The property of 5000 m2 has been landscaped and planted to offer 3 distinct gardens without vis-à-vis each other, two swimming pools (one private and the second can be shared or not with two cottages).
The whole was designed by an architect who is passionate about ecology, bioclimatic, comfort and acoustics.
The use can be mixed: housing for 3 households, mixed housing and rental of cottages, mixed housing and offices or liberal profession.
The family house is spacious and has a cathedral living room with a fully equipped kitchen, 3 bedrooms with a shower room and, upstairs, a master suite with a mezzanine that serves as an office/library space. Built in wood, bioclimatic, it was conceived in the respect of nature and with the listening of its occupants: a day part benefiting from the sun throughout the day and a night part on the East side, more with the variation. It has its own entrance and is not facing the other two buildings.
Its terraces, facing South and West, offer a view of the vineyards and the valleys of the village, lead to the swimming pool and are ideal for festive and convivial moments.
The garden is equipped with a well for automatic watering of the entire estate and a shed for storing all maintenance equipment. Below the garden of 3000 m2, the orchard remains constructible if a house should be missing!
The Finnish house is built on one level and opens to the West onto a large terrace and the garden. It has a living room with an open kitchen, 4 bedrooms and a shower room with a sauna. Initially conceived as a model house, it has been used as a gîte for 8 years. It has access to the second swimming pool of the domain and to a 20m2 workshop.
The panoramic house - passive house - dates from 2007 and is resolutely more contemporary. It has a large living room with kitchen opening onto a large terrace and two bedrooms, one of which has an exceptional view of the vineyards and the valley. The sunsets are magnificent and varied. The second pool is accessed through its garden.
This last one is currently exploited as independent lodging but can also form only one dwelling with the Finnish house.
Located 15km from Saint-Emilion, 25km from Libourne or 45km from Bordeaux, we enjoy the countryside, the hilly landscape, the calm while remaining at a reasonable distance from the city and transportation (airport 50 min. and Bordeaux train station 40 min.), without forgetting the Ocean at 1h30 and the Pyrenees at only 3h30.
