This property is situated on a hill with a breathtaking 360-degree panorama, consisting of two buildings: a historic stone farmhouse, the classic Umbrian farmhouse, and a new villa built in 2016 with state-of-the-art technologies. Adjacent to the villa is the cellar where approximately 5000 bottles of IGT white wine (Grechetto di Todi) and IGT red wine with Sangiovese and Merlot are produced. A few kilometers from the historic center of Todi, a much-dreamed-of cypress-lined driveway welcomes us at the entrance, leading to the parking area. The 1-hectare garden is fully fenced and designed for easy maintenance. The pool has a hydro-massage area and a children's wading area with travertine and local stone stairs, positioned panoramically relative to Todi. Nearby are the barbecue area, a square with tables, and an amphitheater with a view, ideal for those who love music and want to organize concerts or small theatrical performances or simply for children to play. The historic farmhouse is approximately 481 sqm and features modern architectural and furnishing details while respecting history, such as the glass staircase leading to the first floor that sweeps behind the stone arch in the living room. On the ground floor, there are the kitchen, dining room with fireplace and view, pantry/laundry room, a bright living room with fireplace, and two bedrooms with ensuite bathrooms. On the first floor, there are three bedrooms and three bathrooms, as well as a study and a wonderful covered panoramic terrace accessible externally from the garden. The villa, built in 2016, is 260 sqm with underfloor heating and air conditioning. It offers spacious, clean, and bright spaces: the ground floor lounge that opens into the dining area where large windows bring in the panoramic views amid vineyards, olive groves, and gentle hills. Also on the ground floor are a guest bathroom and a utility room, while on the first floor, an octagonal hallway with a sitting area introduces three bedrooms with ensuite bathrooms. In the basement of this property, there is a garage of 102 sqm. The 80 sqm cellar, with changing rooms, facilities, and a 25 sqm temperature-controlled refrigerated room, is fully equipped for the processing and storage of oil and wine. Adjacent to it is also a 70 sqm agricultural equipment storage. With a focus on renewable energy, there is a 12kWt photovoltaic system serving the villa and cellar. Farmhouse with pool Umbertide (Italy)

Historic hamlet that dates back to the early Middle Ages (9th century) and stands at 450 meters above sea level with spectacular views, in an easily accessible isolated hillside position, 2 km from basic services. Nestled in its own fenced-in park (7 hectares) with three separate entrances, it is surrounded by woodland and fields (over 30 hectares) with olive groves, vineyards and hazelnut orchards, truffle plantation, as well as 2 water reservoirs for irrigation. We are on the Umbrian-Tuscan border, in the upper Tiber Valley, amongst lush landscapes rich in art and culture, known to the jet-set for the green Niccone Valley, 30 minutes from Perugia airport. The Borgo is an outstanding example of a monumental renovation executed in a work-of-art, faithful to the archaic medieval structure. The use of antique stone and cladding retrieved from ancient buildings, together with anti-seismic measures, structural reinforcement of the foundations and stone walls, have been the guidelines for a meticulous and ingenious work that brought the original rural layout back to life, transforming it into a refined residential complex, equipped with state-of-the-art facilities. In this ‘contemporary' atmosphere of the past, to which the church and the ancient tower bear witness, 17 residential units (approx. 4,000 sq mt) of various types and sizes, with private gardens, are set amidst courtyards and evocative paths. Of these, 5 are luxury residences (approx. 1,143 sq mt), ready to be lived in, equipped with fine finishes, some with garages and private swimming pool, and all connected to a centralized heating system fueled by wood-chips. The remaining 12 (approx. 2,857 sqm) are sold in unfinished state and allow extensive customization. All dwellings benefit from the common parts, including a splendid panoramic swimming pool with separate jacuzzi and tennis court. Ideal both as a luxury country resort of the high prestige and as a retail investment, a real estate type currently in high demand. Further details available upon request and verifications.

Property Todi (Italy)

An enchanting property that began life as a watchtower and communication tower in 1200, positioned on a hill with panoramic views in all directions by virtue of its ancient function. It consists of an ancient body, the three-storey tower with Ghibelline merlons, and a later extension of over 400 square metres that makes it widely liveable and comfortable. The structure, built entirely of stone and with ceilings with wooden beams and terracotta tiles, fully respects the traditional building techniques of the period. Inside we find large, bright and cosy spaces, rustic details that blend harmoniously with elements of comfort. The numerous windows allow natural light to flood the interior, creating a warm and inviting atmosphere in every room. On the first floor, the property has six bedrooms, four bathrooms and a main living room with an atmospheric fireplace, ideal for hosting family and guests. On the ground floor there is a large kitchen and a long living room characterised by two stone arches. Still on the ground floor are five more rooms with various possible uses. Going up, finally, we have a studio inside the tower, a small terrace and the tower's super panoramic terrace. There are two outbuildings, an oven and an animal shelter, which are in good condition and can be used for various purposes. The property is accompanied by an extensive estate of about 2.5 hectares of land, consisting of one hectare cultivated for decades in organic mode, a valuable wood for wood, a terraced orchard and the upper part of the hillside cared for as a garden and olive grove. The presence of about 140 olive trees, cared for and in production, offers a harvest of about 1000-1500 kilos of olives per year. Situated a short distance from the Orvietana, a scenic road connecting Todi from Orvieto along the Tiber and Lake Corbara, it is a reference point for a nature trail in the area. All necessary services are located a short distance away. The geographic position and the altitude of 400 metres above sea level mean that the climate is always mild even in winter and definitely suitable for agriculture and in particular the production of highly prized olive oil.

