House Moissac (82)
Ref:4025 MANSION IN THE WHITE QUERCY In a preserved countryside, without any nuisance, this noble manor house is ideally located a few miles from the villages of Lauzerte, an atypical bastide of Quercy, and also Moissac, famous for its abbey and its grapes. These two charming villages offer all the necessary amenities for daily life. The construction dates back to 1810. In 1903, the property was given to the hospitals of Moissac to house children. It was also used as a hideout for resistance fighters during the Second World War. The property was returned to private ownership in the 1950s. The rectangular main building has three levels. The whole is topped by a substantial roof, allowing the third floor, which is partly mansard-roofed, to offer beautiful volumes while maintaining a comfortable height. Unusually shaped oculi provide soft light to the rooms on this floor. The south-east-facing main façade is neo-Palladian in style, bringing rigour and allure to the whole, without forgetting the Venetian touch that we also find inside through the decoration, like a signature desired by the owners of the property! With a living area of approximately 730 sqm, the distribution is as follows: On the ground floor: a vast hall runs through the entire building and gives access to the wide staircase leading to the upper floors. The floors are in terracotta with, in certain rooms, a very beautiful oak floor pattern. The ceiling heights exceed 3 metres and contribute to the good proportions of the whole. The whole house has oak door and window frames with double glazing, and the old cast-iron espagnolettes have been preserved. On one side of the hall, there is a kitchen, a living room with fireplace and a suite. On the other side of the hall is a large dining room and another suite. The 10 vast suites in the house have all been fitted out to offer a bedroom of more than 25 sqm, an independent living room of about ten sqm and bathrooms of a substantial surface. We have beautiful independent spaces, like a small house within a house. The living area on this level is approximately 250 sqm. On the first floor: Four suites and a bedroom with its own shower room. This represents a living area of approximately 250 sqm. The hall, in the same configuration as on the ground floor, is in a central position and crosses, and thanks to the presence of large load-bearing walls, offers perfect acoustics to the occupants of this floor, dedicated to rest. At the end of the hall, on the side of the main facade, a loggia, a fully-fledged exterior room, very characteristic of Palladian style buildings, offers a view of the park. On the second floor: When you reach the top of the staircase, you will discover a terracotta brick arch with a small, intimate lounge created under the vault and in the recess that follows it. If you look up, you will discover a magnificent pegged roof structure of large section and at the end of the large hall, which also serves as a games room, you will see a second loggia offering, just like the first, a view and a space for relaxation. Three suites and two bedrooms have been fitted out, always with maximum comfort and careful decoration. As the rooms are attic, the atmosphere is somewhat different; once again, you can admire the structural parts and the little nooks and crannies created by these technical constraints; this brings a tremendous charm! With a surface area of approximately 2.47 acres, the land is fully enclosed with an automatic gate at the entrance. The house is positioned on the highest part of the plot and relatively to the rear of the plot, which helps to maintain views and space from the terrace. The garden is a mixture of English and French gardens, with gravelled paths for walking and admiring some beautiful old trees such as cedars of Lebanon and oaks. A large swimming pool with pool house, toilet and shower has been installed. Plastered walls close off this relaxing space. Access is through a small wrought iron gate next to the French garden with boxwood paths spared by the moth thanks to the care of the owners. In the bathing area, we also find an old ice-house which bears witness to the past of the place. Castle Lectoure (32)
A chateau dating back to 1839 with large outhouses and 7 5 hectares of grounds, a few minutes from the town of Lectoure in France’s Gers department. A track leading to the property leaves a small country road on the hillside. A discreet spring covered with stones marks the entrance to the grounds. The chateau’s facade appears at the end of a drive shaded by tall, old trees. The edifice enjoys absolute privacy and calm. It looks out over a valley, in isolation from the rest of the world. You can admire several stunning vistas from the property. These views stretch to the town of Lectoure, perched on its rocky outcrop. The chateau is built on a large gravel terrace with a round ornamental stone pond. The building is rectangular and has an adjoining tower in the middle of its west elevation. It has four flours that can be seen from its east side, lower down. The top floor is a loft space. The edifice offers a liveable floor area of around 800m², spread between the ground floor and the first floor, which can be seen from the south driveway. The chateau was built in 1805. It is made of dressed stone, rendered with a beige lime coating. Its facade reflects the architectural traits of its era: 14 rectangular openings are arranged symmetrically around a central bay that stands out for its dressed stone and its double door that forms the main entrance. The quoins, cornices and door and window surrounds are made of exposed dressed stone. The building is crowned with a zinc and slate mansard roof with hipped ends, punctuated with three bull’s-eye windows on its south side, three on its north side, one on its east side and another one on its west side. The grounds are dotted with age-old trees and vast clearings. This wonderful outdoor space includes an isolated swimming pool, a dovecote, an old washing place and an Italian-style garden. The style of this Italian garden goes well with the chateau’s north elevation and brings out its elegance. At a lower level, there are two large rectangular outbuildings made of rubble stone. They face each other and can be reached via a separate drive on one side.

House Lectoure (32)
A house with a garden, patios, an outbuilding, a shop space and an apartment, nestled in the historical town of Lectoure in France’s Gers department. The edifice’s layout is typical of others in this town where buildings interlock with one another and stand around inner courtyards and gardens. The property extends from a main street on its north side, where you find the shop space and apartment, both currently rented out, to a secondary parallel street on its south side, where you enter a garage. It is made up of three distinct buildings that stand between two parallel streets. These sections are separated by outdoor spaces: a patio, a garden and terraces. The first building faces the main street. It has three floors with an unconverted loft space. Its entrance hallway leads to the grand town house and to the ground-floor shop space, which offers a floor area of around 60m² and has a shopfront window. The hallway also leads up to the apartment, which has three main rooms and a floor area of around 140m². This apartment takes up the edifice’s first and second floors. The second building has a single-storey 18th-century main section made of dressed stone that faces a court, which is partly covered. A four-floor medieval tower with a loft adjoins this section. This edifice has a wooden terrace on its south side and a walled garden that extends eastwards and southwards. On the narrow street on the south side, there is a separate stone building that adjoins two other properties. It houses a vast ground-floor garage and an upstairs space with sloping attic ceilings that could be converted. The latter space can be reached from the garden via the wooden terrace.
