BARNES - 136 acre Wine Estate, Bordeaux appellation - industrial wine-producing property with high potential.
The property is located in the heart of a charming village 45 minutes East of Bordeaux and 20 minutes from the village of Saint-Emilion.
The vineyard, which is very well maintained, is planted with 70% red grapes (Merlot, Cabernet Sauvignon, Malbec and Cabernet Franc) and 30% white grapes (Sauvignon, Muscadelle, Semillon). It produces quality wines, bottled on the property, in the Bordeaux, Bordeaux Supérieur and Entre-Deux-Mers appellations.
Good yield over the last 10 years, with an average production of 400 000 bottles per year. The property owns three château names and also produces a rosé.
The cellar includes a large and very functional 7,200 sq. ft.wine winery with a large 8,500 hl (225,000 US gal.) thermo-regulated stainless steel vat room. A tasting room and a wine shop are also in the extension of the winery. On the other side of the village road, opposite to the cellar, is a bottling line with a storage area of 5,250 sq. ft. and a shipping area.
Adjacent to the building is a large 4,425 sq. ft. girondine style house (to be refreshed) with a large garden : 2 kitchens, 2 dining rooms, 1 office, 1 billiard room on the ground floor, 6 bedrooms, 3 bathrooms and 1 dressing room on the first floor.
