House Condom (32)

The main house: The hallway The front door opens onto a neat hallway with storage for coats and shoes. The downstairs double bedroom To the right of the hallway there is a downstairs double bedroom overlooking the front garden. The room has been decorated in calm and neutral colours in keeping with the tasteful decor throughout the entire property. There is ample space for a double bed, and behind the bed, a plaster-board wall which has been added to cleverly concealed a wash-basin to one side and a shower on the other. The « middle » reception room with wood burning stove This room sits in a central position between the front hallway and the rear door to the garden. The wooden staircase to the first floor is housed in the corner. This is a lovely spot to sit, at the heart of the property, beside the wood-pellet burner and the original old fireplace. Two cosy arm-chairs are carefully positioned with two reading lights, providing the perfect place to work or to read. The pellet burner is a recent addition, its flames casting a rich red hue to the white stone walls. We traverse this room to reach a second inner hallway, the kitchen, downstairs laundry room, bathroom and cloakroom (WC). The Petit Salon The original reception room is a picturesque bijou of a room. With exposed stone walls and original beams, this room has all the delicacy of a drawing room in a parsonage. It is a « delicate » room, its décor pure and uncluttered with two simple sofas in muted tones and a view (which increases the sense of its size) onto the wood burning stove and « middle » reception room. The Petit Salon and Middle Reception Room work together in many ways, to create one large entertainment space at the heart of the property - with the Petit Salon providing a more intimate setting into which one could escape with a book. The laundry room This is not so much a laundry room as a cleverly designed cupboard with all the requisite depth for a washing machine and dryer. The downstairs cloakroom, WC, Bathroom The WC is separate from the main bathroom, and has a small vanity unit and sink just outside its door. A large and spacious bathroom is situated on the ground floor of the property. The Kitchen Currently this is one of our favourite kitchens here at Bliss and one which would easily find its way into any lifestyle magazine for country homes in Gascony. It is more than just a kitchen but rather more a vast reception room in its own right, where the current owners spend much of their time at the large dining table, eating, preparing food, or enjoying the views to the garden. With French doors to the terrace and a window over a characterful sink area, the kitchen is styled with a light touch, with natural materials, textures and tones. A simplicity which looks easy but is hard to achieve. The First Floor and « occasional » bedroom A wooden staircase leads up to a spacious central landing with a day bed. This space can be used as an additional bedroom for guests but is very much an open-plan room which sits between the two upstairs bedrooms. The two main upstairs bedrooms Both in neutral tones, of creams and whites with a beautiful wooden floor running across the entire length of the first floor, both rooms are zen and restful providing generous space light. The guest house At a short distance from the main house across the lawn, there is a cute cottage-style guest house, comprising a bedroom and ensuite shower room. The guest cottage has been designed with the same inimitable style and flair, in identical matching muted tones. This is a delightful abode for guests wishing to retreat to the countryside How many buildings are there - and how would you describe these? The property comprises four buildings : The main house- which is a pretty stone property with white stone walls. A guest-house across the lawn from the main house, in matching stone. A vast enclosed barn, of approximately 120 m², ideal as a workshop or for a collection of vehicles, with an upper floor providing space for a multitude of activities - and with an attached car port. The vestiges of a ruined house, without a roof and with crumbling walls. The ruin sits to the rear of the property but has the merit of existing on the cadastral plan - meaning it could perhaps one day be restored - planning permission permitting.

House with terrace Condom (32)

