Mill Dourdan (91)

A spacious family residence with swimming pool and mill set in 9 ha of meadows and woods in the Orge valley, 1 hour from Paris. Situated on the banks of the River Orge, the unoverlooked property is accessed via a small road only used by local residents. At the front, the first gate opens onto a vast gravel area with parking space for several vehicles. A cobblestone path leads to the building's main entrance. Originally part of an old farmhouse, it has been sympathetically restored. A little further on, behind the residence, the impressive silhouette of the mill can be made out, now devoid of its paddle wheel, which was once powered by the River Orge. Vast and partly inhabited, it still offers considerable potential for development. At the end of the cul-de-sac, a second gate in line with the mill serves the property from the rear.

Mill Saint-Martin-sur-Ouanne (89)

A 16th and 17th century former mill, surrounded by 6 hectares of meadows, in the Puisaye region, 2 hours from Paris. A double entrance gate opens onto a large lawned area dotted with some ten tall trees, and a gravel parking area. The complex comprises several adjoining buildings facing the main structure, the mill. The mill faces north-south, while the outbuildings face south and west. A pedestrian entrance provides access to the premises, protected by a canopy of local tiles. The mill stands in the middle of the reach. The wheel with a diameter of around 4m abuts the building. A small wooden bridge crosses the river. There is a spring close to the mill, from which blue water gushes into the headrace. The residence overlooks a number of authentic features, including a well built of local Puisaye brick, which can still be used and is between 3 and 6 metres deep. The presence of alluvial groundwater, which is always cool, means that a water-to-water heat pump could be installed. A number of outbuildings, each topped with an old country-style roof, complete the complex: a barn, a traditional oven, an old sheepfold and a large workshop for drying wood. Finally, at the back of the house, there is a vast hangar hidden behind a hedge. A dedicated gate provides access to this hangar for the estate's farm vehicles and also links via the ford over the millstream to the meadows.

Mill Briare (45)

1h30 from Paris, in the Loiret region, on nearly 7 ha of meadows and woodlands, a restored water mill with its 17th century mechanism and a former miller's house. Set back from the village, a gate gives a glimpse of the old miller's house with blue shutters. On one side of the entrance, an outbuilding stands in front of a large terrain with old trees and an orchard. The house is surrounded by lawns. A well defined path leads down to the mill and its outbuildings. Two bridges, one of which overhangs the mill wheel and its reach, are equipped with two guard stones. One is made of stone, the other of wood. The river meanders around the grounds. The fields in the distance are bordered by a forest of mainly oak trees.

Mill Lamotte-Beuvron (41)

An old watermill converted into a hotel with outhouses and a swimming pool in over eight hectares of wooded grounds by a lake in France’s Sologne region. You enter the property from a local lane that runs through a wood, skirts around a little garden with a pavilion and takes you into a car park. From this car park, two paths lead towards the watermill. One path takes you to a terrace beside the little garden and to the watermill’s entrance door. The watermill faces south and east. The edifice is made of brick. Its elevations are mostly coated with pale rendering that leaves the building’s red timber framing exposed. The structure is crowned with gable roofs of flat tiles punctuated with wall dormers. The building has a ground floor and a first floor in its roof space. There are many windows on both levels. They are fitted with shutters that are painted red. The other path takes you to the outhouses and a courtyard behind the watermill. On the north side of the outhouses, there is a swimming pool. And at the foot of the mill’s south gable end, there is a raised terrace of timber decking that looks out at the lake. The property’s woodland lies to the east of the lake.

Mill Saint-Germain-sur-Avre (27)

A water mill dating from 1683 and its 7,000 m² of wooded grounds in the Avre valley, 90 km from Paris. Set away from the village, the property is separated into two parts by a bridge spanning the river. A wrought iron gate opens onto a driveway leading down to the mill. The impressive building with its red shutters and adjoining workshop stretches out lengthways, at right angles to the canal and edged by the river. A paved terrace encircles the dwelling as far as the bread oven. Wide wooden steps provide access from the wooded garden down to the riverbank. On the other side of the road, the second part of the property has been turned into a delightful water garden. The water outlet is protected by grilles and flows into a canal and from there into the reach. In this way, it bypasses the plot of land and flows into the Avre. At the back of the building, a shed adjoins the lock and its machinery. Meadows and woodlands form the surrounding landscape. Built in the 17th century, the rectilinear mill is three storeys high. It has a floor area of approx. 250 m². The stone and brick structure has a gable roof clad with old flat tiles and skylights. Each facade is punctuated by numerous windows, which are protected by brightly painted wooden shutters. The lintels, corner quoins, window surrounds and stringcourses between the storeys as well as the cornice are all of brick. Situated on the left bank of the sluice lock, the mill allowed the watercourse to flow from one branch of the river to the other. The wheel was located in a covered area that is still visible. Upstream, the lock gates regulate the flow of the river. The entire stonework of the reach has been preserved.
