House Puellemontier (52)

Situated close to the famous Lac du Der, this authentic mill, the first traces of which date back to the 11th century, spans 316 m² on a plot of 80 ares. A treasure trove of history nestled in a bucolic setting, with its typical Champagne half-timbering, exposed beams, old-fashioned fireplace and old paddle wheel, it exudes a warm atmosphere. This authentic setting has been perfectly respected by its owners, who have also equipped it with all the comforts of a contemporary home. From the moment you enter, the charm of the half-timbering is immediately apparent. The various character features of the house are skilfully highlighted by the many windows that provide an abundance of natural light. The living room, where the warmth of wood reigns supreme, features an impressive stone fireplace. It is extended on one side by a pleasant lounge with lighter tones, and on the other by an open-plan kitchen that sits behind the half-timbering. This provides access to a pleasant terrace beside the river. A bedroom and two shower rooms complete the ground floor. A charming wooden staircase leads up to the first floor, with its four bedrooms, two shower rooms, a dressing area and a vast, light-filled room, the use of which will be limited only by the imagination of its future owners. Another wing of the building houses all the old mill mechanisms, carefully preserved as evidence of a past rich in history. An impressive outbuilding, also dressed in half-timbering, and its vaulted cellar add to the many assets of the property, which has a water right founded in title. It is therefore possible to restore the old turbine in order to relaunch hydraulic production. The authentic setting and rich history of this property make it a unique property that will provide its future guests with a lifestyle full of serenity. House with terrace Sermaize-les-Bains (51)

It is in Sermaize-les-Bains, a town of 2000 inhabitants located in the south-east of the Marne and on the border with the Meuse, crossed by the road linking Vitry-le-François to Bar-le-Duc, that is this pretty modern villa of 226 sqm with 5 bedrooms and its park with fish pond. Once past the entrance gate, then the paved driveway, we discover a pretty detached villa with amenities on one level, perfectly maintained in a 6000 sqm park. Even if from here we can't yet see what the other side of the building has in store, we notice at a glance that everything is neat. Thus, we discover a first ornamental pond with a fountain in a massif, then a second ornamental fish pond to the south of the house, this one larger, and having a small bridge. The Feng Shui effect is very pleasant, combined with a calm and well-organized environment. Entering the house through the entrance, we discover on the right a beautiful main room in two parts totaling 78 sqm, and which offers a triple exposure, East, South, and West, to benefit from a beautiful sunshine all day. The American kitchen, well made and fully equipped, has an island with a granite worktop. The honorable size of the dining room allows for large gatherings. Continuing from the latter is the living room and its exposed traditional framework reaching a height of 4.40 m. The result is very remarkable. The very large bay windows allow these living spaces to be extended by accessing a covered terrace with a built-in barbecue, which extends, now uncovered, along the entire rear facade with a view of the pond. Still from the entrance, on the left now, a corridor provides access to the sleeping area and upstairs. This hallway leads to a first WC with hand basin, a laundry room, a first bedroom, and finally to the master suite of almost 37 sqm including a dressing room, a bathroom with bathtub and walk-in shower, and a bedroom. 16.50sqm with a view of the park and its pond, and also with access to the terrace. At the end of the corridor leading to the staircase which leads to the first floor, we find a second WC, and a door which leads us to the garage. The 60 sqm garage with double sectional doors opening onto the paved driveway in front of the house is tiled and fitted out. This dual-use room is also a place dedicated to convivial and festive moments that can accommodate around twenty people seated. From there, a wide staircase of a few steps leads us to the basement where there is a 40 sqm dance room with a real solid cherry wood bar with a marble counter. From this room, you access a third WC, a 19sqm tasting cellar, and the boiler room. All of these spaces not included in the 226 sqm of living space of the villa offer an additional combined useful surface area of 137 sqm. On the first floor, the landing serves a bathroom, a fourth toilet, and three other bedrooms of 12, 14 and 15 sqm, the two largest of which have a balcony. It is from this balcony that we notice the extent of the wooded park and its fish pond 46 meters long, 21 meters wide at the widest point, 4 meters deep at the deepest point, and having a landscaped and lit bank on the part closest to the house. This modern villa in perfect condition, and with quality materials, offers comfortable services for an immediate turnkey move. 12 minutes from Revigny sur Ornain TER station, 20 km from Saint Dizier, and 26 km from Vitry l François, 1 km from all amenities, and 2 minutes from nursery, primary and secondary schools. Castle Vitry-le-François (51)

An 18th-century chateau listed as a historical monument where the writer Diderot stayed and that the fashion designer Lagerfeld owned, nestled in 13 hectares of grounds with outhouses. A long tree-lined driveway set back from a secondary road leads to a bridge that crosses the chateau’s moat. At the end of this bridge there is the property’s entrance gate. The chateau and its grand court lie on a rectangular earthen terrace. To the right of them, there is a swimming pool and large outhouses forming a U shape. The grounds extend behind the chateau, well beyond the moat. This vast rear section includes a stream and a patchwork of woodland and meadows that stretches to the River Marne and a private river beach. The chateau was built between 1720 and 1740 by Jean-Robert Volland, France’s chief salt tax officer. In 1755, his daughter Sophie was 39 years old when she met the writer and philosopher Denis Diderot, who was aged 42 at the time. Diderot stayed at the chateau on two occasions: in 1759 and 1770. His letters to Sophie Volland, written over a period of more than 14 years, form the most famous romantic correspondence of the 18th century. The property was sold for the first time in 1773. It then changed owners three times. In 2001, the renowned fashion designer Karl Lagerfeld bought the chateau. He then sold it in 2011. The chateau is currently rented out for short stays.

Castle Bar-le-Duc (55)

An 18th-century chateau with a secondary house, indoor and outdoor pools, and eight hectares of grounds with a stream, just over an hour from Paris by high-speed rail. The property is hidden at the end of a small, calm lane in a village with under 250 inhabitants nestled in a beautiful valley through which a stream gently flows. A large gate opens beneath a wrought-iron arch of spearheads that stand out against the sky. The chateau towers at the end a long driveway alongside which annexes lie. The drive leads up to the edifice’s front courtyard. Splendid grounds extend all around the chateau. Woods edge them. A stream snakes through the grounds and a canal with a washing place runs through them too. Bridges of stone, wrought iron and timber cross the stream. Stone benches dot the grounds. There is an outdoor tennis court here too. And an island features an elegant wrought-iron pavilion crowned with a zinc roof.