Villa with pool and garden Perugia (Italy)

Villa Torre del Grifone, Perugia. The property is located just 7 km outside of the City-centre of Perugia, in a dominant position completely isolated from the surrounding main roads. The main Villa, as well as various other outbuildings, are located within the 5 ha of Italian gardens and the 4 ha of agricultural land, make this a truly unique property. The original construction of the villa developed around a 15th century from an ancient watch-tower. In 1700 the property belonged to the family of the Marquises of Monaldi, who had a large house with a garden built as their formal residency. Later, at the beginning of the 20th century it passed to the Bartoccini family and then to the Church priory of Perugia. Only in the 1930s, did the Villa return to its ancient use, once it was purchased by Count Francesco Maria Guardabassi, a versatile and eclectic artist, who bought the property and entrusted its renovation to the famous architect Ugo Tarchi from Rome. It was then subsequently adapted to the elegant and flamboyant appearance that it maintains today. At the outbreak of the Second World War the villa was leased to the Bulgari family, founders of the famous jewelry brand from Rome, and ended up becoming the army headquarters of the German forces, during the occupation (1943-1944), and then by the Allied troops during the Liberation of Italy (1944-1945). In 1989, after four decades of decay and abandon, the property was purchased by the Petrini family who restored it to its ancient splendor with a full renovation of the main villa, the re-generated Italian gardens and private park with pool.

Farmhouse with garden and pool Magione (Italy)

This property is located in a dream natural setting, with breathtaking views of Lake Trasimeno, on a hill overlooking the panorama of the lake and the islands, but above all it offers unforgettable glimpses of centuries-old olive trees, cypresses and oaks. Already present in the Gregorian land register and in a map kept in the Vatican from 1500, it develops like an ancient village, expertly restored starting in 2002 by the architect and owner, who has respected the soul and history of each property by reusing typical materials such as pietra serena, terracotta, walnut beams, river stones combining them with modern materials such as iron, glass and steel. The result is an elegant, comfortable villa with unique and interesting architectural details. The cypress avenue welcomes us from the entrance and leads to the parking area created under a pergola with photovoltaic panels, from here through stairs shaded by lime trees one reaches the entrance of the villa where we are welcomed by a large lounge created in the rooms that were once dedicated to the stables, the small vaults on the ceiling recall history by connecting to the floor in yellow and gray pietra serena that create rhombus patterns. All the load-bearing walls have been left exposed, therefore they show the stone of the original construction while the others are plastered; from this large space one exits onto the terrace where a foliage of holm oaks acts as a tray to the lake and the view to quote the description of this corner made by the famous English architect Peter Curson who designed the garden of the entire property. Next to the living area is the kitchen with a central island, fully equipped with dining area and a laundry/pantry room. On the floor there are also two bedrooms with two bathrooms, one with glass mosaic and the other with a pebble floor. The internal connection with the first floor is through a helical staircase in solid chestnut wood which leads to the ancient living area of the farmhouse, therefore its use has been respected and today it houses a winter dining area, next to it the living/reading area is it connects to the sleeping area which houses three bedrooms with three bathrooms, two of which have a mezzanine which in the master houses a hydromassage tub. The other wing of the floor has another bedroom with bathroom for a hypothetical caretaker and a living room which today houses the winter kitchen. Outside, two stone outbuildings are a garage organized as a study and a two-level annex with kitchen, living room, bathroom and bedroom. There is also the ancient oven with adjoining equipped storage room, perfect for dinners under the pergola with lake view, next to the swimming pool area, the latter always in a panoramic position is all in limestone with Roman steps, infinity and surrounded by lawn green and shaded area. The park is fenced for 2 ha but the total land is approximately 25ha with 1000 olive trees and approx. 15ha of arable land that extends along the hills to the shores of the lake. The property is served by a private water source as well as having three wells, there is an automatic watering system and the properties are wired with optical fiber to guarantee a perfect internet connection, in short, a property where the mastery and architectural knowledge and builders meet the love for elegance and history. The dream property that everyone desires, ideal for spending unforgettable moments with the family but also for living all year round enjoying this privileged location and the comforts that the property offers. Magione 5km, Perugia and Chiusi are 30km away and therefore exactly halfway between Umbria and Tuscany, Rome 180km, Florence 130.