A delightful townhouse with a walled garden just steps away from the bustling high street, yet preserving a quiet elegance and gentle tranquility with a beautiful private garden This property has been completely renovated; the roof, electricity, plumbing, heating system, bathrooms and kitchens have all been entirely replaced during the renovations. The property is ready to move into immediately and is designed tastefully in neutral tones. The property is light and elegant with a pleasant mix of contemporary and period features. This property has the added advantage of having an additional studio with kitchen, shower room and reception area. This studio appartment can be linked to the main house or used as a separate dwelling for guests and has its own separate entrance in the street behind the house. The Garden The enclosed garden provides the perfect amount of outdoor space whilst being the perfect size for easy maintenance. There are a number of mature trees, including palm trees there are both sunny and shaded spots for those hot summer months A stone path leads from the garden up a couple of steps to a spacious wooden terrace and to the door to the main house. We enter the main house from the garden, the walk through the small and newt garden heightening our sense of “leaving the world behind” and yet being just a stone’s throw away from the bakery, local cafés and restaurants. The Ground Floor This spacious reception room comprises a living-area and large open plan kitchen. The large windows overlooking the garden flood the room with sunlight. There is a wood-burning stove for cozy winter nights in-front of a movie. It should be noted that as an extension to the ground floor of the main house we can also access (via a connecting door) the ground floor of the separate studio apartment, thus entering a second reception area with a kitchen. The studio has undergone the same tasteful renovations as the main house. Back to the Main house & The First Floor The staircase is a remarkable feature in itself as it is flooded with daylight from the huge skylight in the high ceiling above; a real bonus on a rainy day and a juxtaposition of light and shadow on a sunny day depending on the hour. This part of the property adds a delightful contemporary note to the home and ensures a sensory light-filled experience every time you ascend to the first floor. From the landing, we can see that the first floor has been expertly divided into two large and luxurious suites. On our right is the first suite; a sunny, spacious bedroom with three gorgeous windows and wooden floors, a large walk-in closet, separate WC and a beautiful shower room. On the other side of the landing is the second suite, almost as spacious in size. This comprises a large shower room, WC, a double bedroom with two windows, ornamental fireplace, and an alcove/dressing area which is equipped with a water connection should this be required in the future Second Floor There are two good-sized rooms on the second floor, and although this section of the property is under the eaves, there is more than enough space for a bedroom and a large study. The vast skylight on the landing, as well as the smaller ones on both sides, are all original features and were newly fitted when the roof was replaced. The Cave Not all town houses in the Gascony have basements, but this one is an exception. It is accessed by a small door below the living room, and provides enough space to store wood and other items, and to keep the hot water heater in a safe and dry place. It is an ideal spot for a secret store of wine. The Garage This is a real plus for a town house, and although only spacious enough to park a small car, it is the perfect space to keep your bicycles and gardening equipment. It has been well renovated, in keeping with the entire property, and has a separate workshop area. A door leads to the first-floor studio with balcony. Our thoughts at Bliss Here at this property, you would be forgiven for feeling you are in a rural secluded cottage but with one immense advantage – the garden doors open onto a vibrant town from which you can visit its eclectic shops and excellent restaurants, as well as benefiting from all the amenities a town offers, such as doctors, a cinema (with original version screenings), theatre, concerts, and more.

House with pool and garden Condom (32)

Set in 28 hectares of woodland and 2 hectares of parkland, this Sublime Gascogne has been renovated to a very high standard by a number of renowned local craftsmen. The imposing wrought-iron gate opens onto a magnificent tree-lined driveway that leads up to the property and reveals a splendid park adorned with numerous species of trees. The white stone facades reflect the sun, the swimming pool beckons temptation, and the surrounding forest offers coolness and protection. It was planted with cedars, oaks and pines several decades ago, and invites you to take long walks along the winding paths. The house opens onto a beautiful entrance hall which leads to the living room on the left and the dining room on the right. Both have stone fireplaces, travertine floors and discreet ceiling mouldings. The hallway ends in the huge cathedral-ceilinged kitchen, which has a cosy seating area and a large French window opening onto the sun terrace. There is also a snug room, a fully-equipped utility room, a guest toilet, a boiler room and 2 heated workshops on the ground floor. The first floor features oak floors, 2 sumptuous bedrooms with en-suite bathrooms and fire surrounds replicating the ground floor's fireplaces, a large mezzanine above the kitchen used as a study and sewing room, a 3rd bedroom with its shower room, and finally a suite, also with outside access, housing a lounge, bedroom and shower room. The same beautiful staircase leads to the 3rd floor where there is an office and a large storage space and the attic. All the materials used in the renovation are noble and top-of-the-range: brass for the hinges, handles and locks, oak for the woodwork, granite, wrought iron for the banisters and railings, and stone. The two large barns adjoining the house, which have been re-roofed and re-timbered, have thick reinforced concrete floors for parking large machines, and the workshops have resin floors. There is a 3rd adjoining outbuilding which has preserved its old timbers and wine presses. Two dovecotes lining the vegetable garden have been rebuilt and used to store gardening tools. There is also an outbuilding for storing firewood, a pleasant poolhouse, a tractor barn with a workshop (with potential for development), a car wash area, 2 wells and a pond, and a walnut tree plantation. The central heating is oil-fired with beautiful cast-iron radiators and a new boiler, and the house has 4 wood-burning stoves with free wood ! The insulation, double-glazed windows and oak shutters were replaced 7 years ago, as were the plumbing, electrics and bathroom fittings. Only the stone walls, the roof and the magnificent stone floor in the entrance hall have been preserved. This property is a real gem in a relaxing green setting.

