Apartment Avignon (84)

A flat on the ground floor of a chateau with its garden and pool, overlooking the Popes' Palace in Villeneuve-lès-Avignon. Built during the French Third Republic by a rich industrialist from Avignon for his family, this manor house, which is called the 'château', stands exactly opposite the Palace of the Popes. Its exterior and interior architecture typifies the 'eclectic' style, inspired by both the Anglo-Norman neo-Tudor style and the Italianate style of the grand villas of the Riviera. Located at the top of what was once its park, covering nearly 5 hectares planted with centuries-old trees of various species, the château is now surrounded by various houses integrated into a densely wooded area part of the same secure co-ownership property. From a stately gate, wrought in the “Rothschild” style, access is via a long winding road, lined with large trees, maintained by the co-ownership property. On the east side, the château facade features two-coloured mixed cladding with alternating coursed rose brickwork and dressed stone. Resolutely asymmetrical, the facade is enriched with recesses, colonnades, 'reigning transoms' between the windows, archivolts and bulb-shaped balusters, spread over three levels forming a true encyclopaedia of architectural decorations, such as the 19th century loved to produce and which the 20th century described as 'kitsch'. On the ground floor, a four-columned portico with Ionic-inspired scrolls rises from a forecourt supporting a terrace linked to the garden by a wide stone staircase. At the top, a loggia is surmounted by an acroterion in the form of an upright acanthus leaf and a turret with a four-sided slate roof. The château is divided into six flats. The flat for sale occupies the entire ground floor with its own private garden, which is accessed separately from the rest of the property through the historic entrance to the château, a 'fin de siècle' veranda designed during the great era of ironwork.

House Gordes (84)

A renovated stone sheep barn turned into a charming old Provençal house in grounds covering two hectares, tucked away in France’s Luberon regional nature park. A lane leads to the property’s south side, where an unobtrusive gate takes you onto a large entry lane that runs up to the house – a former sheep barn that has been converted into a fine home and extended. The dwelling seems like a solitary retreat, but it is not that far from essential amenities. This secret sanctuary nestled in greenery emerges beyond one of the property’s two traditional dry-stone huts. Such dry-stone huts – called ‘bories’ in French – are characteristic of rural dwellings in the Luberon area. They are circular in shape with a corbel vault. These old structures have survived remarkably well. The property’s first dry-stone hut dates back to the eighteenth century. It has not been restored. It stands out along the entry lane leading up to the house. The second dry-stone hut is larger and has been renovated masterfully. It has become an integral part of the main building. The house’s walls are made of exposed jointed stones from the quarries of Ménerbes. This jointed stonework contrasts with the dry stones of the traditional huts and low walls. The windows and doorways have a range of shapes: some are right-angled and others are arched. They are laid out asymmetrically. The roofs are covered with monk-and-nun tiling and have either one or two slopes. On the east side, there is a swimming pool in line with a cobblestone terrace. The pool forms a junction between the two types of local rural architecture. A traditional dry-stone hut with a characteristic rocky form and a single opening runs along the swimming pool and houses the pool’s control room. From the terrace, you can admire a view of the hilltop village of Ménerbes through a gap in the foliage all year round. On the west side, local characteristics can also be seen in a low dry-stone wall that encloses the property and separates it from a country lane with restricted use. This low wall stands out for its coping of stone slabs placed in an opus spicatum pattern that is typical of southern France: the slabs are placed on their edges in a slanting position upon the wall like books on a shelf.

House Orange (84)

A fifteenth-century house and its terraced garden of dry-stone retaining walls at the foot of a chateau in a medieval village in the Rhône valley of Provence. The property lies under the protective watch of a twelfth-century chateau. It has three floors and stands on a street corner where a road and an alleyway meet. It is a sturdy village house made up of two main sections with large, lime-coated faces. It stands out from its neighbours for its authenticity and oxblood tone that has lasted for centuries. The facade – the face of the first section – leans slightly and features a carriage door with a finely sculpted surround of dressed stone. The double-column door frame is adorned with two statuettes: an angel and a devil – one on each side. A segmental-arch window frame completes the openings on this ground floor. The windows of the two floors above are also made of dressed stone and are likewise capped with a segmental arch. They are aligned with the ground-floor door and window. On the first floor, these windows are tall and narrow. On the second floor, just beneath the eaves, they are almost square-shaped. The north face displays a vertical division between the first section with its single-slope roof facing west, towards the road, and the second section, stretching eastwards, with a similar roof that faces north towards the alley – a cul-de-sac perpendicular to the road. Monk-and-nun tiling covers the roof and a génoise eaves cornice of several rows edges it. Several square windows that probably date back to the fifteenth century punctuate the north face. An arched carriage door leads through this side as an upper entrance into the main living space. The other sections and the garden, on the east side, cannot be seen from the street. An initial visit by the regional office of cultural affairs confirmed that this enclosure was the noble dwelling of a wealthy merchant or powerful family. An in-depth archaeological study would be needed to clarify its origin.