Property with garden Montecchio (Italy)

This castle, a noble building (17th century) of extraordinary historical prestige, was built on the foundations of a medieval fortress. The remains of the fortress can still be seen, and the castle enjoys a dominant position over the Tiber valley, the cliff of Orvieto, and the outlines of Tuscany. We are located in the medieval village of Tenaglie, between Todi and Orvieto, which is known for its mystical Cammino dei Borghi Silenti. This area is renowned for its spirituality, history, tradition, and wild nature. The Baroque listed estate is beautifully preserved in its original architectural style, thanks to skillful restoration work carried out by the current owners. The monumental park, filled with centuries-old trees, immediately conveys majesty and timeless elegance. The buildings are arranged around an Italian-style garden, including the noble 4-storey palace and the splendid 19th-century farmhouse, which now serves as a museum of rural civilization. There is also a landscaped garden on a lower level, featuring terraced paths and ornamental plants. The property offers an ideal location for a swimming pool and the possibility of converting the current lemon house into a club-house. Additionally, the property includes a caretaker's 2-bedroom house, a warehouse, a fenced plot for a car park, and over 3 hectares of woodland. The palace's atrium, once used for carriages, features segmental arched ceilings and windows that evoke a sense of epic atmosphere, along with the adjacent garrison hall. On the same level, there is a service wing, previously used by nuns, which requires renovation. On the lower floor, there is an extraordinary space with exposed stone walls, where permits allow for the construction of an indoor swimming pool and an elegant spa. The main floor, accessed by the Bernini-style staircase designed by architect Brasini, showcases sumptuous volumes unrivaled in their history, art, value, and elegance. The central hall, adorned with silk paneling and 19th-century frescoes, is surrounded by lounges, a dining room, a library, a music room with a balcony and precious frescoes, a ceramics room, and princely bedrooms with bathrooms. The kitchen embodies the charm of Italian tradition, complete with a large fireplace and washing area, where a lift could be installed. The high frescoed and coffered ceilings, exquisite marble or antique terracotta floors, refined fireplaces, and breathtaking views from the windows all contribute to the astounding allure of this estate. The magnificent terrace, connected to the dining room, overlooks the property's woods and the surrounding villages, and there are plans to extend it. The top floor features wooden ceilings, terracotta floors, and ready-to-use suites, as well as additional rooms and living areas awaiting completion. This unique estate offers tremendous potential for development and transformation, enhanced by the existing improvement authorizations. It could serve as a sumptuous private residence, a luxurious Relais Châteaux, or an exclusive event venue. Its convenient accessibility, proximity to art cities such as Orvieto (22km) and Todi, and its short distance to acclaimed restaurants like Casa Vissani or Trippini are significant advantages for potential buyers.

Listed castle Deruta (Italy)

The castle stands at an altitude of about 500 meters in the municipality of Deruta (Perugia) via della Libertà 2. It can be reached from Deruta by taking the scenic hill road called "via di Castelleone" about 4.5 km. away from the main town. It is a historic-artistic architectural monument dating from the 15th-16th centuries and is under the protection of the Superintendence for Artistic, Historical and Architectural Heritage of the Region of Umbria. Location Deruta's origins remain partly obscure. Certain, however, is its ancient link with Perugia, of which it has always been a valid bulwark to the south, toward Todi, a role to which its appearance as a fortified castle still bears witness. Perugia is about 20Km away as is its airport. Fiumicino airport (Rome) is about 185Km away. Description The Castle is' composed mainly of three original architectural cores representing three historical periods: Medieval (dating back to the 12th century), traceable in the thick stone walls (even over 2.5 meters) that converge in the large and mighty Longobard Tower (about 36 meters high, square in shape and divided into five levels). Renaissance (dating back to the 15th-16th centuries), which forms the main body of the Castle formed by its Main Keep or Main Tower of roundish shape (divided into five levels) and joined to the main core of the Castle proper. Neo-Gothic (dating back to the 19th century), which represents that part of the building, united with the Renaissance core, facing the Inner Village and enclosing the Belvedere Tower at its top. The interiors consist of seven suites-double bedrooms with the possibility of a third bed, each with large bathrooms or salle de bain equipped with the latest technology such as whirlpool tubs and showers with aroma-therapy, chromo-therapy, ozone-therapy, Turkish bath and radio. The suites are named Contessa, Dama Bianca, Borgia, Gotica, Vergini, Torre degli Sposi, Cavaliere. The master apartments arranged on two floors, have 4 double bedrooms with the possibility of a third bed (each with an independent bathroom equipped as above) called the Master Bedroom, Bishop's Room, Guest Room, Lady's Apartment.
