Property Saumur (49)

Ref.4203: Atypical wine-producing property for sale in Anjou, with an old cavier mill. We're just a stone's throw from Saumur in the heart of the Loire Anjou Touraine Regional Nature Park, close to a small historic Angevin town that we owe to Foulques Nera, a famous lord of the Middle Ages and Count of Anjou in the 10th and 11th centuries, who turned it into a stronghold by building dungeons and fiefs. It is here, in this setting of splendid residences and land covered with vines as far as the eye can see, that this charming 18th century windmill has been completely restored. Less than 5 minutes away, you'll find a host of shops and amenities (shops, post office, train, services, etc.). Not far away, the major towns of Saumur (18 minutes) and Doué la Fontaine (13 minutes) offer all amenities as well as a wide range of tourist, cultural and sporting activities. This inspiring place, where terroirs and 'old stones' meet, offers an uninterrupted view over the surrounding countryside, bringing together all the ingredients that make a common place an exceptional place. This ingeniously simple former mill dating from 1759 was built of rubble stone, mainly limestone (sandstone and tufa), and topped with a conical dome that once supported the mill's blades. Covering an area of around 110 sqm, it is accessed by a wide doorway topped by an attractive arched tufa lintel. On the ground floor, a remarkable living-dining room with a round barrel vault gives way to a lounge area laid out under the conical vault of the mill. With several openings, it diffuses a pleasant light reverberated by the natural light of the tufa stone. This main room leads on either side to a room that has been converted into a bedroom, another with a tufa fireplace serving as a small sitting room or boudoir, which can also be used as a bedroom, and then a kitchen and shower room, all of which provide an intimate setting. The roof terrace is accessed via a charming mezzanine and a stone staircase in the work. The view from this terrace over the surrounding vineyards and one of the finest architectural jewels in Anjou's heritage is quite simply splendid. The Moulin Cavier vineyard covers just under 2,47 acres. Planted on clay-limestone soil that is particularly favourable to the development of the Cabernet Franc grape variety grown here, and benefiting from optimum sunshine, this estate is run by an independent winegrower who uses responsible viticulture methods. It produces around 4,000 bottles a year of a wine that is widely recognised by professionals in the trade, to the extent that some of these bottles are featured on the menus of renowned gourmet restaurants throughout France. Castle Saumur (49)

Ref.4213: Charming chateau for sale close to Saumur. This beautiful property, whose origins date back to the 15th century, is located in the Loire Valley, famous for its wine production, its cellars dug into the tufa rock, its history and its châteaux. The region has seen a fortunate succession of lordly families whose history has contributed to the heritage of Anjou. Having put down roots in this culturally rich and dynamic environment, the town nevertheless enjoys a certain tranquillity, being isolated from the outside world by a natural green setting. The main shops are just a 3-minute drive away, in the neighbouring village. The town of Saumur, with its famous cavalry school, is 10 minutes away, offering all the shops, services and tourist activities you could wish for. Surrounded by a moat, the château stands elegantly back from an imposing main courtyard, which is accessed via a majestic wrought iron gate from a long driveway lined with old trees. Built of tufa stone with slate roofs on an irregular three-storey plan, this complex comprises a main building framed by two pavilions flanked by corbelled turrets, extended to the west by a two-storey pleasure building and to the east by a three-storey pavilion. The latter was added in the second half of the 19th century. In the centre, in front of the main building, a remarkable tufa porch topped by a terrace surrounded by magnificent balusters forms the main entrance to the château. The neo-Gothic style, characterised by the exuberance of Renaissance splendour, was used extensively to decorate the building. The façades, doors, windows, pediments, pinnacles, dormer windows and turrets are adorned with finials, bracketed and drip lintels, clerestory friezes, crenellations, chimeras, coats of arms, etc... The interior style is also largely inspired by the somewhat fanciful architectural codes used in the first half of the 19th century. Ground floor: passing through the porch, one reaches the entrance