About a hundred kilometres from Paris and but 25 from Rouen. Only 10 km from one of France’s most beautiful villages and one of Europe’s most beautiful forests; the nearest shops are about a kilometre from the property.
The renowned La-Forêt-Verte golf course, near to Rouen, and Forges-les-Eaux, a little town known for its thalassotherapy centre, are less than 30 km away.
The local weekly markets sell excellent local produce.
This extremely peaceful estate, far from any motorways and nuisances, is reached after passing through several pastoral, historic villages. It is bordered by a forest and, once through the entrance gates, the visitor’s gaze takes in its impressive watery setting, where vegetation creates surroundings worthy of bucolic idylls. The property is crossed by a river with several arms which notably embrace a little islet.
The residence is set in the midst of its parklands, whilst the caretaker’s cottage stands on its own plot.

The residenceThe impressive building, an old spinning mill spanning a surface area of approx. 850 m², was constructed in two stages. The first section was built in the 18th century and the second in the 19th century, both intercommunicating, they each span three levels above a vaulted cellar.
Its facades constructed from brick, or cement and brick, feature numerous windows, most of which are framed with toothed white stone quoins. A turret, housing a stairway, can be seen from the rear facade. Three hip roofs, covered with slate, feature Jacobin-style roof dormers and chimney stacks.
Triangular, zinc pediments embellish several roof dormers and protective slatted wooden shutters are fitted to all the openings.
A contemporary, suspended, wooden terrace, with wire railings, blends perfectly in with the rest of the architecture.
A porch, with an intermediate landing and ten or so steps, leads to the terrace which, in turn, provides access inside the building.
Ground floor
Once across the threshold, visitors are immediately impressed by the luminosity throughout this level. Rooms are laid out on either side of a large vestibule, with cement floor tiles. A majestic stairway, with wooden steps and handrail, protected by wrought iron railings, goes to the upper floors. Two lounges, communicating via double, glazed doors, are enhanced with fireplaces and pitch-pine wood floors. A large kitchen, with grey floor tiles, has been redone and a central unit added. It is big enough to comfortably include an eating area. It is illuminated via windows and French windows that open on to the suspended terrace. The kitchen precedes a dining room and a linen room.
First floor
A wide landing provides access to six bedrooms and their storage areas as well as to two bathrooms. One of the small bedrooms could be converted into an additional shower room. The floors are covered with parquet flooring or tiles.
Second floor
A corridor leads from the large landing to five bedrooms and a bathroom. A large room, with terracotta floor tiles, is currently in use as a games room but could also be converted into additional bedrooms and a shower room.
This floor is reached via a ladder. It spans the same floor surface area as the other levels and awaits conversion.
