Property Astaffort (47)
This is a well-maintained and functional property built in 1960 and subsequently renovated by the present owners. It offers the possibility of a large family home with four bedrooms and ample living space, or alternately two 2-bedroom homes, one on each level. The Ground Floor We enter the house through a wide glass door to the living room area. This is really practical as you can park just outside and bring the shopping straight into the house. Great for rainy cold days in the winter months. On the right there is a light filled bedroom with floor-to-ceiling windows. Next, we find the boiler room which houses the heat pump which provides hot water and heat to the whole house. There are two further double bedrooms on this level as well as a shower room and separate WC. There is also a good-sized a kitchen/laundry room as well as ample storage space. A staircase (which could be closed off) leads to the first floor. The Upper Floor We can access this floor either from the ground floor, or by means of an exterior staircase that leads to a wide terrace. A double door that keeps the cold out leads to the heart of this house -the wide sun-filled living room with open plan dining area. Here, the attractive parquet flooring combined with the large South-facing windows, give an air of spaciousness and endless summer. This is enhanced by the terrace, with its electric awning and views over the garden. The ideal place to have breakfast in the summer, or sip a cool drink after the heat of the day! There is a pretty brick fireplace here – it is not currently in use but it is fully serviceable. Behind the living room there is a fully equipped kitchen with views over the garden. The first bedroom on this floor has a private shower and wash basin, as well as attractive views over the garden and fields. The second bedroom is also a double. The family bathroom on this floor has a half-bath, a walk-in shower and double sinks – and a view! A separate WC (also with view) completes this level. The Garden The owners of this property have lovingly improved upon their 3000 m² garden over the years. they have planted numerous trees and flower beds, and the result is charming without being overpowering. There are two wells, one of which provides all the water for the property, and many mature trees. There are extensive lawns to the front and back of the property, and as it is entirely fenced, it is perfect for children to play in. The town hall has confirmed that it would be possible to put a swimming pool in (although planning permission would still be necessary). There is ample parking on the pebbled driveway, but there are also carports for two cars, and a closed garage for one car, or a lot of garden tools and furniture. The double gates are electric, and can be opened from the house. Information on the risks to which this property is exposed is available on the GeoHazards website: http://www.georisques.gouv.fr

Property with pool Astaffort (47)
Overview This immaculate four-bedroom property was built in the late 1982s. The property sits down a quiet rural lane where there are just a handful of houses set far apart from the property. This peaceful location offers surprisingly easy access to both Agen (with its TGV fast train to Paris) and the nearby town of Astaffort - a town put on the map thanks to one if its locals, the much loved musician Francis Cabrel. There is a substantial vegetable plot providing year-round produce, and a fenced-in area where there are a cluster of hens and three friendly geese. With spacious terraces extending to the front and to the rear of the property, the pool area sits to the rear of the property. There is an outbuilding for the storage of garden equipment and an underground parking area.

Bastide Lauzerte (82)
An 18th century manor house with a striking staircase and uninterrupted views over the valley near Lauzerte, in the south of the Quercy Blanc region. A small road runs alongside the property in a village, on the best exposed hillside of the valley. Slightly set back below, the manor house is built on the ruins of an old castle. It enjoys a privileged setting, as much for its natural surroundings as for its distant views. At the outbreak of the French Revolution, the castle towers were demolished as they were deemed too ostentatious. The manor house, built shortly thereafter in 1793 (the date is carved into the lintel of an exterior door), had to be sober. This white Quercy stone building extends over two levels. It has two evenly-balanced facades, one on the north side and the other on the south side. The long-sloped roof features monk-and-nun tiles and a two-row Provençal frieze. The main entrance is on the north side; a flight of stone steps provides access to the double door leading to the ground floor. The facade on this side has several openings, including a mullioned window, a rare reminder of the former castle. On the south side, the facade is more varied: on the ground floor, three arched windows frame an entrance door with a lintel topped by a high relief triangular pediment. The horizontal section of the pediment extends beyond the triangle and supports a sphere on a square pedestal at each end. The upper storey has eight windows, all arched except for the one above the entrance. Its rectangular frame is certainly an original medieval feature. A ground-floor extension with a single-pitched roof has recently been added to the western side of the house. It contains the kitchen and opens onto a covered terrace. One of the castle's square towers with three levels has been partly rebuilt. Slightly set back at the south-west corner, it connects to the main building. Its pavilion roof is clad with old flat tiles. A large lean-to, used as a double garage, adjoins the tower. Finally, the at first flat and then gently sloping garden features a small covered swimming pool at the side of the house.