from where an L-shaped gallery leads from the older main part of the château on one side to the more recent 19th century pavilion on the other. Opposite the entrance is a study, followed on its right by a series of rooms in a row, a dining room, a large recent kitchen with direct access to the courtyard of honour, a scullery, a boiler room and a storeroom, while following the gallery on its left one reaches a spacious, more classical lounge before arriving in the 19th century pavilion. This central section features beautiful polychrome cement tile, parquet and marble floors, panelled picture rails, beautifully crafted stained glass windows and wooden shutters, monumental tufa stone fireplaces, a marble fireplace and admirable painted and illuminated ceilings. The 19th-century pavilion houses a vast VIP lounge with a parquet floor, a wooden fireplace carved with sophisticated ornamentation, impressive stained glass windows and a ceiling with closoirs. Finally, a gallery connects the 19th-century pavilion to the main gallery via an attractive, light-filled glass roof overlooking the kitchen garden to the south. The upper floors are accessed from the south end of the gallery via a beautiful spiral staircase with impressive wooden balusters, rising to the roof and topped by an imposing cupola. On the first floor: a landing leads to a gallery with five north-facing bedrooms on either side, each with its own bathroom, dressing room and storage space. There are parquet floors, marble fireplaces, wooden shutters, exposed beams and ornate ceilings. A future master suite is being created at the west end of the château. A delightful small wooden baluster stairway, with Gothic-inspired ogival archway decoration, leads to the upper floor. On the second floor, corridors lead to four bedrooms, two bathrooms and several storage rooms. The property has several outbuildings as follows: A group of buildings comprising : - A chapel, with its porch covered by a slate canopy resting on wooden balusters and its rib-vaulted ceiling, - A shed used as a workshop, - A barn/garage with attic (currently being converted), - A gîte comprising: Ground floor: entrance hall, fitted kitchen with tufa fireplace and wood-burning stove, sitting room. 1st floor: 3 bedrooms and 2 bathrooms (electric hot water tank), - A former barn used as a shed and pool equipment room, - A former stable converted into a SPA area (Jacuzzi, sauna), A salt water swimming pool (10x5m), heated by a heat pump, installed in 2023, A gardener's house used as a shed and pool house, A garage, A water tower, A cellar. Vast grounds of approx. 16,06 acres comprising : A beautiful English-style park with alternating courtyards, driveways and gardens within the château grounds. The area is bordered by a moat (fed by the Suzon river), and is adorned with beautiful old trees (Lebanese cedar, ginkgo biloba, lime trees, oaks, plane trees, pines, vines, etc.). A 3,71 acres vegetable garden and orchard with many varieties of fruit trees (almonds, walnuts, apples, plums, pears, peaches, mirabelle plums, quince, etc.), accessible via a charming little bridge spanning the moat to the south. Approx. 9,88 acres of deciduous woodland bordering the northern part of the estate. Cabinet LE NAIL – Maine-et-Loire - M. Manor Saumur (49)

Ref. 4027: LORDLY MANOR 13th C. AT 20 KM FROM SAUMUR This magnificent manor house, whose origins date back to the 13th century, is ideally located in the heart of the Loire Anjou Touraine regional park, on the very site of an ancient Gallo-Roman site. Benefiting from a calm and pleasant environment, the property is located not far from the town of Angers, a major town in a department renowned for its rich historical heritage, and from the town of Saumur with its famous Cadre Noir. Close to the largest monastic city in Europe, the sublime Royal Abbey of Fontevraud, and the chateaux of the Loire, this seigniorial building seems perfectly adapted to both private and professional life objectives. The main shops are a 5 minute drive from the nearby town. It will also provide those who will stay at the manor house with an ideal location both for its proximity to the various activities of the region (golf courses, châteaux, museums, water sports, wine cellars, Cadre Noir de Saumur, etc.) and for the ease of access to the motorways leading to the major cities and professional areas of Paris, Le Mans, Angers, Saumur and Nantes. The origins of this property go back to the time of the presence of an ancient Abbey founded in the 12th century in the place of the current manor, which would explain the existence of an ancient chapel in this architectural complex. Occupied in turn by the French and