This ancient property dates back to the 13th century, and its stones are said to originate from the Chateau in Gramont, which also dates back to this period. The property sits in a small rural backwater, in a small hamlet comprising two other properties: a farm, and a neighbouring house. The property sits at the end of a plot of 3000m2 of garden, fenced off from a small lane with views from the edge of the gardens to the surrounding countryside. The hamlet is surrounded by agricultural land, in which there are alternating crops of wheat, sunflower and hay. At the opposite end of the garden to the house there is an ancient pigeon tower, which has two levels each with a surface area of 40m2, and offers some scope for development. Perhaps as a small study, guest bedroom, or boudoir. The property has been used as a holiday-home for the past thirty years, and in many ways has retained an authentic period feel throughout, with old stone walls, stone stairways, and fireplaces. The ambiance is that of the country home, closed in winter and open in the hot summer months. We enter the property through the kitchen door. The kitchen is rustic, with an original old fireplace at the far side, and a small window to the garden. Here there is a sense of truly stepping back in time. This is a shady room, which remains cool in the hot summer months, and directly overlooks the garden. Beside the kitchen sits the main reception-room, also with a large fireplace. The walls are exposed stone, and there are windows to the gardens. Behind the main reception-room is a second sitting-room, with a rear door to the garden. One of the most original features on the ground-floor is the curvature of the wall in the downstairs hallway, which is in fact the rear wall of the ancient bread-oven. A set of wooden stairs leads to the first floor. If the ground floor has a darker, more medieval feel, then the first floor feels quite different in style. Here we rediscover a sense of the Gascon house, with the long corridor divided into two separate parts, with a feature glass-panelled door in the middle. ?On this floor there are five bedrooms, and a large upstairs sitting room, also with a stone fireplace which runs the full length of the wall. The light floods the rooms on the first floor and there is a sense of space, each of the rooms being generous in size and with high ceilings. Once we have visited the upper floor it is easy to see that the ground floor, with its low rustic beams, was once – before conversion - the area reserved for farm animals in days gone by. The family would have lived on the first floor and here, the property feels more 18th century in style. There is a large bathroom, a shower room, and a separate WC which sits on the half-landing to the first-floor. It is interesting to note that there is a separate entrance from a side door to the property, and access to the first floor via a flight of stairs carved in ancient stone. In this way it is possible to access the bedroom and upstairs sitting-room both internally, via the wooden staircase, and directly from the gardens. The property as well as being a holiday-home for the current owners, has also been let over the years, proving ?popular in the summer months with its five bedrooms, and proximity to the touristic town of Saint Clar. For all year residence there is some work to consider. The roof has been attended to every year and the owner assures us it is in good condition. However, for year-round residency a heating system would need to be installed, as it can be cold in the winter months and the property is not insulated. The septic tank also requires renewal as it does not currently meet today’s regulations. The bathrooms and kitchens although in good working order would benefit from refurbishment. The property benefits from a large barn/garage, which is adjacent to the property and accessible via the garden.
