ON EXCLUSIVITY Historic château at the edge of a village in an unspoilt setting Overview A tree lined gravel driveway just off a road reveals this impressive historic château in its surrounding mature garden grounds. There is extensive accommodation over 3 floors which make it suitable for a variety of purposes. It is enhanced by a walled garden with a large inground swimming pool and terrace and a gîte with its own garden. Overall, its large windows and doors give it a light and airy feel. All areas are immediately usable but some would benefit from further upgrading work and this is reflected in the asking price. Key points Private location yet not far from towns with a range of commerce Traceable history documented locally Spacious airy rooms overlooking the unspoilt grounds Grand stone facade and internally numerous character features Easy access to international airports and motorway The Chateau There is a lot of history attached to the château and a local historian presents this in a book. The first floor has the main living accommodation - a living room with stone fireplace and doors to the hall and out to a paved terrace with views over the gardens and surrounding countryside, a larger more formal lounge with doors directly onto the terrace and the Juliette balcony to the front of the property, a small study with drinks fridge which overlooks the front, 2 double bedrooms, a bathroom, an adjacent shower room and a small room suitable for a child or study. Other buildings Through a gate in the gardens which leads to the swimming pool and its terrace or through the stone barn from the front is a compact and charming gîte with its open plan living/ dining/ kitchen areas and a bedroom and shower room. In addition there are 2 separate large stone barns, one of which has stone arches. They are currently used as storage for agricultural machinery and wood for the two wood burners. The grounds The grounds extend to just over 5 hectares, some of which is set out more formally and other parts are left as natural woodland. It is bounded by a river to the rear at a lower level. There are numerous older trees and features framing the gardens providing an interesting vista from the terraces. The walled garden houses the 12x6m chlorine swimming pool and surrounding terraces. The Château de Fourcès sits at the entrance of one of the most beautiful villages of France, on the banks of the river Auzoue. Fourcès (meaning force in Gascon) is a unique and picturesque circular village renowned for its famous annual flower market on the last weekend of April, its monthly brocantes, restaurants and eclectic shops. The village, with a mere 300 inhabitants, is a local treasure, its beauty preserved over the centuries and very much a living and breathing Gascon village, where it is possible to source anything from an ancient scented rose, a bottle of Armagnac, a unique piece of furniture; or to enjoy a fabulous meal with local produce on the terrace of the local Auberge. A village so often visited for its beauty, and gentle recreational pleasures, the Château is one of the most remarkable landmarks of Gascony, and one which here at BLISS we are proud to present to anyone in search of a life-changing property, and one which provides the possibility of so many possible business ventures linked to this historical building, in an area of peaceful beauty and tranquillity. The chateau was demolished in 1453 in the Hundred Year War. At the time the local villagers re-employed many of the stones to build their own properties around the circular market place, with is hundred year old trees. The central market place is dotted with plane trees which provide dappled shade in the summer months. This is a place in which people come together; bursting with flowers from horticulturists all over SW France at the end of April, the brocanteurs, eating an impromptu lunch at rickety tables and sharing a glass of local Gascon red at the monthly antique fares. If ever you wanted to feel you are in the heart of France, and time has stopped, cross the bridge over the river to the sleepy town of Fourcès. Building of the Château as we know it today commenced at the end of the reign of Louis Xll and was completed under the reign of François Ier. The building is clearly Renaissance in style with lovely large windows, a glorious pale stone façade, with two wings and a round tower and a square tower. In the square tower we find the beautiful and original staircase. Since 1996, successive owners of the Château have welcomed tourists into the Château, with the current owners having carried out an impressive redesign of the interior of the Château with further development of additional appartements on the upper floors, and the creation of a popular bar/tapas area on the ground floor for guests, known as Chez Boubou, with two bedrooms above the bar/restaurant in the adjacent stone cottage that sits at the entrance of the Château. The current owners also oversaw the complete restoration of the roof in 2020.

House Labastide-d'Armagnac (40)