House with pool Condom (32)

We leave the lively town of Condom, and head for the countryside. The drive to the property is peaceful, and we soon leave the main roads behind, traversing farmland, fields of wheat, sunflower and corn. On arrival, we pull into a smart driveway beside a neat looking garden, where from the outset everything appears to be in immaculate order. The property has recently been rendered, and has a smart and attractive appeal from the outside. The windows have all been recently changed to aluminium their frames contrasting nicely with the stone façade. The land slopes down to a row of vines in neat rows, lending a feel of Provence to the landscape which is lush and emerald green. This is a peaceful location, the one neigbouring property turned to face the other way and at a discreet distance. The house looks towards the views and over its own garden. There is nothing to spoil the landscape for miles around. On the far side of the property, there is a fabulous covered terrace which has been designed as an outdoor reception room, with a summer kitchen, an ideal spot for a large dining-table, and views both to the pool and orchard. This sheltered spot provides a perfect place for alfresco dining both in summer rain or scorching hot days when it is impossible to sit outside without shade. We enter a light-filled open-plan kitchen/reception-room with large bay windows on two sides, one opening directly onto the recently fitted pool and the other to the terrace where the owners like to sit in the evenings for a drink. The view of the poolside, when the windows are pulled open, is particularly inviting; lending the impression that one could step from the living room directly to the waters edge. Our impression that this is one continuous space is accentuated by the stone terrace which flows nicely from the house to the pool in one continuous stretch. In the living room there is a fireplace which houses a log-burning glass insert, for snug winter evenings by the fire. The walls and floors are all in neutral tones, with a clean white ceiling, which gives the impression the property has only just been built, despite the old stone walls. The kitchen is immaculate, with a number of useful contemporary white storage units, a central island, and a view directly onto the reception room, and to the pool. There is a walk in cupboard for additional storage. The splash-back is tiles with white ceramic tiles, the oven inserted into a wall unit and the extractor fan in slick black : all of white contribute to the kitchen’s crisp, smart appeal. To the rear of the kitchen a small inner corridor leads to an additional pantry area, where the freezer and fridge are kept, with additional storage cupboards. At the end of the corridor there is a downstairs cloakroom, with WC and wash basin and next to it, a lovely clean white laundry room with a downstairs shower. At the end of the hallway, there is a downstairs double bedroom, which in turn has its own private entrance/exit, opening onto a covered porch area with a concrete floor, where the family car is parked, and where a door leads to a spacious barn with a new wooden doors, an ideal space to house the logs for the fire, or the garden tools. This workshop area has a concrete floor and a new pine ceiling with electricity, water and a sink. The ground floor double bedroom is ideal for guests or older children having a private door to the garden, and with the downstairs bathroom and shower room next door this enables perfect guest accommodation. This completes our tour of the ground floor. Now let’s take a look upstairs. We ascend to the first floor via a contemporary black metal staircase which leads to a spacious landing area, which is more than just a landing but an upstairs reception room, with lovely windows running the length of the room, and overlooking the front garden. There is a bookshelf, a guitar, the perfect area to relax, and take in the views. This central landing/upstairs living space has a hallway at each end, leading to the upstairs bedrooms. On one side there is a bedroom currently set up with twin beds, which has a skylight, and next to it a double bedroom with pleasant garden views from a tilting window, and exposed beams painted in white. On the other side of the landing there is a white marble bathroom with a bathtub, beautiful long sink, and shower, also with marble tiles. The bathroom has direct access to a fabulous long dressing room, with a row of cupboards on each side, with glass doors, with lots of space to keep all the family laundry hidden from view. In the hallway there is an upstairs cloakroom/WC, with red and white decorative tiles, and a washbasin, and at the far end of the hallway, a double bedroom with fantastic views both over the poolside and the surrounding countryside. The upstairs bedrooms share the aforementioned family bathroom, with shower and bathtub. The property has one final surprise for us. A separate guest cottage, which is has a downstairs bedroom, kitchen, and shower room/WC, and a first floor loft area, which is currently used as a music room for guitar sessions. The guest annexe is perfect for friends and family having its own kitchen, for complete independence.