House Avignon (84)

A former priory and its listed chapel converted into a country house, with swimming pool and outbuildings, set in 2 ha of protected grounds including woodland close to Aix-en-Provence. The approach to the priory is particularly secluded. Behind a small gate, a track runs alongside meadows lined with tall trees, gradually revealing the north facade of the former priory. Built on top of a 9th-century building, it was extended in the 12th century by a Romanesque chapel and in the 17th century by a farmhouse. The coursed limestone masonry elevations have a few windows, which suggest that there may be larger openings to the south. The roofs are of monk-and-nun tiles and a bell gable overlooks the landscape at the eastern end of the chapel. The joinery is all wood and all the doors are moulded. The grounds surrounding the building extend over 2 hectares, planted with over 2,000 tall specimen trees providing shade and privacy. Part meadow, part undergrowth, they benefit from an abundance of water thanks to a branch of the Touloubre canal, tamed by a pond and sluice gates located throughout the grounds. A small guest house and a 16 x 6 m swimming pool complete the property.

House with pool and terrace Saint-Saturnin-lès-Apt (84)

This rural property of 37 hectares is typical of 18th century Provence, rare and exceptional. The renovation is flawless for this inspiring place, where time stands still to be nothing but calm and beauty. Built on a rocky outcrop, this small hamlet, entirely renovated, offers an exceptional panorama over the Luberon. The wooded property, planted with many species, is divided between truffle, lavender and almond trees. Its landscaped garden is planted with endemic flowers and essences. This haven of peace offers three very distinct dwellings arranged around a square in cobbled streets under the shade of a lime tree. With simplicity and elegance, the guest house opens onto the living room and its fireplace. This place is renovated with old and authentic materials of the peasant houses of Provence and offers the simplicity of yesteryear and the comfort of today. Its floor is dedicated to the sleeping area consisting of four bedrooms, including two suites. A lane protects the old communal oven and provides access to an independent suite, a laundry room and a storage area, workshop or wine cellar. A space of 100 m2 is treated as a New York loft with rough brick walls and waxed concrete floor. It has a kitchenette, a bathroom and a sleeping area (or living room) on the mezzanine. Ideal for a freelance workplace. It can be a practice room for music, yoga, sports or any other collective activity. The sheepfold is today an elegant and chic house, with its cross vaults, where the arches created intersect at right angles, for an intimate and harmonious volume. On the ground, the Burgundy stone is placed in opus incertum, and the central island is reminded of it. The fireplace treated in corten is also a decorative object in its own right. The atmosphere of this 70 m2 place, opening onto a terrace embracing the landscape as far as the eye can see, is an ode to nature and to a certain idea of life. Upstairs, the oak floors offer two suites and an office space opening onto a second terrace. A sublime stone swimming pool, 20X4 offers a place dedicated to pleasure and idleness. Everything is comfortable, water treated by electrolysis, heated by heat pump and protected by an integrated rolling shutter. Several terraces and small shaded corners are places for meals with family or friends, reading corners, naps, or meditation. To complete this rare and incredible place, 300 m2 in a single building remain to be invented: a workshop, a sports practice room, a music studio, boxes for horses? Ahead of its time, each house has its rainwater recovery cistern for a total of 180 m³ used for washing machines, swimming pool and toilets. A heavenly place for nature lovers, its numerous outbuildings with generous volumes are ideal for an artist who needs work space, for whom a reception project, internships or quite simply, to receive family and friends. Located on the Monts de Vaucluse, 5 km from the village of Saint-Saturnin Les Apt, a dynamic and authentic village where all the local shops are located. Far from the tourist bustle of the other villages of the Luberon, living all year round, there is a school, the media library, a medical center, a pharmacy and many famous restaurants. ENERGY CLASS: E CLIMATE CLASS: B Estimated average amount of annual energy expenditure for standard use, based on energy prices for the year 2021: between EUR5,710 and EUR7,790.
