30 minutes west of Rouen and a few kilometres from the Seine, an old mill in a garden of nearly 2,000 m².
The territory of the Boucles de la Seine Normande Regional Nature Park has been sculpted by the river and its millennia-old meanderings. The banks are bordered by cliffs and hillsides.
The old mill is situated on the Caux plateau which extends to the Alabaster Coast. The landscape is strongly marked by woods and forests interspersed with fields. Paris is 150 km away via the A13. The capital can be reached by train from Barentin station, 9 km away. The next village with local shops is a 5-minute drive from the property. The nearest bridges over the Seine are the Brotonne bridge in Rives-en-Seine and the Gustave-Flaubert bridge in Rouen. In addition, ferry crossings of the Seine are both an original and a picturesque mode of transport. The closest ferry stops are those of Duclair and Sahurs.
From the nearby village, a small country road winds its way down to the access drive that leads to the old mill. The building is surrounded on three sides by brick paving. It forms a terrace in front of the main facade separating the house from the green spaces bordered by a box hedge and a grove.
The old millThe house is rectangular in plan and has three levels, one of which is in the roofspace. The walls are coursed rubble masonry. The frames of the rectangular windows and glass doors are dressed stone, those of the two arched windows brick. The eaves of the slate gable roof are slightly broached. At the rear, an extension has been added, forming a wing at right angles. It also has three levels with one in the roofspace. Its walls are timber-framed on a brick foundation. The roof is similar in style to the mill.
The main facade of the latter, with a hip roof dormer, is bordered by a brick terrace on two levels separated by a low wall. The first part leads to the ground floor door. The second is raised and leads to the first floor entrance door. It overlooks a cellar accessed by descending a flight of stairs.
The front door opens onto a few stone steps down into the living room and the start of the wooden staircase to the first floor. The bricks of the stem wall are visible, as are the beams and joists. The floor is paved with terracotta tiles. At the back of the room, a low brick wall is inserted between the wide belfry posts - the mill frame - and conceals a bar. Nearby, a door opens onto a hallway that leads to three bedrooms, a shower room and a toilet. The living room is lit by two rectangular windows and the bedrooms by high windows.
It is accessed from outdoors through a double French window and, on the inside, via the wooden staircase that serves the two adjacent levels. The extensive sitting room is well-lit, notably through a large arched window. The floor is paved with cabochon tiles, the walls are rendered and the beams and joists are exposed. The fireplace reaches up to the ceiling. The jambs are of moulded dressed stone, the lintel is oak and the brick hood is adorned with a sawtooth frieze and a fishbone pattern. The kitchen at the back is vast and its French window opens onto a terrace - above two ground floor bedrooms - protected by a porch with a staircase leading to the ground floor.
With sloping ceilings, it offers a room that is still unused, a bedroom, a shower room and a toilet. The floors are straight strip parquet. The trusses have been left exposed.