Property with pool Lectoure (32)

This timeless property is the epitome of a perfect mellow-stoned Gascon Maison de maître, set in private mature parkland. The symmetry of the property is picture-postcard-perfect and accentuated for good measure, by two impressive mature chestnut trees to the front of the property. If one were to draw a Gascon house from the imagination, it might very well look like this. Internally, the attention to detail is impressive, the quality of fixtures and fittings both tasteful and of the highest quality. This is truly one of those rare properties where everything is simply perfect comme c’est: the choice of each sink, bathtub or tap, has been carefully considered, and every fixture hits just the right note of perfect. As you can see, this is a property which immediately caught our attention, and set our imaginations alight. Let’s look in more detail: The area The property is located a short drive from Lectoure, one of the most famous towns in Southwest France. This much-loved market town is renowned for its cathedral, perched high on the hill-top, its far-reaching views, stretching as far as the Pyrenees, where you will find a popular Friday market, a plethora of eclectic antique stores, tea-rooms, and restaurants. Lectoure attracts visitors from all around the world and is alive throughout the year, not just in the summer months. The property is a short drive from Lectoure, and within easy driving-distance of Agen with its TGV fast train to Paris, Bordeaux, and Toulouse. ` Blagnac international airport is just over an hour away. The gardens We approach the property down a meandering country lane, with very little through traffic. The property is fronted by a grand bespoke wrought-iron gate, which opens onto a private lane that rises to the top of the hill, where the property sits proudly, overlooking the woodland and valleys around. A little way up the hill, to the right of the pathway as we enter, a gravel parking-area awaits guests to the property, with extra parking spaces at the top of the hill, beside the guest house. The pool The pool is encircled by stone walls on all four sides and is completely private from the house and the garden: a little bubble or oasis amidst the greenery of the park. We can peer through an opening in the ancient stone wall and see the line of blue water. There is the feel of a “secret garden within a garden” here. The stone walls ensure both privacy and security for children, and contrast beautifully with the modern poolside area within. The pool is modernistic, reminiscent (to the writer at least) of a Dutch barge, perched in a slightly raised position and with a terrace all around. There is an area for deckchairs, a pretty view over the horizon from a raised terrace, a separate shower room, lavatory and changing room. At the far end, a barn has been converted into a small outdoor reception room; a restful place to sit and contemplate the pool, out of the summer heat. A small alcove (with lighting and power points) harbours a barbecue for summer festivities. The main house The heavy oak front door opens onto a central hallway, with gleaming terra-cotta floor tiles. The stone staircase curves upwards to the first floor and is one of the loveliest original features in the property. To the left of the entrance-hall, we take in the first of two spacious reception-rooms. This formal drawing-room is painted tastefully in gentle muted tones, with double-aspect windows, an open fireplace with a wooden surround, and bookshelves to one side. The ceilings are high and elegant and painted in white. At the far end of the room, French doors opens onto a covered terrace, with a metal and glass roof and a low stone wall. The access to the stone terraces outside, with its shaded dining-area is particularly charming. The fireside is inviting, and the room has the perfect proportions of an ideal entertaining space. To the right of the main door in the hallway, we enter a second reception room. This room is used as an informal sitting-room with a television (carefully integrated above the fireplace and dissimulated as a painting when not in use). The floors are also laid with terra-cotta stone tiles. There is a central fireplace, two windows, and French doors to the gardens and a side terrace. From this room we can see