A surprising, but discreet house in its landscape garden just 20 minutes west of Limoges.
Limoges, capital of the “arts of fire” since the 18th century, attracts new inhabitants courtesy of its reasonable size, its natural setting and the already visible, positive effects of the changing climate. Its undulating countryside is ideal for hiking and a variety of other activities. The bocage countryside alternates with meadows and forests of centuries-old trees, with their wealth of chestnut trees and wild mushrooms.
The airport, just 15 minutes from the property, has flights to several national (Orly, Lyon, Ajaccio) and international (Marrakech and the United Kingdom) destinations. The train notably provides links to Paris (3¼ hours) and Bordeaux (2¼ hours). Slip roads for the A20 Paris-Toulouse motorway are within easy reach.
Standing on the outskirts of a quiet hamlet, this property is near to Loges Forest, spanning almost 300 hectares and part of the French Inventory of Natural Areas of Ecological Interest for Flora and Fauna (known as ZNIEFF for Zone Naturelle d’Intérêt Ecologique, Faunistique et Floristique). It is also just a few hundred metres from the fish-filled river Vienne which can be reached on foot via a shady pathway.
Several local stone houses, covered with old roof tiles, were constructed in a staggered row around the 1900s. Major conversion works have progressively linked them together, forming a single home. Inside, visitors discover an ingenious communication system and a decor that is both elegant and sober.
Remote-controlled gates open on to a courtyard, paved with granite and pebbles. Enhanced with an old well, said courtyard gives access to the main entrance and several garages laid out in the stone outbuildings, used for storage purposes.
The houseFully-glazed doors filter daylight from the outside into the living room. Once over the threshold, visitors cast their eyes over the 300 m² of surface area, with several lounges and dining rooms facing one another directly, or separated by steps or stone partitions, one of which houses a double-hearth fireplace. Totally open-plan, it is easy to move around, both visually and physically. Integrated into the above is a refined, timeless Boffi kitchen. Heights alternate between cathedral (up to 5 m) and low ceilings, making it possible, here, to have a mezzanine installed on the exposed beams of the old wooden flooring and, there, an aerial corridor laid out as a designer study. A second wall fireplace heats a conservatory, opening on to the garden via a picture window that follows the curved shape of the wall it flanks. In the west corner, the water in a trapezoidal, heated swimming pool appears flow out towards a vegetable garden. The completely glazed facade is separated from the garden by a wooden terrace that extends along its width, following the curves of the buildings. Three garages can take as many as seven cars and a wine cellar can hold up to a thousand bottles.
Ground floor
This level is laid throughout with oak wood parquet flooring. The door and window frames are made of wood on the courtyard side and steel on the garden side; this material makes it possible to create large openings, favouring thin contours and maximising natural light. In addition to a living room with an open-plan kitchen, as well as several lounges and dining rooms, the ground floor is also taken up by two furnished bedrooms, with their own shower rooms and toilets. One of them is decorated with small ceramic, glass tiles.
A second fitted kitchen makes it possible to imagine a possible shared use of the rooms in the future. A comfortable ladies’ sitting room or a smoking room, its muted decoration featuring velvet and lacquered furniture, adjoins one of the bedrooms. A few steps separate this bedroom from the vast, indoor, heated swimming …