The restored house of Captain de Malartic, dating back to the 14th, 17th and 18th centuries, with a separate garden and barn, in the heart of a bastide in France’s Landes department. The old square Place Royale is picturesque on all four sides: a 12th-century fort-like church stands on one side and arcades forming galleries line rows of houses, which are mostly half-timbered. The village is full of buildings that date back to periods between the 14th and 18th centuries. Almost all of them have been masterfully restored. They are hidden among the countless alleys that form a grid leading to the square. Today, this historical square is a hub for encounters and conviviality, fostered by the presence of several restaurants and a parking ban here. Nearby, artists’ studios and a range of curiosities line medieval streets. For example, there is a Protestant church built in 1607 that has been turned into an exhibition centre. On the square, the house lies opposite the church. The dwelling is known as the most beautiful house in Labastide-d'Armagnac. It has a ground floor, a first floor and a loft that could be converted. It is nestled on the square’s north-east corner, so it has two entrances beneath its galleries: one leads in from the square Place Royale and the other leads in from a side street. The house faces south-east. It stands on the edge of the square, blending harmoniously into its architectural environment. The dwelling is crowned with a roof of monk-and-nun tiling on which a gabled dormer stands. The facade’s upper section, made of brick and lattice-patterned timber framing, rests upon a thick stone wall and solid beams and joists, which are supported by two stone pillars – part of a former gallery of shops. On the first floor, three segmental-arch windows with crosspieces stand behind wrought-iron guardrails. They are fitted with wooden shutters. At the back, on the north side, there is a small terrace on the first floor. Lastly, in line with the house, there are two small rooms in a section with an entrance from outside: a fitness room with a wine cellar and lavatory and a space with a recent oil boiler and its tank.

Castle Labastide-d'Armagnac (40)

A 19th century manor house in need of restoration, its outbuildings and 7 ha of wooded parklands in the rolling countryside of the Landes d'Armagnac in the Nouvelle-Aquitaine region. The old 15th century noble residence has been converted into the present-day manor house, which has preserved its treasures. These include the late 19th century sculpted coat of arms of Baron Camont de Talence, the former owner of the property, adorning the mantelpiece of a marble fireplace within the manor house. The 7-hectare estate, which used to be a vineyard, enjoys surroundings protected from visual and noise disturbances. It is a 1-km walk from the village. The entrance to the estate from the main road is marked by a tall wrought iron gate framed by solid dressed stone pillars. The caretaker's lodge is on the left-hand side. A 600-metre bridle path runs through the grounds dotted with centuries-old oak trees to a lawned platform above the fields. The manor house stands in the centre of this natural setting. The driveway splits twice: once to go around the western edge of the estate and serve the fields and farm outbuildings built around a square courtyard, and again to reach the tenant farm and its outbuildings. Opposite the west facade of the manor house, an elongated building houses the stables. To the north, there is an old swimming pool with an unusual shape awaiting restoration. The bandstand, with its fine, ornate metal structure, adds a refined touch to the park. It forms the starting point for a shady path leading to spinneys crossed by a stream and then a river ensuring the irrigation of the land. The manor house extends over three storeys with a total floor area of some 650m², each level bathed in light. The functional layout facilitates easy renovation. During the renovation works, the tenant farmhouse, which has already been restored and offers a comfortable surface area, will provide the ideal refuge for future inhabitants, should the need arise.

Spacious, solidly-built and with attractive architectural details, this elegant Maison de Maitre offers practical period living for buyers seeking style with substance. Built in 1860 for a local Notaire, and subsequently past down through the same family until the 2000's, it is a joy to find that much of the original features are intact. Inside, the proportions and layout are typical of the Belle Epoque era, with high ceilings, decorative fireplaces, generous entertaining areas and grand features. Multiple windows in each room flood the space with gentle light. The original mosaic floored entrance hall boasts half panelling and decorative glass doors, with two comfortable reception rooms, together with a large dining room, leading off to either side. A family kitchen with island unit, pantry and inbuilt antique cupboards provides a bright and sunny environment from which to prepare meals. From here a traditional style conservatory, blending perfectly with the mid-Victorian architecture of the house, offers a further seating area from where to enjoy the garden year round. A second entrance hall, office and guest WC complete the ground floor. The original winding staircase rises over a further two floors to the sleeping areas and tower. In all there are five double bedrooms, all ensuite, three of which have independent sitting rooms.   Across the gravelled interior courtyard, perfumed with citrus trees, lies the former stable block, now renovated into a successful gite sleeping up to 14 guests. This regular stream of income is further supplemented by the rental of an independent 2 bedroom apartment with a private garden, currently home to the property's caretakers. The grounds are a beautiful blend of gravelled courtyards, abundant planting and decorative fencing, delineating the various sections of the garden. These are divided into a courtyard entrance, a shaded wisteria clad veranda from which to enjoy a good book, a central courtyard with traditional fountain, orangey, fish pond and a well that is used to feed both the pool and water the gardens. The mosaic lined saltwater pool was built in 2013, with a new filtration system added summer 2021, and is complemented by a large Jacuzzi in its own covered arbor. The house was fully renovated over a number of years, starting in 2003, and has been meticulously maintained since. Work includes new hardwood double glazed windows throughout, plumbing, rewiring, central heating and decoration. The roof was entirely replaced in 2003 and the Gite, apartment and tower room were redone in 2020. Imbued with French charm, the property can be acquired fully furnished and offers a truly turn key solution for a fantastic family home or business venture.
