real property with heart and soul – and when we open its cute and characterful blue door, trailing with honeysuckle, the inside is as warm and welcoming as it promises from the outside. The property is attached on one side, to an equally charming home, and to the front of the house, there is an area with a table, pots, and plants, which although forming part of the main square of the village, is used by both neighbours to create an attractive area to sit for coffee or lunch. At a short distance from the house on foot and at the bottom of the village, there is a private garden, with fabulous view over the valleys of the Gers to the south. Here the owner has installed a top of the range sauna and built a platform that overlooks the views. There is a non-adjacent garden, and the property has two bedrooms, kitchen/dining-room, 2 reception rooms, one downstairs shower-room, 2 WCs.

Farmhouse Lectoure (32)

This house was probably originally a typical Gascon farmhouse. In fact, the base of what must have been used for the cows outside still remains. The accommodation is of a good size. As usual in these Gascon houses, we find the entrance in the middle of the house and 2 rooms on either side. On one side is the kitchen with its dining area, and on the other is a large sitting room with a fireplace. In the entrance hall is a beautiful wooden staircase that leads to the 1st floor landing, again divided into two parts. On one side are 2 bedrooms for children and on the other is the master bedroom with its dressing room. A bathroom is located on the landing. The well-crafted staircase continues to the 2nd floor. This floor can be converted in its entirety, the beams having been cleverly redone so that 2 further bedrooms and 2 bathrooms could probably be installed. It should be noted that the roof has been completely redone by a professional and that the ten-year guarantee is still in force.

House Lectoure (32)

A house with a garden, patios, an outbuilding, a shop space and an apartment, nestled in the historical town of Lectoure in France’s Gers department. The edifice’s layout is typical of others in this town where buildings interlock with one another and stand around inner courtyards and gardens. The property extends from a main street on its north side, where you find the shop space and apartment, both currently rented out, to a secondary parallel street on its south side, where you enter a garage. It is made up of three distinct buildings that stand between two parallel streets. These sections are separated by outdoor spaces: a patio, a garden and terraces. The first building faces the main street. It has three floors with an unconverted loft space. Its entrance hallway leads to the grand town house and to the ground-floor shop space, which offers a floor area of around 60m² and has a shopfront window. The hallway also leads up to the apartment, which has three main rooms and a floor area of around 140m². This apartment takes up the edifice’s first and second floors. The second building has a single-storey 18th-century main section made of dressed stone that faces a court, which is partly covered. A four-floor medieval tower with a loft adjoins this section. This edifice has a wooden terrace on its south side and a walled garden that extends eastwards and southwards. On the narrow street on the south side, there is a separate stone building that adjoins two other properties. It houses a vast ground-floor garage and an upstairs space with sloping attic ceilings that could be converted. The latter space can be reached from the garden via the wooden terrace.
