Bastide Agen (47)

A restored farmhouse and tobacco drying shed in enclosed grounds with grounds and 1 hectare of land which can be built on overlooking the Garonne, near Agen. In the heart of an old, now residential, part of the village where the farmhouse and its outbuildings are located, next to the agglomeration of Agen, a small street runs alongside the property, just a stone's throw from the church square. It is accessed via a gate on the house side and an automatic gate on the outbuilding side. The two buildings are located in the southern part of the property, on either side of grounds with old trees, and bordered by hedges and fencing. The main building is two storeys high with a gable roof with canal tiles, bordered by a double row of genoises. Two single-storey wings flank the building on either side, forming a long complex running the full length of the building from south to north. Built out of brick and stone, this 240 m² residence was renovated in the 2000s and again in 2017, using quality materials that give it a timeless look. Formerly a tobacco drying shed, the outbuilding is now used as a workshop and annex to the main building or as a garage. With a floor surface area of around 80 m², the building is two storeys high and has a fibre cement sheet roof. The facades have numerous windows on the upper floors, and the metal elements give the whole an industrial feel. To the north, a vast 1 hectare square meadow is bordered by concrete barriers. It provides horses with a comfortable grazing area, complemented by a second, non-adjoining plot of land, also 1 hectare in size, situated below the property on the banks of the Garonne. Stalls with a surface area of around 20 m² back onto the former tobacco drying shed, now an outbuilding used for DIY. The dominant part of this plot is set away from other houses in the area. Mill Agen (47)

A fortified watermill with a 12th-century tower, nestled in the River Tolzac valley in France’s Lot-et-Garonne department. From the road, the edifice’s gable end can be seen emerging ever so slightly from the thick vegetation around it. But to properly admire the architecture of this beautiful watermill, its medieval tower and its adjoining annexe, you have to leave the road, drive along a river with a strip of lawn on your other side, then park in a gravelled space. At first glance, you see an intriguing mix of structures made of pointed rubble stone and brick with many windows, beneath roofs of monk-and-nun tiling. The river flows through two stone arches that support the watermill from underneath. Behind, a square tower crowned with a pyramidal roof of flat tiles overlooks the whole complex. Lawns surround the buildings and edge the steep-banked river. At the back, an iron footbridge crosses the stream and leads to a meadow that stretches north-west beyond leafy trees. Further upstream on the grounds, two brooks join to form one, flow in a loop, and turn the water wheel. On the other side, in front of a grove, a swimming pool lies beside the annexe. A few metres from there, a garden shed stands near a vegetable patch. The property covers over 1.2 hectares in total.