the gentle rise of the lawns which slope upwards to the gardens beyond and a wooded area. There is direct access from this room into the kitchen. The kitchen This is another spacious room and one which is not simply beautiful on the eye, but which marries period style with sheer modernity, when it comes to food preparation. With a wooden floor, a central island with a granite worktop, 2 integrated dishwashers (fantastic idea – one is never enough!), an integrated wine fridge, an inox sink, a Lacanche Cluny Grand chef 1400 with integrated hood and exhaust system (with 1 large hotplate, 1 large gas rings and 4 smaller gas rings) and a free-standing French dresser, this room is perfect for both the preparation of food and for entertaining, with space for a large breakfast dining-table. The rear kitchen provides a spacious pantry area for storage and keeps the main kitchen clutter-free. Here there is a double fridge, lots of shelving, and a place for the dustbin. An internal hallway runs behind the kitchen, behind the central staircase, and out to the covered terrace area at the front where there is a second door to the property used daily by the family, and with a view onto the guest house. From this second hallway, a door leads to a vast downstairs study with fine carpet. This long rectangular room has a modern glass window onto the covered terrace/veranda. With bookshelves at the end, and space for a large desk, this is a perfect home office. A flight of stairs runs from the study to the master suite. Sleeping accommodation With three double bedrooms/bathrooms in the main house and two bedrooms in the guest house, guests are assured complete privacy, with the bedrooms located on two different wings of the main house, and accessible via two different stairwells. Two extra bedrooms are situated on the ground floor of the guesthouse. The master suite (main house) Situated above the downstairs study, this vast private suite has access to its own terrace, bathroom, shower-room, lavatory, and dressing-room. The rectangular bathtub, fixtures, and fittings are sumptuous. The bathroom is notable for the space it provides, with its large walk-in dressing-room, and the intelligent use of space. We note again, that the current owners who use this room are in a completely different area of the house than their other guests. The 2 bedrooms up the stone stairs The original stone staircase turns upwards to a generous landing at the top, with a window over the front of the property. The characterful floors are laid in original wood and fixed with quirky iron nails from two hundred years ago. There are two bedrooms in this section of the property, one on each side of the spacious landing, which ensures complete privacy between the two rooms. Both bedrooms are as characterful as each other, and both are fitted with a fireplace, two windows, an ensuite luxury shower-room and a walk-in dressing room. The guest cottage The guest cottage sits a short distance from the main house and has been as generously and comfortably restored as the main house. There is little distinction between the two buildings in terms of luxury, style, and comfort. The covered porch-style entrance is utterly charming, flanked by large pots of hydrangeas, and with a cobbled floor. The front-door opens onto a central hallway. To the left there is a fabulous laundry room which is as spacious and well-fitted as the main kitchen; modern white work-tops and a painted cement floor. Here the washing machine and dryer are housed, and there is a space to iron, a space for the boots and shoes, and other paraphernalia found in any property. There are fitted cupboards at each side of the sink. NB: this room is set up as a luxury laundry-room but could easily be converted into a kitchen. On each side of the central hallway of the guest cottage there are two bedrooms. To the left, there is a double bedroom with a painted cement floor, a window, and access via French doors to a terrace area; with an ensuite shower-room and lavatory. To right of entrance hall there is a vast triple-sized bedroom/reception. This room has a terra cotta floor, both a window and French doors to the terrace, and has an ensuite shower room, all with the same lovely fixtures and fittings as can be found in all the bathrooms throughout the property.

