A 75-ha, wine-growing estate, with 47 ha of vines, and its unspoilt scrubland, near to Narbonne in the Minervois area.
On the edge of the area known as Upper Minervois beginning with the Cesse Valley, this estate is between Narbonne’s fertile, sedimentary plain and the arid limestone plateaus of the Minervois area, piedmonts of the Montagne-Noire (black mountain). In Occitania, in the midst of the Languedoc-Roussillon region.
Narbonne is less than 25 km away (TGV train station and A9 motorway); this estate is equidistant from the airports in Béziers (35 km taking 45 minutes) and Carcassonne (50 km taking less than an hour).
The region, with a Mediterranean climate, has mild winters and hot, very sunny summers.
This estate comprises a large shed used for wine-making and plots of vines which are spread over several named localities in an area with Minervois-Protégée AOP appellation (Appellation d'Origine Protégée - PDO “protected designation of origin”), straddling the Aude and Hérault departments. Vines grow all around, over plains and hills, with a succession of almond, fig and pine trees: this area is known as “Languedoc Tuscany”.
The “C” estateThis wine-growing property is located in two communes in the area known as Upper Minervois. It is laid out over five named localities, all with Minervois-Protégée AOP appellation (Appellation d'Origine Protégée - PDO “protected designation of origin”). The estate spans a total surface area of approx. 42 ha.
Approx. 25 ha of land with productive vines.
Approx. 7.7 ha of AOP land that could be planted with vines.
Approx. 9 ha of woods and moorland.
This building, constructed in 1900, takes the form of a polygon, with three levels each spanning 350 m², and was at the time a precursor to modern technology using gravity to make wine. It houses a 3,300-hectolitre vat (epoxy concrete, stainless steel, fibre) as well as a storage-dispatch area. Operational and fully equipped, it comprises:
• A 1,600 m² production area for a capacity of approx. 3,300 hectolitres.
• A 50 m² tasting room.
• A 110 m² function room.
• A 125 m² shop with an adjoining, 180 m² terrace.
It would be possible to extend the cellar.
The estate includes land that could be used for farm construction, spanning a ground surface area of 200 m², plus an upstairs and the possibility of a terrace, that is a possible cellar extension of 400 m², with a 200 m² terrace extension for functions.
• PLATEAU DE BELV: 34% Syrah, 25% Mourvèdre, 13% Carignan, 9% Grenache blanc, 8% Grenache, 6% Maccabeu, 4% Muscat, 1% Mourvèdre.
• CASCALS: 70% Syrah, 30% Grenache Noir.
• PECH: 100% Roussanne.
• GINEST: 100% Maccabeu.
• CACAU: 100% Grenache noir, 25% Cinsault, 25% Mourvèdre.
GEOLOGICAL AND PEDOLOGICAL CHARACTERISTICS
The terraced areas are composed of flinty pebbles made of shale, gneiss, quartz and sandstone. The deep soil is moderately fertile making it possible to grow quality wines in this type of soil.
The soil on the hilly sections is composed of white lacustrine limestone alternating with marl. Pech Hill ideally faces south and has a “grésette” type of soil. Cacau soil is more argilo-marly.

Approx. 1,500 hectolitres which is 200,000 bottles.The “R de B” vinesIdeally located on a plateau, this vineyard is in two communes of the Hérault department, producing AOP Minervois and Vin-de-Pays-d'Oc wines.
This good soil is part of the Saint-Jean-de-Minervois plateau.