then the English during the Hundred Years' War, the latter left the Abbey in the 14th century, leaving it in ruins. In the 15th century, the estate became a fortress with four square, crenellated towers, one of which still stands today. It was surrounded by a vast moat communicating with the pond and the nearby river. A drawbridge served it. Remains of this drawbridge still exist today. The property owes its present form to the restoration work launched in the 1960s by Mr Guy Desjonqueres. Built of tufa stone under slate roofs, this charming manor house, flanked by a square tower and two wings set at right angles to each other, is ostensibly reminiscent of the spirit of the seigneuries of the period whose singular heritage it bears. A south-facing façade and large openings in its central body give the interior spaces a luminous atmosphere. With a surface area of 430 sqm, its interior spaces are distributed as follows : Ground floor : a large hallway leading to a lounge on the right, giving access to the right wing of the manor house, which has 3 bedrooms on the same level with their own bathrooms. To the left is a large dining room with a fireplace, a kitchen and a large lounge with high ceilings, at the back of which is a majestic and imposing tufa fireplace of the most beautiful effect. First floor: To the right, a landing giving access to 4 bedrooms with bathrooms and a study. On the left, a sumptuous room fitted out in the former chapel, used as a library to this day. On the second floor and in the attic, additional volumes offer interesting potential for conversion as required. The property has several outbuildings as follows: An annex that can be used as a second home, near to which are the remains of a drawbridge dating from the 11th century. An old building with a stable and a barn, which could be used as a shed or a workshop. A large garage equipped with an automated and secure locking system. A good-sized awning that can be used as a wintering place for a vehicle or boat. Pretty English park planted with beautiful ornamental trees (cedars, oaks, willows, pines, ...), French garden, the whole constituting a remarkable ensemble of about 6.42 acres (2.6 ha). Vineyard with pool Saumur (49)

A flawlessly restored 14th and 15th-century manor, graced with terraced gardens and a vineyard at the heart of the Loire Valley. Situated just 25 minutes away from the Loire River itself and its enchanting villages, antique markets, restaurants, cafes, and splendid castles. Despite the manor's Medieval origins, its cellars bear traces of civilization dating back to before 1200. The ground floor encompasses a guest room and a sequence of splendid reception halls, featuring large windows that offer garden views from all angles. The kitchen, with its La Cornue stove and vast La Cornue island, could easily serve as a backdrop for a culinary show. Ascending the original stone spiral staircase leads to three grand bedrooms and two bathrooms. Each of these rooms showcases impressive architectural elements such as double-mullioned windows or fireplaces. At the top of the spiral staircase lies the immense attic on the second floor, beneath cathedral-style roof beams, which could effortlessly be transformed into two additional bedrooms with bathrooms. Within the estate, you'll discover two exquisite buildings – a loggia and an orangery. The loggia spans two levels: a living area on the ground floor and a bedroom upstairs, connected by a magnificent 17th-century staircase. The Orangery, nestled in the gardens, is a beautifully restored space that could serve multiple purposes – a reception area, an artist's studio, a game room, a gym, or even a guest house. The owners spared no effort in restoring the property to its former glory while incorporating modern comforts like the Bang & Olufsen sound system, i-lighting, sophisticated and efficient central heating, and a spa bathtub. This region has long been known as the Garden of France, and this property stands as a testament to that reputation. The upper garden hosts a pool area surrounded by lush lawns. Through a gate lie 2 hectares of 20-40-year-old Chenin Blanc vines, classified under the Saumur AOC controlled designation of origin. This vineyard, a rarity much coveted by local winemakers, is overseen by a neighboring vintner, allowing the owners to savor their own blends without managing the vineyard themselves. The remainder of the garden, encircling the manor, consists of French-style terraces adorned with box hedges, roses, pleached linden trees, and a precious collection of mature and rare trees in the arboretum. A mere hour away from Tours Airport and an hour and a half from Paris by train.