House Lectoure (32)

Boasting a prime location with far-reaching views in the heart of a highly sought-after Gascon village, this picturesque abode offers the perfect blend of rural tranquility and village life. Home to a family of three with a dog - this property is ideal as a main residence or as a holiday bolt-hole, with easy access to may countryside walks around the nearby countryside. We enter the property via a private courtyard whose ancient stone walls form an intimate and private space in which to entertain; the perfect miniature garden in which to display a collection of potted plants or in which to dine on a heady summer’s night. Small enough for easy maintenance, spacious enough for outdoor dining and relaxation in the sun, this area once comprised a first floor wooden terrasse which could potentially be re-instated in metal or wood. (Planning may be required). Certainly what this garden may lack in size, it gains in charm, being very much an additional reception-room in the summertime. From the stone courtyard we enter the house via a side door which opens onto a small hallway. Here there is a downstairs laundry room and a handy storage area. Shedding our coats, we turn to the spacious reception room which overlooks a tiny medieval street. The room is toasty warm, thanks the wood-burning stove installed by the current owners. Of note are the large glass windows which open onto the street from the reception room and allow a stream of sunlight into the room. The kitchen is a delightful area that has the “feel” of a multifunctional reception room, with a central moveable island, a dining-room area and a panoramic view of the valley to the north. The current owners would have fitted a second wood-burning stove into this room had they stayed. On the first floor an impressive master bedroom overlooks the tiny medieval village street. This fabulous room has an open-plan bathroom with a tub and sink. There is also a private ensuite WC for the parents. The family showroom shared by the other two first floor bedrooms sits in the middle of the landing. This room has a lovely view over the internal courtyard - and potentially with a rejig, one could position a bath tub in a prime position to enjoy the view. The two remaining bedrooms overlook the valley with far reaching views. One is currently used as a music room, the other a teenage bedroom : both are of a good size either as two children’s rooms - or perhaps one could be used as a study. However you choose to make use of the first floor bedrooms, the light is good and the views in both directions too. The top floor has a special surprise reserved for guests to the house. A hideaway in the eaves, a cosy nook in which to retreat, this room has the joyous playfulness of a secret den, tucked up high in the rooftop and oblivious to the stirrings of the world below. Guests who enjoy a quirky nest will feel safe and coddled by the intimate walls of this little hideaway. This room will appeal to anyone young of heart and remain entirely inaccessible to anyone who isn’t surefooted. Up on high, the bed is custom built on a platform. There is a small shower room in one corner- while WC is accessible on the first floor.

Castle Lectoure (32)

A chateau dating back to 1839 with large outhouses and 7 5 hectares of grounds, a few minutes from the town of Lectoure in France’s Gers department. A track leading to the property leaves a small country road on the hillside. A discreet spring covered with stones marks the entrance to the grounds. The chateau’s facade appears at the end of a drive shaded by tall, old trees. The edifice enjoys absolute privacy and calm. It looks out over a valley, in isolation from the rest of the world. You can admire several stunning vistas from the property. These views stretch to the town of Lectoure, perched on its rocky outcrop. The chateau is built on a large gravel terrace with a round ornamental stone pond. The building is rectangular and has an adjoining tower in the middle of its west elevation. It has four flours that can be seen from its east side, lower down. The top floor is a loft space. The edifice offers a liveable floor area of around 800m², spread between the ground floor and the first floor, which can be seen from the south driveway. The chateau was built in 1805. It is made of dressed stone, rendered with a beige lime coating. Its facade reflects the architectural traits of its era: 14 rectangular openings are arranged symmetrically around a central bay that stands out for its dressed stone and its double door that forms the main entrance. The quoins, cornices and door and window surrounds are made of exposed dressed stone. The building is crowned with a zinc and slate mansard roof with hipped ends, punctuated with three bull’s-eye windows on its south side, three on its north side, one on its east side and another one on its west side. The grounds are dotted with age-old trees and vast clearings. This wonderful outdoor space includes an isolated swimming pool, a dovecote, an old washing place and an Italian-style garden. The style of this Italian garden goes well with the chateau’s north elevation and brings out its elegance. At a lower level, there are two large rectangular outbuildings made of rubble stone. They face each other and can be reached via a separate drive on one side.

House Lectoure (32)

For centuries this charming timber framed property has graced the heart of an ancient Gascon village, a testament to time. Some fifteen years ago, the entire building was dissected, and rebuilt, so that it could see in the next millennia. Today the property oozes character. Imagine a drawing in a book of fairytale fables: this could easily belong to Hansel and Gretel, or just as easily be a drawing in a book. However, it is a real property with heart and soul – and when we open its cute and characterful blue door, trailing with honeysuckle, the inside is as warm and welcoming as it promises from the outside. The property is attached on one side, to an equally charming home, and to the front of the house, there is an area with a table, pots, and plants, which although forming part of the main square of the village, is used by both neighbours to create an attractive area to sit for coffee or lunch. At a short distance from the house on foot and at the bottom of the village, there is a private garden, with fabulous view over the valleys of the Gers to the south. Here the owner has installed a top of the range sauna and built a platform that overlooks the views. There is a non-adjacent garden, and the property has two bedrooms, kitchen/dining-room, 2 reception rooms, one downstairs shower-room, 2 WCs.
